1 Rehabilitation and Parking Alexandra Giura practice of the seminars: 3 berliner urban districts: Kreuzberg, Neuköln and Schöneberg (which had already been declared rehabilitation areas) objective: elaboration of alternative building development concepts testing of previously developed residential systems starting data: planning documentation preliminary study on parking systems study on residential systems (Heft 17) the presented projects should be regarded as more of a methodical and less of a formal approach. theoretical foundations planning in stages: continuous conversion, over a period of time, of an existing urban district into a planned one the quality depends on the functionality of the intermediate stages current uses should be maintained for the inhabitants development concept: determined by the organization, the performance, the distribution and the connections of: traffic and parking common facilities and services (stores, gasstations, banks, farmacies, medical practices, repairshops, leisure facilities etc.) residential areas apartments traffic: determined by - hierarchical structure of road systems : 1. highway 2. national roads 3. regional roads 4. local distributor roads 5. parking roads - accessing the residential areas by local distributor roads and parking roads 1

3 parking determined by: - direct access to the residential buildings - sheltered access from the parking space to the vertical circulation (max. 75m) Parking systems from a preliminary study (only ramps) alternative use of the parking spaces for offices and residences sheltered access from the parking space to the vertical circulation parking pallets and buildings determined by: - future development of urban traffic - rise or fall of the parking space capacity => use of existing parking pallets and buildings of steel because they posses the necessary convertibility pedestrian traffic must connect the following: integrated pedestrian roadnets stairs residential buildings facilities and services free spaces parking => integrated pedestrian road nets - street level - parking level - communication level - floor level - roof level use of conveyors open areas determined trough the division of traffic and parking favors large continuous areas (rather than small scattered ones) division of traffic and parking by large continuous open area 3

4 facilities and services block development big continuous spaces convertible designed as separate buildings or in the groundfloor of the residential buildings residential buildings comb development row development building development - closed - half-open - open consists in the addition of several development units development unit = smallest functioning part of the structure of the urban district consists of: 1.residential system - residence type - circulation type 2. construction system 3. emergency exit requirements residences primary structure determined by new social changes: emancipation of the single, WGs, large families => individualized and very different requirements => adaptable residence systems this system is formed of: primary- and secondary structure 1. the primary structure, determined by: construction outer shell vertical and horizontal circulation technical maintenance minimum of functionality - it should have a maximum of convertibility and minimal determination - should be as large as possible 2. the secondary structure, determined by the interior fitting systems: - paneled - industrially produced - uses works from a previous seminar (residential systems in steel) conversion trough different secundary structures ADIP ISLAND LIFE SS
