We at SLP Property Management have a Property Management Certification from the Arizona School of Real Estate and you are the one that benefits. Along with managing real estate we personally buy, sell, and remodel properties which keep us on the cutting edge of what sells and rents. Scottsdale Luxury Properties Broker/Owner currently owns and manages properties including vacation rentals in Puerto Penasco (Rocky Point), Mexico and Pacific Beach, San Diego, CA. Long term rentals owned include Tempe (ASU college rentals), Scottsdale (Kierland luxury rentals), Paradise Valley (luxury rentals), Phoenix, and Ahwatukee (Executive Rentals). He created a start managing properties with his own residence purchased at 20 yrs old, while attending Arizona State University. His twin brother and he thought that buying a five bedroom home instead of a three bedroom home would be beneficial. Calculating that they could live in two of the bedrooms and rent out the other three, the property was rented for years through college never paying a mortgage payment out of their own pockets. Needless to say this was the start to his investment property bug. 4 Property Management Sign-up Checklist Welcome to Scottsdale Luxury Properties Property Management. We are pleased that you have chosen us to manage your investment property. We truly appreciate your trust and confidence. Please take a few moments to review and complete the application materials. Checklist Items: Completely Review all documents. Return the Property Management Agreement, Marketing Package Document and Owners Information Document Return a Copy of Insurance Policy Keys - Home, Mailbox, Swimming Pool, etc. (put in kitchen drawer) Garage Door Opener (put in kitchen drawer) All Common area keys or codes- Pool, Gate, etc. (put in kitchen drawer) Send an authorization letter to the HOA, which directs all correspondence to SLP Property Management (SLPPM). Complete and Return Form for Maricopa County Assessor s Office so SLPPM can register property as a rental Register with Rural Metro Fire Department if applicable Fill out & return authorization form to connect all utilities, from utility companies Return any Existing Rental Documents &Funds (Existing Leases, Move-In reports, Security Deposits, Sales Tax Licenses, etc.)
5 Property Management Overview Scottsdale Luxury Properties Property Management provides the following services when managing property: Procuring business licenses and sales tax licenses in the properties location. Collection and payment of local sales taxes on the rents collected, as requested. Recordation of properties will be faxed to the County Recorder s Office. Collection of monthly rent. Arrange for all repairs, cleaning and maintenance work as needed. Owner s approval is required before major repair work is done. Due to the large volume of business our company does, we receive special discounted rates for most repair work. Start the eviction process in the event it should become necessary. Please note that most Judges do not allow Property Managers to attend court in lieu of an attorney/property owner. Provide a month-end statement of all financial activity including copies of paid bills and work performed. Leasing property to qualified tenants based on credit applications via credit bureaus. Advertising property to maximize the exposure of the property. Collection of Rent via to ensure late fees being added to monthly rent automatically. Ensuring your investment is protected during the entire length of occupancy. Ensuring that the property follows city codes based on renting property. After a tenant is approved for occupancy, Scottsdale Luxury Properties Property Management collects: Long Term: Fully refundable security deposit equal to 1 or 1.5 month s rent Refundable cleaning deposit of $ $ Refundable pet deposit of $ $ per animal (when applicable). Copy of Drivers License or Passport AZ Dept of Health and Safety Pool Safety Notice AZ Tenant/Landlord Act signed receipt by tenant Vacation Furnished Rentals: Fully refundable security deposit equal to $ up to 1 month s rent Non-Refundable cleaning fee of $ $ Refundable pet deposit of $ $ per animal (when applicable).
6 Property Management Fee Schedule Up Front Start-Up Costs per Property: Up Front Start-Up Fees Initial MLS and marketing Setup, Annual Reports (Includes year-end recaps and 1099) and advertising Total Up Front Cost at Time of Contract START UP FEE $ VACATION RENTAL WEBSITE FEES: $ (IF APPLICABLE) + Owners Operating Reserve Account (Not due until property is leased) $ Leasing & Monthly Maintenance Fees (Investor discounts available for multiple properties) LONG TERM UNFURNISHED Management fee - deducted from monthly rents Leasing fee deducted from 1 st months rent SHORT TERM FURNISHED Management fee deducted from monthly rents 20% Booking fee deducted from 1 st rent term $ Other Management Fees Lease Renewal Fee with existing tenant $ The Up Front Start-Up Costs are collected at the time the agreement is signed and all fees are nonrefundable, reserve account is not considered a fee. Other charges which may be applicable under special circumstances will be set forth in the management agreement.
7 Marketing Package The goal is to get your property leased or rented as quickly as possible to a responsible tenant that will take good care of your property. SLPPM has investigated many marketing venues and has created a package for your property to have the maximum exposure possible to qualified prospective renters. The below listed marketing strategies will be employed to help ensure that your property is rented or leased as quickly as possible. Additionally, SLPPM also has included a menu of ala carté marketing strategies that can offer your property the distinct marketing advantage in getting your property the exposure you need. These services are also listed and described in detail below. Included in the Monthly Marketing: ARMLS The Arizona Regional Multiple Listing Service is available to 90,000 realtors throughout the state and country. The ARMLS also shares the rental information between brokers. is a national internet rental service that can be accessed by a potential tenant. Realtor.com shares information from brokers nationwide.
