Licensed in Illinois since 1995, he has extensive experience in client representation for both residential and commercial properties in both the public and private sector. For many years, Paul has successfully helped local tenants, national tenants, and landlords with site selection, site development, and lease negotiations. Prior to joining Renaissance, Paul was the owner/manager of a national real estate franchise and a Chicago-based mortgage company. He has been designated a Certified Commercial Investment Member (CCIM) and a LEED Green Associate from the U.S. Green Building Council. -3-
4 PROJECT NARRATIVE THE RENAISSANCE ON MAIN WILLISTON, NORTH DAKOTA FEBRUARY 2014 The Renaissance Companies are very excited to present their proposal as the beginning of the revitalization of Downtown Williston. As city developers, our nearly 25 years of expertise can be utilized to set the tone and direction of the revitalization as envisioned by Williston residents and its leaders, which will further the growth and prosperity on a par with its rich heritage and awesome potential. The Renaissance on Main will be a multi-use, mixed income, seven (7) story development on the corner of 2nd and Main streets, which is currently being used as a municipal surface parking lot. The developers recognize the importance of available parking for the residents and merchants of the downtown area, but a surface parking lot on the main street is an underutilization of its highest and best use. We would like to be a part of changing that and help make downtown Williston the place that everyone wants to visit as well as shop, work, and live. The Renaissance on Main will be built at the same time that the City of Williston will be implementing their downtown streetscape renovation plan. The building will consist of approximately 6,600 square feet of first floor retail space and approximately 7,500 square feet of third floor office space. The building will also include a tempered parking facility with parking behind the retail, behind the office, and the entire second floor. Above the retail, office and parking will be four floors of residential apartments with approximately 15 units per floor. The development will endeavor to afford a mixture of rental ranges to meet as many income levels as possible and increase the number of housing for essential workers. 11 DEVELOPMENT EXPERIENCE The following rental projects were developed under the Low Income Housing Tax Credit program (Section 42 of the Internal Revenue Code). RRG Development, our tax-credit development company, arranged for site selection and acquisition, layered financing, architectural design oversight, construction project management and marketing, lease-up and property management. The Renaissance Companies has grown to nearly 80 employees, expanded their marketplace to Davenport Iowa, and is now focused on bringing their talents to Williston.
