GENERAL PURPOSE: Janitorial Sales and Account Representative Job Description Representative will perform customer service and give customer support to accounts serviced by A&A Professional Cleaning Service, Inc. Customer service requirements include detailed inspections to insure that the scope of work is being closely followed by the cleaning supervisor and crew. Position requires close interaction with account management in making sure account expectations are met and/or exceeded. Customer satisfaction should be the first priority in determining customer support. Representative will demonstrate knowledge of principles and methods promoting and selling janitorial services. Representative will be able to identify and solve customer problems in the promotion of A&A Pro Clean Services. CLASSIFICATION SUMMARY: Responsible for producing new business in the areas of both Contract and Special Service sales at the Seattle Area Branch. This will include Sales Presentations and Customer Service accountabilities on selected accounts. Other areas will include; achieving the Area s Annual Sales Goals, and working with the Seattle Sales Manager in developing a Marketing Plan for the territory. 3 A&A Professional Cleaning Service, Inc. Janitorial Supervisor Job Description Supervise work activities of janitorial personnel in commercial and industrial establishments. Assign duties, inspect work, and investigate complaints regarding janitorial services and take corrective action. May suggest and request the purchase of janitorial supplies and equipment. Will take periodic inventories, screen applicants, train new employees, and recommend dismissals Job Summary Responsibilities Essential Functions & Physical Requirements: Tour assigned building daily for inspection, tenant contact and follow-up. Perform all general cleaning duties as needed to fill in for absent employees or to assist with completion of work orders. Follow up on all completed work assignments and return completed assignment to the originator. Inventory consumable goods (towels, tissue, etc. perform written inspection of designated work stations nightly. Recommend and coordinate all disciplinary actions, promotions and demotions with direct Supervisor. Direct scheduling of work load adjustment with the other Leads, Foremen utility crew and janitors. Oversee janitor personnel in working methods and procedures. Check on prescribed schedules and follow-through on schedules Personnel -- be aware of the fundamentals of good personnel management and ensure building is in compliance with all State and Federal guidelines as well as A&A Professional Cleaning Services, policies Staffing -- Make sure proper staffing levels are maintained and coordinate with Office Manager when staff is needed. Work with Office Manager to dispatch route personnel for replacement work or special assignment as necessary Audit staffing and labor Perform all other duties as assigned Education/Training: High school graduate or equivalent GED, preferred but not required. Training in the cleaning industry or building management field is preferred Job Knowledge/Experience: Previous cleaning experience desired but not required Previous supervisory experience desired but not required

4 Additional Requirements:Supervise and coordinate activities of workers engaged in A&A janitorial services. Assign janitorial work to employees, following material and work requirements. Inspect work performed to ensure conformance to specifications and established standards. Record work data on specified forms. Will recommend personnel actions, such as hires and discharges, to ensure proper staffing. Confers with staff to resolve cleaning issues and problems and resolve scheduling problems. Will train workers in janitorial methods and procedures and proper operation of equipment. Will issue janitorial supplies and equipment to co-workers to ensure quality and timely delivery of services.

5 A&A Professional Cleaning Service, Inc. GENERAL PURPOSE: Janitorial, Cleaners, Custodians Job Description Performs manual work in the cleaning of A&A Pro Clean contracted buildings and facilities. Work requires the safe operation of hand maneuvered electrical scrubbers, waxes, and buffers, mops, brooms, ladders and cleaning chemicals. The safe operation of a vehicle may be required to travel from one A&A Pro Clean contract account to another. Work is usually during the evening to early morning hours when buildings are vacant. CLASSIFICATION SUMMARY: Performs janitorial work for the cleaning and maintenance of A&A Pro Clean contracted buildings and facilities. Work is performed according to quality control standards and work schedules developed by A&A Pro Clean supervisory personnel. A daily schedule of assignments is received from the supervisor and may include tasks outside of the normal routine which have been approved by a supervisor. After the initial training and orientation period, work is performed independently according to written or verbal instructions of the supervisor who may not be present for the entire shift. Work performance is reviewed by the personal inspection of the assigned work areas by the supervisor or based on feedback to the supervisor from building management. EXAMPLES OF ESSENTIAL DUTIES AND RESPOSIBILTIES: May travel from building to building or work at one specific building. Will move janitorial equipment in and out of A&A Pro Clean warehouse storage area. Will safely use cleaning chemicals and solvents; notifies supervisor, verbally or in writing, of building conditions needing repairs; locks doors and windows when work is finished. Sweeps, mops, strips, waxes, and polishes floors; vacuums and shampoos carpets; dusts and polishes furniture. Collects and empties wastebaskets; collects and sorts recycling materials; cleans trash disposal containers. Cleans mirrors, venetian blinds, light fixtures, windows, doors, walls, and drinking fountains. Cleans and sanitizes restrooms and replenishes towels, tissues, and soap..

