A good ES should be able to help decision makers to balance environmental, social and economic impacts in a systematic way; identifying impacts consistently, logically and robustly. A clear, concise and legally robust EIA Understanding of the relationship between planning and EIA Client: Rightacres Property Co Ltd NLP coordinated a hybrid planning application and EIA for the redevelopment of Central Square. This first phase of development includes the demolition of Cardiff Bus Station and Marland House to be replaced by 14,500 sqm of offices and a media centre that will accommodate the relocated BBC Wales Broadcasting House. NLP also prepared Socio-Economic, Townscape and Visual, Cultural Heritage and Daylight/Sunlight assessments. 7 SPECIALIST INPUTS DIRFT III Client: Rugby Radio Station Ltd Partnership NLP co-ordinated the EIA, provided socio-economic analysis and advised on planning matters relating to the 3rd phase extension of the DIRFT in Northamptonshire for an international rail freight interchange - a nationally significant infrastructure project. NLP also co-ordinated the EIA for a major Urban Extension to Rugby on land adjoining the DIRFT III site. The group is involved in the co-ordination of EIAs for a wide range of projects. The group liaises regularly to enable members to keep fully up to date with the latest in best practice and legislation and to discuss and share project experiences. Woodford Aerodrome, Stockport Client: Harrow Estates & Redrow Homes NLP co-ordinated the EIA and prepared a socio-economic assessment in relation to a scheme for the redevelopment of Woodford Aerodrome. The scheme involves the creation of 920 dwellings together with an extra care unit, a public house, local shops, a primary school, business units and associated infrastructure including open space and recreation provision.
