Hyllie is a new neighborhood in south Malmö that is strategically located in the Öresund Region, close to Malmö and with good rail access to Copenhagen and Copenhagen Airport in Denmark. When fully developed, Hyllie will accommodate around 9,000 apartments, and provide as many jobs. Skanska CDN (Commercial Development Nordic), developed the Klipporna I project, and Skanska Sweden provided construction services. The building was designed by the Danish architectural firm Henning Larsen and is the first of three connected Klipporna buildings, which will form a striking architectural landmark resembling three joined cliffs.
2 The 7-story Klipporna I offers 6,500 m 2 of leasable floor space, and the development will provide 18,000 m 2 of floor space when all three buildings are complete. The development also has an inner courtyard garden surrounded by the three buildings, and an underground parking garage. Klipporna is situated in the heart of the new neighborhood, adjacent to Hyllie train station and the Station Square. Skanska s regional Malmö office with over 350 employees has occupied Klipporna I since August 2014, and Siemens and Ikano have signed contracts to occupy Klipporna II, which will be completed in The Malmö municipality has developed a common sustainability vision for the development of the Hyllie neighborhood together with private developers, including Skanska Öresund. The entire Klipporna development is designed to LEED Platinum Core and Shell and Skanska s office is pre certified to LEED Platinum Commercial Interiors. LEED is a voluntary U.S. Green Building Council (USGBC) certification process intended to encourage and guide the construction of green and energy efficient buildings. The entire development will also be certified according to the EU GreenBuilding Programme, a voluntary initiative that requires buildings to use at least 25 percent less energy than national standards. Contributing Toward Sustainable Development Klipporna is designed to use approximately 50 percent less energy and water than a typical Swedish office building, and the development is connected to a neighborhood smart grid that optimizes energy use. Klipporna is designed to promote healthy working environments for occupants and a long useful lifespan by being able to accommodate the needs of current and future tenants. Environmentally responsible materials, including low emitting materials and materials with recycled content, were used on the project. The development also manages stormwater, and encourages site biodiversity with extensive green roofing and an inner courtyard garden. During the construction of Klipporna I, environmental impacts were minimized and 98.7 percent of construction waste was diverted from landfill. There were no accidents on site. Green Aspects efficiency Klipporna I is designed to annually use 57.6 kwh/ m 2, which is approximately 50 percent less energy than the Swedish building code (113 kwh/m 2 ). The building has a well-insulated envelope with U-values of W/m 2.K, 0.14 W/m 2.K and 0.96 W/m 2.K for the walls, roof and triple glazed windows respectively. The building has an air leakage of 0.49 l/m 2.s, which is around 50 percent less than Swedish building regulations demand. The development is equipped with Skanska s Deep Green Cooling (DGC) solution, which uses the relatively constant annual ground temperature of 10 to 12 C to cool the building. The system consists of 70 boreholes on the premises that are approximately 220 m deep. The pipes are part of a water-filled closed-loop system that supplies the building s chilled beams and the Air Handling Units via a heat exchanger. The system is designed to meet Klipporna s entire cooling demands in the summer and pre-warms the outdoor air to the Air Handling Units (AHUs) in the winter. The Klipporna buildings have efficient low-speed ventilation systems with heat recovery units that reuse around 75 percent of the heat from outgoing air.
