Projects for Discussion Hong Kong (HK2) Data Centre 800 Racks 3MW of critical/it load Completed April 2012 Design PUE 1.5 Leed GOLD Singapore (SG2) Data Centre 1500 Racks 6MW of critical/it load Due for completion December 2013 Design PUE 1.5 GreenMark GOLD (Expected) Both locations that did not encourage alternative cooling solutions As a colocation provider, we are expected by clients to maintain a very tight/low temperature range 22C +/-2 We do not know our client requirements when we build 7
EAC1 Project Context 8
Hong Kong LEED Process What is LEED? Was it hard? What was our experience? Was it worth it? 9
Design Context Footprint constraint Ample GFA, but limited footprint Live building, lightweight existing structure limited opportunities to build up Aggressive programme High standards Our design standard approximates Tier III on many measures, and exceeds on some Budget 10
The LEED decision why? A desire to minimise the environmental impact of our project To follow best practices To meet market demand amongst our customer base for more environmentally sustainable development LEED vs BEAM? BEAM is the HK green building standard LEED Level? Silvery, Gold? 11
The LEED Process 12
Project Team Main Contractor Lead consultant, Structures, Services, LEED Commissioning Management (LEED 3 rd Party) Project Management Architect Quantity Surveyor (Cost Consultant) 13
Develop a LEED roadmap Set a realistic expectation of what objective can be achieved Set specific performance targets to meet LEED credit requirements Develop strategies and ensure compliance with local codes Review available incentives, payback periods for valueadded options Identify barriers and devise solutions Ensure LEED requirements are represented in every project conversation 14
Integrate LEED into the design process Embed LEED tasks in the design process from the start Make sustainability an evaluation criteria for every design decision Through procurement and delivery stages, maintain this focus on sustainability in equipment and material choices This will avoid LEED becoming merely a set of gate reviews that create delays LEED credit opportunities will arise along the way Maintain a live tracker, monitoring target points and matching this to design elements in play 15
Data Centre energy consumption challenges Our LEED journey was LEED for New Construction, due to the scale of the work The LEED data centre standard was not released Unique energy consumption pattern of data centres creates a challenge under the commercial building approach Focused mainly on space cooling, energy use reduction over baseline to meet prerequisite Building envelope design for insulated exterior walls, interior walls, roof, slabs, ceiling and shading devices HVAC system Achieved 12% energy saving over baseline to satisfy the 10% hurdle 16
LEED informs the whole design process 17
Be Committed Construction is hard already The LEED process creates an additional tension for the project team It will cost more It will take more effort It needs to offer value 18
Partnering with the contractor You will succeed as a team Involve the contractor as early as possible in design if possible The Contractor plays a key role in implementing the LEED design strategy and especially in the documentation process Frequent, regular communication bi-weekly during start-up phase LEED review at key phase boundaries to confirm trajectory Establish list of deliverables, schedule of meetings and tracking table for LEED points 19
Partnering with the contractor 20
USGBC communication The downloadable LEED guidance is only guidance! Somewhat dynamic application as USGBC moved toward more stringent credit requirements Regular, rich communication with USGBC essential 21
Exemplary construction waste management 2 points for waste management by recycling >75% of waste from construction, plus additional point for innovation in design Salvaged metal from old cladding to recycle, concrete debris to public fill, reuse of scrap wooden formwork for other contracts Continuous supervision and monitoring of contractor performance required 22
Supply decisions Points are available for local procurement, which can be a challenge for a data centre project as a relatively high proportion of construction cost is in plant and equipment. More construction would have provided greater opportunities here vs our high building services spend Choosing efficient plant to ensure efficiency criteria against baseline 23
Maximise use of soft apects A commitment to operate the finished facility sustainably creates further opportunities for points These points may increase operating costs, however in the Data Centre context they are not onerous. For example: Green Purchasing Policy Integrated Pest Management They represent low hanging fruit, and drive USGBC goal behavior into facility operations 24
Lowlight: landscaping Challenging, given site area, building regulations do not always fit with green objectives Achieved reduction in irrigation requirement (eliminated) by using local species Although aesthetically less pleasing Grasscrete vs Tarmac Epic struggle Ultimately grasscrete could not meet EVA requirement for fire appliance loading Proving performance of porous concrete proved difficult (impossible) 25
Highlight: water use reduction Made full use of bleed off water for toilet flushing Significant points achieved through water use management, either reduction or reuse Innovative Wastewater Tech Water use reduction 26

Green Mark for New Data Centres 29
Singapore Project Design Outcomes Design Water-Cooled Chilled-Water Plant Full capacity consists of 6+1 chillers. In Phase 1, only 4 chillers will be installed. Overall Cooling load 500RT The chiller plant efficiency target (including VRV, DX and secondary CHWP) is 0.67 KW/RT. Combined Reference < kw/rt. PUE achieved : PUE of 1.5 at Full Design Load (25% saving) PUE of 1.48 at 66% of the Design Load (21% saving >75% of full design load saving) PUE of 1.66 at 33%of the Design Load (17% saving>50% of full design load saving) 30
Green Mark for Data Centres Maintain balance between efficiency & resilience of data center. Promote scalable expansion by build up capacity in modular approach to deployment in order to improve efficiency and ability of business requirement. 31
Design Efficiency Measures Air Management System Fan power limitation in CRAC of 0.25 W/CMH(0.9 Kw/m3/s) Saving from selected equipment is 25.74% Water Use Minimimisation Transformer Efficiency at least 98% There are 3 types of transformers used, and all can achieve efficiency > 98% IT Power Chain Efficiency (Target >88% at full load) 32
Commissioning Obligations Commissioning to verify PUE shall be carried out at multiple load points( 33%,66% and 100%) and under normal utility operations, maintenance operations and failure conditions. Measurement & Verification To reconcile the actual data centre energy consumption over time with the design performance M&V period must cover at least 1 year of post construction occupancy. Using the partial (33%, 66%) and full load design projections and commissioning results, compare actual operating conditions to the plan, and provide a narrative to summarize performance, explaining where results vary from plan and including average hourly PUE. 33
