1 Master Plan Review The next exciting stage for Sydney Olympic Park We are planning the next exciting stage for Sydney Olympic Park where there will be more to do: more shops, more places to live and work, more transport, more local parks, more options for education, health and wellbeing, more adventure, more night-life and more opportunity. Sydney Olympic Park is a dynamic suburb, evolving over the last 16 years to meet the changing demands of its community while respecting its Olympic and Paralympic heritage. It is time to re-calibrate Master Plan 2030 in the context of changing local and regional opportunities, so that Sydney Olympic Park continues to deliver outstanding social, economic and environmental benefits for the people of Sydney and NSW.

4 What is Master Plan 2030? Master Plan 2030 is a blueprint for the sustainable development of Sydney Olympic Park into a vibrant suburb in the heart of Sydney. Approved in 2010, Master Plan 2030 establishes design and planning principles and sets controls for the future development of Sydney Olympic Park s Town Centre. The purpose of Master Plan 2030 is to: enable the future development of Sydney Olympic Park for the people of NSW; continue the legacy of the best Olympic Games ever ; facilitate Sydney Olympic Park s evolution into an active, vibrant town within metropolitan Sydney; protect Sydney Olympic Park s role as the premier destination for cultural, entertainment, recreation and sporting events; protect and enhance the public domain and the parklands; and provide detailed planning and design principles and controls for development that responds to its context and contributes to the quality of the built environment, future character and cultural significance of the Park. Why a Review? Already, almost a third of the planned development proposed by the current Master Plan has been completed or committed, demonstrating the confidence in Sydney Olympic Park as a place to live, work and study and its potential for future growth. The past five years have also seen significant regional changes, with the 2014 launch of A Plan for Growing Sydney and major transport infrastructure initiatives, including WestConnex, Bennelong Bridge and the Parramatta Light Rail. State planning legislation also requires a review of the Master Plan every 5 years to ensure that it remains current and relevant to the changing urban landscape in and around Sydney Olympic Park as well as the broader Sydney metropolitan area. What will change? As a result of the review of Master Plan 2030, Sydney Olympic Park will be further activated with more for the community: Provide for 10,700 homes to take advantage of the considerable amenity at Sydney Olympic Park Create opportunities for 34,000 jobs close to the transport hub of Sydney Olympic Park Increase retail space to 100,000m 2 to service the growing community on the Olympic peninsula, including Wentworth Point and Newington, and the future Carter Street community Deliver more new streets to improve access to future retail areas, create more opportunities for active street fronts and more capacity to separate day-to-day traffic from event traffic Widen roads to provide for future light rail corridor Increase the non-car commuting target to 40% encouraging use of public transport, walking and cycling Create more local parks to provide for the growing community, including 3 new parks and upgrades to 5 existing parks Provide new buildings to create a vibrant entertainment hub to support Sydney Olympic Park s major venues ANZ Stadium, Qudos Bank Arena and Sydney Showground, and complement its existing sports capability Identify potential sites for primary and secondary school education Amend the Local Infrastructure Contributions Fund to provide for new streets and more local parks The review of Master Plan 2030 focussed on three of the nine Town Centre precincts: Stadia, Central and Parkview, with further development throughout Sydney Olympic Park focussed around transport corridors and infrastructure.

6 Sydney Olympic Park is approaching its next exciting stage.
7 Stadia Precinct Iconic structures in the Stadia Precinct such as ANZ Stadium, Qudos Bank Arena and Olympic Boulevard are a powerful reminder of the Sydney 2000 Olympic and Paralympic Games, and will continue to support Sydney Olympic Park s role as Australia s premier major events precinct. Infill development along Olympic Boulevard, Dawn Fraser and Edwin Flack Avenues will create streetfront activity enhancing events through a broad range of complementary uses such as cafés and restaurants, hotels, sports museums, entertainment and sports administration. Higher density development is proposed for the Coach Parking site opposite ANZ Stadium. Proposed uses include commercial office, hotels and service apartments and special event underground parking. Central Precinct Central Precinct will be the vibrant heart of the town centre with complementary civic, retail, commercial, educational, community and entertainment uses providing amenity for residents, workers and visitors throughout the day and into the evening. A new urban park prominently located at the heart of the precinct will support informal recreation and create a strong identity for the precinct. The southern edge of the precinct will be a higher density residential neighbourhood, situated on new streets and green corridors such as the new linear park along the railway line. New tree lined streets will transform the precinct into a lively and walkable area. Streets will be defined by 4 to 8 storey built edges and many will be activated by streetfront retail. A zone of slender towers, between 30 to 45 storeys, will reinforce Olympic Boulevard and Australia Avenue. Parkview Precinct Parkview Precinct will become a compact urban neighbourhood with vibrant, tree lined streets and views over Bicentennial Park and the Brickpit. Commercial and retail uses will be located in the northern part of the precinct, while the southern edges will be predominantly residential. A new expanded park will be located at the heart of the neighbourhood and, coupled with landscaped setbacks along new streets and Bennelong Parkway, the precinct will have a distinctive green and leafy character. To maximise views, building heights will transition from lower scale development overlooking the parklands, up to the 18 to 30 storey developments already completed along Australia Avenue.

Future development at Sydney Olympic Park will preserve and enhance the Park s: positioning as a major event precinct; environmental and recreational value; and role as a platform for the development of community and elite sports.
