5 Residence Casa Staggia Staggia Senese is an ancient walled town on the old Via Francigena pilgrim route linking Canterbury with Rome. The town is 15 minutes by car from Siena, 20 minutes from San Gimignano, five minutes from Monteriggioni, and 40 minutes from Florence, in the council district of Poggibonsi. Our project is located on the town s southeastern outskirts, between Via Prato and Via Pistoiese. Staggia s strategic geographical location makes it an attractive proposition for residential investment. THE PROJECT Our residential/tourist complex is in the shape of a flat V consisting of two wings of three storeys adjoining a central unit. In the wings, we are building 27 apartments on the ground floor, 25 on the first floor, with parking for 48 cars and two storerooms in the semi-underground basement. The central unit, the heart of the complex, will contain a hall with a reception area, a bar, a conference room, and storerooms. An external car park will accommodate seven further cars and two buses. Each of the 52 apartments, averaging about 50 sqm in size, will have a double bedroom, a living room (with kitchenette), a bathroom, and private parking. The apartments on the ground floor will have gardens and direct access from the porches and the garage below. An internal corridor will connect the apartments on the first floor with a central stairwell and a lift. The architectural style Traditional building materials combined with avant-garde interior design (such as radiant heating panels) will blend with the urban environment of Staggia Senese while meeting the demands of eco-compatibility. The exterior walls will be half in stone and half in plaster. The pavement around the complex and the portico will be in stone. The entrance doors and windows of every apartment on the ground floor will be in natural wood. The external car park will be asphalted. In the gardens along and behind Via Pistoiese, a swimming pool will be created, and plants and bushes will be planted to make a rock garden. S I T E P L A N
