However, today end-uer organization, cutomer of real etate buine, focu on their core buine, and the ownerhip of facilitie concentrate to profeional owner, and ervice are procured from pecialized ervice provider. To develop a a new indutry, real etate buine need new innovative buine idea, model, and application from other indutrie. Reearch and application in ervice buine, epecially in indutrial ervice, ha increaingly developed in recent year. Thi knowledge can be applied and developed for real etate buine. Application of ICT (information and communication technologie) are comprehenively ued in other indutrie, uch a manufacturing, logitic or e-commerce. However, o far real etate buine ha not comprehenively applied ICT in it operation that in ome important repect are apt to change. The concept of workplace, referring to the entire work environment with all the ervice, facilitie, and ICT the organization and their employee need in conducting their buine and work, i a rather new concept. Uing the workplace concept we can model and undertand the combination of real etate buine, ervice for end-uer, and ICT application needed. Workplace indutry i een a the reult of development and merger of new buine model in real etate buine and in ervice buine facilitated with ma-cutomized ICT application for thi indutry. Thi tudy i a joint reearch project of three reearch unit SoberIT (Software Buine and Engineering Intitute at Department of Information Technology), DIEM (Department of Indutrial Engineering and Management) and CEM (Laboratory of Contruction Economic and Management) that combine expertie needed to tudy the change in real etate buine and the requirement the converion of real etate buine to workplace indutry need. Our goal i to provide new knowledge and undertanding about different actor and their role in emerging workplace indutry, to analye and develop ervice concept for workplace indutry, and to analye the need for ICT application for the workplace indutry.

2 (5) The tudy provide new cientific knowledge about the current tate and future need for development of real etate buine, about requirement and model for ervice buine in new indutrial context, the workplace indutry, and about requirement, model and application for development of ICT ytem to an emerging new indutry. Practical utilitie of the tudy are new buine model, requirement, and role for real etate buine to facilitate it converion to workplace indutry. The project i carried out in cloe collaboration with indutry expert and international reearch organization. Reult Interview An interview tudy of an innovation environment wa carried out during the pring-ummer of 2006. The aim of thi tudy wa to undertand the broader environment for innovative work: who are the main partner, what are the relationhip between the partner, what are the key point and where are the main problem area. The innovation environment choen for thi tudy wa the Aviapoli area in Vantaa. In thi tudy we wanted to create an undertanding of the innovation environment in that area, and to find out how innovative work i upported in that area, e.g. by ervice, workpace, collaboration relationhip and internationalization. Literature reearch Literature reearch continued and working paper were written for internal purpoe on the area of knowledge work, buine trategie and organiational theory, ervice and cutomer relationhip, and workpace for oftware engineer. We alo elected one group of knowledge worker and their work environment for cloer tudy, namely oftware engineer. After the
