Works effectively with clients and taxing authorities on a national basis. Attends client meetings and property inspections. Offers appraisal and valuation services to various clients. Prepares and reviews property reports. Analyzes assessment notices and determines potential assessment reductions. Determines liability for development projects. Applies software knowledge to efficiently work with client data. Interacts frequently with members of a team. Communicates effectively through written and verbal channels. Performs other duties as assigned. Bachelor s degree or Master s degree in Accounting, Finance, Real Estate, and/or Economics with entry level to three years related appraisal and/or assessment experience required. 2 Senior Consultant, Property Tax Commercial at Ryan, LLC Position: Commercial Property Tax Senior Consultant; Locations: El Paso, Washington D.C. Job Description: The Property Tax Senior Consultant ("Senior Consultant") works with a team to identify property tax savings opportunities for clients and possesses an intermediate understanding of valuation techniques. This includes conducting research, analyzing and interpreting comparable assessment data, market data and sales transactions. The Senior Consultant assists the team with assessment review and monitoring the appeal process for client portfolios. Demonstrates full understanding of the annual property tax cycle for assigned real property portfolios. Builds awareness/understanding of jurisdictional rules and filing requirements. Demonstrates an ability to collect, review and fully understand client-provided data. Inspects properties and prepares appropriate reports deemed necessary by management. Analyzes assessment notices and determines potential assessment reductions. Applies software knowledge to efficiently work with client data. Possesses knowledge in assessment review, appeal determination, tax bill administration and the three valuation approaches; cost, sales comparison and income. Additionally, possesses knowledge of assessment equalization methodology that may apply in certain states. Handles appeals and monitors appeals process. Attends client status calls and meetings and provides supporting data and findings for leadership team. Works effectively with clients by taking an interest in the client s industry and inquiring about trends and processes to gain a full understanding of their core business. 4 Manager, Property Tax Commercial at Ryan, LLC Position: Commercial Property Tax Manager; Locations: Orlando, Fort Lauderdale Job Summary: The Property Tax Manager ("Manager") oversees a team of Senior Consultants/Consultants to deliver property tax consulting services for assigned clients. The Manager maintains existing client relationships and focuses on property tax management and minimization opportunities. The Manager reviews and evaluates appeal positions, makes appeal recommendations and manages the appeal process for Ryan clients. This includes enforcing policies, standards and guidelines, researching tax issues, reviewing valuations of real property, negotiating assessment reduction and settlements, and the preparation and presentation of assessment appeals and supporting litigation. Manages and monitors all aspects of the annual property tax cycle for assigned real property portfolios. Demonstrates extensive knowledge in assessment review and valuation techniques. Prepares and conducts client presentations. Attends hearings, settlement conferences, and negotiations, through settlement. Manages the preparation, review, and processing of all client reporting requirements. Acts as jurisdictional subject matter expert in managing all aspects of the appeal process (informal, formal, and litigation) and reports engagement status and results to the client. Serves as the main contact overseeing all client activity and responds to client inquiries and requests from assessing jurisdictions. Reviews and manages client contract terms, scope of services and fees. Oversees client billing and ensures timely collection of receivables (less than 90 days). Ensures team compliance with Firm policies, practice guidelines, and standards. Gives timely performance feedback to team members and addresses and escalates performance issues. Ensures workload is properly distributed among team members and holds team members accountable for completion of assigned projects. Communicates new issues, legislative changes, training opportunities, and client needs and strategies. Participates actively in professional organizations. Performs other duties as assigned.