3 Klipporna I embodied carbon emissions by source (%), excluding work on the foundations Frame - 47% Foundation - 19% Installations - 11% Interior walls - 9% Groundwork - 6% Roof - 4% Site activities - 2% Façade - 2% The ventilation systems are timer controlled to provide less ventilation outside office hours, with an override control for tenants working outside normal office hours. Slanted façades that reflect sunlight and automatic sunshades help to avoid excessive solar gain and reduce the need for cooling. The buildings have exposed concrete walls, which help to regulate the indoor temperature through the thermal mass of the concrete. Efficient LED lighting has been fitted throughout the building that is optimized by both daylight and presence detectors. The buildings have comprehensive energy measurement and reporting systems to allow building managers to optimize energy consumption. Smart grid Skanska has connected Klipporna to a neighborhood smart grid in order to optimize the development s energy use. The grid, which is a trial initiative between E.on and Malmö Municipality, optimizes the use of renewable energy and the overall effectiveness of the local energy system. The system regulates the building energy demand against the available energy supply and reduces peaks in the energy system by optimizing building heating and fan power accordingly. In addition, the entire Hyllie area will be supplied by 100 percent renewable energy. BuildSmart Klipporna is part of the BuildSmart EU-funded project, which is a consortium of property developers, energy agencies, researchers and public authorities led by the city of Malmö. The purpose of BuildSmart is to demonstrate and mainstream cost-effective technologies and methods in the design of buildings with very low energy consumption in different European climates. The main objectives of the project include achieving an energy consumption of 60 kwh/m 2 / year (primary energy), realizing significant energy savings through behavioral change and to monitor and evaluate the building performance. footprinting An embodied carbon footprint was conducted for each of the Klipporna Buildings. Skanska used its ECO 2 carbon footprinting tool, which covers embodied carbon emissions from the extraction and manufacturing of construction materials, transportation and on site emissions. Klipporna I had a total embodied carbon footprint of 4,383 tco 2 e, or 626 kgco 2 e/m 2, and Klipporna II a footprint of 4,000 tco 2 e, or 444 kgco 2 e/m 2. The building s concrete frame was responsible for almost half of Klipporna I s total embodied carbon emissions. Environmentally responsible materials Low-emitting materials were used in the Klipporna buildings, including wall paints, floor adhesives, carpeting, and wooden, textile and linoleum flooring. Over 85 percent of substances used were classed as environmentally responsible choices by Skanska s chemical database.
4 Products that were recommended by Byggvarubedömningen (a Swedish organization that assesses and promotes non-toxic and environmentally responsible construction materials) included flooring materials, cast iron pipes, concrete elements, gypsum, insulation and the ventilation systems. Construction materials with a significant proportion of recycled content included the gypsum boards, ceilings, glass walls, system walls and interior door fittings. Waste management during construction 98.7 percent of construction waste from Klipporna I was diverted from landfill. The project implemented a comprehensive waste management plan and sorted waste into six fractions on site. Waste management during operation Klipporna has comprehensive facilities to collect and store office waste, as well as batteries, light bulbs and electronic equipment. The waste management facilities are also equipped to collect food waste, which is sent to a local biogas facility. efficiency The Klipporna buildings are designed to use around 50 percent less potable water than a typical Swedish office building. Low flow and low flush fixtures have been installed throughout. Stormwater management Klipporna has a green roof and landscaped areas that help to absorb precipitation and reduce stormwater runoff. Runoff is collected in a 22 m 3 underground storage tank, which slowly releases the water over time into the municipal drainage system. Other Green Aspects Minimizing environmental impacts during construction The project was certified to Gold level in Skanska s internal Green Workplace (Grön Arbetsplats) environmental management system, which is aligned with Skanska Sweden s ISO certification. The system surpasses Swedish regulations in terms of emission standards for site machinery, the use of energy-efficient construction lighting and requirements for chemicals and waste management. Measures to achieve Gold level include the use of only environmentally certified electricity and insulated site cabins. Raising awareness of more sustainable buildings During construction, Skanska held visits from local schools in Malmö to inform them about green building. Once Skanska had moved into Klipporna I, a public open day of tours, lectures and workshops was held, and a seminar about a more energy efficient society in southern Sweden was held that included a tour of Skanska s premises. Klipporna s inner courtyard garden and green roof terraces are designed to raise awareness of biodiversity among tenants and visitors. Green roofing Klipporna has 2,293 m 2 of green roofing in total. The green roof provides additional thermal insulation, extends the roof s lifespan and helps reduce stormwater runoff. The green roof was one of four runners up in the Scandinavian Green Roof Awards Biodiversity Klipporna is part of the BiodiverCity program, which is a cooperation between various public and private actors in Malmö to promote urban biodiversity that is funded by Vinnova. The green roof consists of a variety of sedum plants, perennial plants and bushes grown in 40 cm of soil to promote biodiversity. The inner courtyard garden will have a wide variety of plants that attract small birds, butterflies and other insects. Climbing plants, small trees and large bushes will be planted to make use of the vertical space and create a three dimensional garden. Three Beehives have been positioned on the roof, which Skanska uses to raise awareness among employees and visitors of the importance of bees in local pollination and global food production. The roof has bird boxes, and the courtyard garden has butterfly boxes and small bird boxes. Social Aspects Occupational health and safety There were no accidents on site during the construction of Klipporna I, with 70,800 hours worked in total. Klipporna won the CDN Safety Award in 2014 and 2015 for innovative solutions that promote safety throughout the design and construction.
