1 Welcome and Next Steps Welcome to our public exhibition on the latest plans for the redevelopment of The Old Southwark Fire Station. Members of the development team are on hand to answer any questions you may have on the proposals. Since the last public consultation event in July 2016 a number of significant changes have been made to the proposals. The changes include: The height of the school buildings along the site boundary with Copperfield Street have been reduced from 4 storeys to 2 storeys. The layout of the new residential buildings has been improved in order to deliver 205 much needed high quality new homes. Removal of car parking from the grotto site, enhancing the outlook for local residents with outstanding new landscaping and improved access to the new community sports centre. Hadston has carried out a comprehensive consultation process throughout the evolution of our design proposals and have responded to comments made by the local residents and stakeholders wherever possible. Following the drop in session the development team are aiming to submit a planning application to Southwark Council within the next few weeks. Hadston will continue to work closely with the local community and will keep residents informed throughout the planning process. 2 New Homes The development team has looked at a number of options for the new residential development on the site. The current proposals are for the restoration of the old fire station buildings and a high quality new residential building, of predominantly 10 storeys, that is sympathetic to the heritage of the site and responds to surrounding developments in the local area. Since the last public consultation event the layouts of the residential buildings have been improved, allowing us to provide an increased number of new homes on the site. The changes to the proposals have been achieved without altering the bulk and massing of the new residential buildings. The current proposals include: 205 high quality new homes in a mix of 1, 2 and 3 bedroom apartments. Restoration of the historic old fire station buildings for residential use. New commercial space fronting on to Southwark Bridge Road within the listed fire station building. Outstanding new landscaping to improve the setting of the listed buildings. The development team is working closely with Southwark Council and the GLA to agree the level of affordable housing. A viability assessment is currently being carried out and will be submitted as a part of the planning application. The new homes will be of the highest design quality and are essential to supporting the delivery of the new school and sixth form. The mix of units will encourage a vibrant new community alongside the school and make a positive contribution to the area. 3 School Significant changes have been made to the design of the new school buildings to respond to comments from local residents and ensure the school is sympathetic to the surrounding area. The key changes have taken place to the new buildings along the boundary with Copperfield Street. The building was initially reduced from 4 storeys to 3 storeys to respond to resident comments and has now been reduced to 2 storeys. As the building will be lowered by 1.5m to accommodate the changes in levels across site it will be the equivalent of a 1 and a half storey development. The delivery of the school is essential to meeting the growing demand for school places within the borough. The proposals for the school include: A new 900 student secondary school and 250 student sixth form college with six forms of entry. The sensitive restoration of the listed Winchester House for use as a school building. High quality amenity space for pupils within the Winchester House courtyard. A new sports facility and multi-use games area (MUGA) located on the grotto site, which will be accessible for the local community. Haberdashers Aske s Federation were appointed as the school provider by the Department for Education in 2016 and are very excited to be delivering this important new community school. Following the submission of the planning application Hadston will continue to engage with local parents to keep them updated on progress with the delivery of the school. 4 The Grotto The grotto site is currently occupied by a playing field and car parking spaces for the London Fire Brigade. The site was purchased by Hadston in early 2016 and was incorporated within the plans for the overall development. The inclusion of the grotto within the proposals allowed all of the sports facilities to be relocated from the main site and the height of the school buildings to be reduced. The initial proposals for the site retained a number of car parking spaces for the London Fire Brigade (LFB). Following ongoing negotiations with the LFB and Hadston the current proposals retain no car parking spaces on the site. The removal of the car parking will improve the outlook of the site for our neighbours and improve access for the new community sports facilities. The proposals for the grotto site include: A four court sports hall that will be accessible for both pupils and the local community. A 150m 2 actiivity studio providing a multi-functional space suitable for a variety of events. A multi-use games area designed to Sport England standards. Recreation spaces for pupils to use during break and lunch times. High quality new landscaping and green spaces which will improve the appearance of the site for local residents. The new facilities have been carefully designed to reduce disturbance for local residents. The opening hours and management of the facilities will be agreed with Southwark Council as a part of the planning process. The proposals for the grotto will create exciting new sports facilities that will become an asset for the local community and make a positive contribution to the area.
