An exciting time that allows everyone to socialize with relatives and friends and also makes people think of what they want to do next year. We are bursting with new ideas and have to slow ourselves down to work them out one by one. But let us share some of the main ideas with you: We are getting ready for engaging in Property management. Your house will be safe in our hands, in the next issue we will dedicate an article to what we want to offer you. We will further develop the business department, so more businesses, hotels, and investments will appear on our website. We will take on handling the renting out of properties. If you want to test-live in Skiathos, we might be able to give you a hand. 2 Page 2 Retiring in Skiathos Expatriate Advice Tax & Pensions For many people it is a dream to retire abroad to a warm place on a magical Greek island like Skiathos. And it is a dream that is being realized by more people than ever! It is quite common for people that have just retired, to sell their house, buy a smaller home instead, and invests the remaining money in overseas property - buying a house or apartment here in Skiathos where they can enjoy mild winters, warm spring, hot summer and a relaxing autumn. This way they can profit from the best of both worlds. Skiathos is accessible throughout the year; by charter during the summer season or schedule flights via Athens all year around. There are also regular ferries where you can relax and take life at a slower pace. It is easy to travel back home when one feels like it, and come back here again after a while. The beauty of retirement is that you are free to choose where you want to be, when you want to be. There are also people that decided to completely relocate to Skiathos, and sell their house before making the big step. This way they can live and learn the island s life and rhythm, which is completely different for every season of the year. After retirement time is back in your own hands to a large degree but the two certainties of life death and taxes - remain. It is very important to keep yourself fully informed of the possibilities EU & local legislation offers you for your pensions, taxes and medical cover. It is possible to receive your pension in another EU country and pay less tax in your new country of residence. Don t forget also within the EU you will continue to receive inflation indexed pensions. Tax rules vary so plan ahead based upon your new location, it can be in your benefit as well to receive your pension overseas. Finally new EU legislation introduced on 1/1/2006 means that any EU citizen can transfer their National Health Service cover to a new EU country saving money on private medical cover. If you plan to buy a property here, good advice is essential, so your pension and investment income are paid to you with the minimum of income tax, the minimum of EU Savings tax at source and without the banking costs of exchanging your money abroad eating into your spending money. For example if you buy a property here with money that you transfer from your own country in a different currency, it is essential to do it the right way to get the best exchange rates and lowest bank costs. An international transfer of E250,000 could cost over E800 in charges. Planning ahead, comparing the local Greek banks in Skiathos, the banks in your home country and the rates offered by foreign exchange brokers saves you money. Especially note most foreign exchange brokers guarantee no bank charges. 3 Page 3 Villa Georgina ref 530 This is a modern villa set in a small development of 11 properties on the Kalamaki peninsular very close by to Koutsouri beach. Total floor area 120 m2. The villa has superb direct sea views from an elevated position without any other properties in front. The villa comprises of an open plan living room and kitchen of around 55m2 opening on to a full width covered balcony with direct sea views to Evia and the Pelion Peninsular. House or apartments on the road to Kastro ref This is a house overlooking the sea to the Pelion Peninsular. It is on the main road to Kastro, about 6 kilometres from Skiathos Town and the airport. The road to Kastro is due to be paved in the winter of 2006/2007 and electricity will follow shortly after. The apartment has solar generated electricity, a wind generator and natural gas for central heating, refrigeration and cooking. The aim is to be as ecological as possible. There is an electric generator as backup. There are only few other houses in the area, and privacy is guaranteed. Land and house at Kalivia ref: 538 A good piece of land, 6000 m2, in the area of Kalivia. The piece of land consist of mainly olive trees and is maintained very well. There is an unfinished house of 105 m2, with another 35 m2 of roof terrace area. The house can be finished to your own taste, and offers room for 2 bedrooms, a bathroom, kitchen and living room, with the possi- bility for a fire place. It is very quiet and private, and the environment is pure and natural. The plot size offers the possibility to build more. A bigger house, or a separate guest house. The Kalivia area is 5 minutes by car out of town, but feels like you are somewhere far out. Beautiful island style house ref 521 Very well restored charming island house. The house is old with very thick natural stone walls, and has been completely renewed from the inside. On the ground level are a spacious kitchen and a wc. There is a marble staircase going up to the first level where there is a living room with fire place and a bathroom with shower and wc. There is a small balcony that looks on the street. It is set in a neighbourhood with all nice and traditional houses. The street goes down to the main street, and all facilities are nearby. It is on 10 minutes walking distance from the Megali Ammos beach.

5 Page 5 Fantastic plot at Katsarou ref Beautiful plot on hill side, overlooking the bay of Achladies. More than 5 stremma of olive grove, with free, unlimited sea views. There is a building licence for a two-storey house. The land is steep and has two acces roads. The upper part of the plot is the most suitable for building. The area of Katsarou is only 10 minutes out of town by car, and is very close to the beaches of Vassilias and Achladies. Land above Platanias with sea views ref. 425 This is lovely plot of land, South East facing, with good views out to sea and across the Platanias Valley. It is located just 800 metres from the beach at Aghia Paraskevi (Platanias Beach) and is bordered on two sides by pine trees. The plot area is 4,620 allowing for up to 212 m2 of building permission. There is an old kalivi on the land whioch could be renovated. The plot is gently sloping making it very easy to build a villa with good access and no steep steps or stairs. The access road to the plot is concreted and a dirt road leads into the plot for building. Electricity and telephone are close by and the land has its own water source. This land suffers from no damp and catches wonderful cooling breezes in the summer. Businesses for sale Apartment complex for sale at Achladies ref. 402 This newly built apartment complex situated just back from Achladies Beach offers a good investment for anyone wishing to take advantage of the Skiathos tourist boom.
