2 Magnolias Ratchadamri Boulevard Project Overview Magnolia Finest Corporation recently unveiled its plans for mixed-use development on Ratchadamri Road, a prime location within Bangkok s CBD. With its iconic design, 60-storey skyscraper Magnolias Ratchadamri Boulevard is set to become a new landmark in Bangkok once it s completed in The high-rise tower will contain 316 private residences, ranging from 1-bedroom to duplex penthouses. The residences are located on floors 17-54, atop the Waldorf Astoria hotel (floors 1-16). A restaurant/sky bar is expected to be on the 56th and 57th floors. Besides the residences and the Waldorf Astoria hotel, the new development comprises of 1,000 sq m of retail space and 6,000 sq m of office space, with total usable area of up to 62,400 sq m. 2

4 Location Map Magnolias Ratchadamri Boulevard residences are situated in Bangkok s CBD, directly on Rachadamri Road between the 5-star Grand Hyatt Erawan and the Four Seasons hotel, and just across from the Royal Bangkok Sports Club. The residences are next to the Four Seasons hotel. 4

5 The building has been carefully sculpted to introduce two layers of a three-dimensional architectural petal that spirals along the tower s full height and the podium s full length, as if springing up from the ground like a Magnolia flower to reveal the inner life of the building. The petal gives the build a dramatic profile at the heart of the Bangkok skyline. 5

6 The design of Magnolias Ratchadamri Boulevard deconstructs the typical tower and podium typology to render not a tower, but instead an elliptical skyscraper that balances the lyrical nature of a petal with tectonics as it moves vertically between ground and sky. 6

7 Efficient elliptical floor plates at the tower and a podium optimize stunning wide-angle city views for residents and hotel guests. Overhung floor slabs and sun shading devices help protect occupants from the heat and glare of sun. The tower meets the sky as an open flower, gaining energy from the sun with a roof of photovoltaic panels for penthouse residents hot water usage. 7

8 Magnolias Ratchadamri Boulevard residences will comprise 316 units, which range in size from 48 square metres (1-bedroom) to an average 80 sq m (2-bedroom), and the larger penthouses and duplex penthouses of between 250 to 360 sq m. All apartments feature lofty 3-meter full height ceilings, floor to ceiling windows, generous oversized closets and the rich ambiance of wide-planked smoked oak floors. 12 Phothalai Convention & Event Center Project Overview A new convention venue will open in Bangkok in September 2012, offering event planners 11 types of indoor and outdoor spaces that can accommodate 20 to 800 people each or 2,000 guests when combined. Options at Phothalai Convention and Event Center include a Thai-style pavilion reception hall with an underground aquarium, a grand ballroom, a landscaped garden and an outdoor event zone. It is being developed along with an 18-hole golf course, located next to Photalai The Thai Wellness Centre on Praditmanuthum Road, a 25-minute drive from Suvarnabhumi Airport. Project Details 1. 13 Location Map The convention center is situated in Phothalai Leisure Park in Bangkapi district (eastern Bangkok), approximately 25 minutes from Suvarnabhumi Airport and about 500 meters away from Crystal Design Center. 13