5 For example, the concrete façade was prefabricated to specifically reduce safety risks on site. Weekly health and safety rounds were conducted by managers, the safety representative and subcontractor representatives. Monthly safety meetings with different health and safety themes were held with subcontractors. Healthy working environments Klipporna is designed to promote healthy working environments for occupants and tenants. The fresh air ventilation system provides 1.6 l/s.m 2 of ventilation, which is around three times more than is required by the Swedish building code. The system is also low-speed to avoid drafts and provide a relatively constant indoor temperature. dioxide and temperature sensors regulate airflow to conference rooms to ensure they are adequately ventilated. The building s are designed to have good natural light, with extensive glazing, a narrow building design and workspaces located along the outer walls. The windows frames are chamfered to prevent glare from direct sunlight. Easy-to-use occupant controls have been installed to allow occupants to alter their indoor environment and workspace lighting conditions. Flexible office design Klipporna is designed to promote a long useful lifespan by being able to accommodate the needs of current and future tenants. The office space is fitted with modular walls, which makes it possible to easily divide the floors according to tenant space requirements. Office spaces between 500 m 2 and 7,000 m 2 in size with various layouts can be created. The ventilation installations are over dimensioned to be able to manage variable tenant uses. The Klipporna buildings are also equipped with DALI (Digital Addressable Lighting Interface) systems that facilitate lighting modifications to meet future needs. Activity-based workplace (ABW) environment Skanska s office in Klipporna I has adopted an ABW environment, which offers a wide range of workspaces, from quiet concentration rooms to stimulating social spaces, and allows employees to choose the workspace that best supports their immediate needs and personal preferences. Klipporna has been influenced by Skanska s headquarters, Entré Lindhagen in Stockholm, which has been an ABW model for other Skanska offices. Contributing toward sustainable urban development Hyllie is a new district in south Malmö that includes offices, apartments, a range of services, and excellent accessibility to Central Malmö and Copenhagen in Denmark. Developers are establishing Hyllie into the Öresund Region s most sustainable neighborhood, according to the plans of Malmö municipality. Promoting more sustainable modes of transport Klipporna offers bicycle parking at street level outside the building and in the underground garage. Hyllie has excellent cycling provision with a cycle path running adjacent to Klipporna, and Skanska provides a free bicycle pool. The underground garage will be equipped with four electric vehicle-charging stations. Hyllie Centrum is a node for public transport in south Malmö. Hyllie station is 6 minutes by train from Central Malmö and 12 minutes from the Copenhagen Airport in Denmark. Trains make the 25-minute journey to central Copenhagen every 10 minutes during peak hours. Local and regional buses also stop at the Station Square outside Klipporna. Economic Impacts Regional workers, suppliers and materials Approximately 65 people worked on the construction of Klipporna I, including around 70 percent from the Malmö area. Regionally sourced materials included the gypsum boards, steel studs, insulation, glass walls, system walls and hard wood flooring. Regional suppliers and contractors included the suppliers of the façade elements, windows, frame, and the electrical and ventilation technical installations. A local energy company installed the Deep Green Cooling system. Learning From Good Practice The Klipporna project showcases Skanska s expertise in the development of very green commercial buildings that realize significant environmental and financial savings throughout their lifespan. Skanska s relocation of its regional office in Malmö to Klipporna demonstrates the company s commitment to greening its business.
