2 THE RESIDENCES OF HAILTON SQUARE ROTTERDA, NEW YORK The Property The Curry Road Shopping Plaza i ituated on 10 +/- acre at 1410 Curry Road. The plaza ha been motly vacant for 25 year. With 85,000 quare feet of empty retail pace and tree growing through the roof of the decrepit building, the blighted Curry Road Shopping Plaza i one of the lart eyeore in the town of Rotterdam. See the exiting condition photogph attached a Attachment 1. Located along one of the Town buiet thoroughfare, the Curry Road Shopping Plaza i ideally ituated for redevelopment. Richbell Capital i propoing to redevelop and tnform the decaying plaza into a vibnt reidential community in accordance with it current zoning, R-3 ultiple-family. The propoed multi-family redevelopment act a a natul tnition from the commercial Curry Road corridor to the predominately reidential land ue to the wet and outh of the property. Overview of the Propoed Redevelopment The Reidence of Hamilton Square will be a premier multi-family community in the Capital Ditrict. The Reidence of Hamilton Square i propoed with a total of 208 luxury rental apartment. The community deign conit of 8 reidential building, a firt-cla clubhoue and outdoor wimming pool. Each building contain 26 reidence. The building are three torie with interior corridor and elevator ervice. Each building alo contain internal ga. While the community i not a-retricted, the building deign will appeal to enior - interior corridor for afety and in-building ga and elevator ervice for convenience. The Reidence of Hamilton Square ha been deigned to a tandard that will put it in the top tier of the exiting apartment communitie in the Capital Region. The architectul detail and component, nging from the exterior tyle to interior layout, have been thoroughly planned to enure that The Reidence of Hamilton Square will be a houing aet to the Town of Rotterdam. The community clubhoue will offer a variety of amenitie for reident. Thee amenitie include a meeting ocial room, coffee bar, media center, fitne center and outdoor wimming pool. The Reidence The ize of the reidence will n from approximately 800 quare feet to 1,450 quare feet for the one-bedroom, two-bedroom and a limited number of three-bedroom apartment. Thi redevelopment i a prime example of utilizing the principle and initiative of Smart Growth development. The Reidence of Hamilton Square not only reinvigote a dormant eyeore, but the redevelopment thwart uburban pwl.