6 Page 2 Attends work on a regular dependable basis. Interacts in a professional and respectful manner with building personnel and managers. OTHER JOB FUCTIONS: Performs other duties as assigned. KNOWLEDGE OF: The safe use of janitorial supplies and the safe use of manual and electrical cleaning equipment; ABILITY TO: Quickly learn janitorial procedures; Operate an automotive vehicle safely in a variety of weather conditions and in accordance with the state laws; Lift, move and maneuver hand and power equipment weighing up to 50 pounds safely. Bend, stoop, reach, and work safely from ladders. Work independently or cooperatively as a member of a team to complete work on schedule and according to quality control standards; Work evenings and irregular hours if required; Comprehend and follow oral and written instructions; Identify and recommend improved methods of performing work; Establish and maintain effective working relationships with supervisor, co-workers, building occupants, and the public; Provide quality services in a cost-effective manner and to recommend improved methods of performing the work; Physically perform the essential functions of the job; Attend work on a regular basis; Obtain and maintain a valid driver s license and safe driving record. MINIMUM QUALIFICATION: Any experience or education which would demonstrate the ability to perform the work; physical strength and agility required by the position.

7 Page 3 TOOLS AND EQUIPMENT USED: Floor buffers, steam cleaners, carpet cleaners, washers, vacuum, mops, broom, dusting equipment. WORK ENVIROMENT: While performing the duties of the job, the employee occasionally works near moving mechanical parts. The employee occasionally works in high, precarious places and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, and toxic chemicals. The employee is occasionally exposed to risk of electrical shock. The employee must frequently lift and/or move up to twenty-five (25) pounds and occasionally lift and/ or move more than one-hundred (100) pounds. The noise level in the work environment is usually quiet during indoor shift operations. The duties listed above are intended only as illustrations of the various types of work that may be performed. 8 A&A Professional Cleaning Service, Inc. Payroll and Timekeeping Manager Job Description Compile and post employee time and payroll data. Will compute employees time worked special service jobs, construction clean-up projects and possible commissions. Will compute and post wages and deductions. Will prepare data for paychecks for employees and company checks for subcontractors Job Tasks Compile employee time, production, and payroll data from time cards and other records. Complete time sheets showing employees arrival and departure times. Compute wages and deductions, and enter data into computers. Issue and record adjustments to pay related to previous errors or retroactive increases. Post relevant work hours to cleaning contracts, special service jobs, construction clean-up projects and other jobs specific to A&A business to bill clients properly. Process and issue paychecks and statements of earning and deductions to employees and also A&A subcontractors. Record employee information, such as exemptions, transfers, and resignations, in order to maintain and update payroll records. Review time sheets, work charts, wage computation, and other information in order to detect and reconcile payroll discrepancies. Verify attendance, hours worked, and pay adjustments, and post information onto designated records. Compile statistical reports, statements, and summaries related to pay and benefits accounts, and record to appropriate files. Distribute and collect time cards each pay period. Keep informed about changes in tax and deduction laws that apply to the payroll process.

Job Description Secretary/Receptionist Perform routine clerical and administrative functions such as drafting cleaning proposals, answering and solving customer complaints, organizing and maintaining paper and electronic files, and supplying information to callers. Job Tasks Answer telephones and give information to callers, take messages, or transfer to appropriate individuals. Complete forms, proposals in accordance with company procedures. Compose, type and distribute office memos, proposals correspondence and reports. Greet visitors and callers, handle their inquiries and direct them to the appropriate persons according to their needs. Maintain scheduling and event calendars (floor and carpet projects, special services, construction clean-up). Make copies of correspondence, proposals and all relevant material. Route and distribute incoming mail to appropriate people. Set-up and maintain paper and electronic filing systems for records, correspondence, and other material. (I 9 s, employee files, etc.) Establish work procedures and schedules, and co-ordinate and keep track of daily office paperwork. Manage special service jobs, construction clean-up projects and floor crew jobs and activities. Order supplies for employees and sub-contractors. Dispense needed equipment to sub-contractors and record disbursements. Provide services to customers in regard to complaints, requests, additional service and follow-through to make sure of customer satisfaction. Review work done by others to check for correct spelling and grammar, ensure that company format policies are followed, and recommend revisions. Operate office equipment such as fax machines, copiers and phone systems, and use computers for spreadsheet, word processing, database management, and other applications.
