10 What is a Conceptual Master Plan? A framework for the organization of land use, open space and circulation otherwise known as the vision guided by a set of design principles. Allows for flexibility in land use without sacrificing the goals of a larger idea. Establishes the scale, massing, and intent of potential development and the nature and intent of open space. Establishes guidelines and implementation strategies for phased development.

12 What we ve been doing: Familiarizing ourselves with the City of Austin, the University community, the communities surrounding the site, and the site itself Meeting and getting input from interested individuals, groups, and organizations Learning about the uses and activities currently on the site Obtaining data and documenting existing physical and regulatory conditions on and around the site: traffic counts, surveys, ecology, etc.
