7 Reducing demand Low-carbon design solutions We are committed to reducing the environmental impact of buildings during their lifespan. We ensure that buildings are comfortable while minimising their consumption and costs. We apply this principle to both the building process as well as the design, with our architects and designers using passive solutions that consume little or no. BREEAM (Building Research Establishment Environmental Assessment Method) We are constantly focused on how we can reduce the impact and costs associated with maintenance of our clients buildings and our qualified staff are approved to carry out assessments for BREEAM and the Code for Sustainable Homes. We have in-depth knowledge of BREEAM, which sets the standard for measuring the sustainability of new non-domestic buildings in the UK. A BREEAM assessment looks at a building s specification, design, construction and use, while measuring and water use, the internal environment (health and well-being), pollution, transport, materials, waste and ecology. BREEAM is recognised as the world-leading tool for measuring sustainable building design, construction and operation, which is why achieving the standard is so important to us. Our Bideford College project in Devon was awarded a BREEAM rating of Excellent ; demonstrating the effectiveness of our design philosophy. Passivhaus design Passivhaus is fast becoming an important and rigorous design standard for ultra-low buildings and we have been quick to apply Passivhaus principles to our work. Passivhaus buildings have excellent thermal performance and exceptional air tightness, meaning that traditional heating systems are no longer required. Even in the coldest winter months, Passivhaus buildings will not fall below 16 C. Our pioneering approach to introducing Passivhaus to UK schools has led to the creation of one of the first zero-carbon schools in Europe. 7

8 Retrofit Retrofitting can help you cut carbon emissions in your existing buildings and is becoming increasingly common, due to legislative incentives to develop better building performance. For many clients, retrofitting an existing building can offer a better option than new build. A total building refresh can be achieved at lower cost and with shorter overall project duration. Why not let us put together a business case for retrofitting your buildings? Energy performance contracting (EPC) EPC is where a third party invests in an -reducing infrastructure at your organisation and the investment is repaid from the projected savings. Therefore, EPC is becoming increasingly popular as clients have less spare capital to invest. We can help you take advantage of this contractual arrangement, which sees the EPC contractor take all the risk by guaranteeing the savings which repay the investment. These contracts are typically large investment projects of over 1m and tend to last for eight to 12 years, after which the client takes full advantage of the savings. From the outset, however, the customer gets the immediate benefit of carbon savings reducing their carbon tax liability if they participate in the Carbon Reduction Commitment. Energy Performance Certificates (EPCs) These certificates let buyers or tenants know about the potential performance of buildings. An EPC gives an rating from A (being very efficient) to G (being least efficient), which is based on the prospective performance of the building s fabric, heating, ventilation and lighting. When it comes to designing new buildings we always factor the EPC into our plans to make sure we achieve the best rating possible. We can support customers to enhance their building s rating by identifying the most appropriate investment. To take full advantage of FiT (Feed in Tariff ) rates, buildings need to achieve a minimum EPC D rating. 8

9 Monitoring and improving your performance Energy bureau and monitoring services We have invested in a new web-based Advanced Monitoring and Targeting System (AM&T) which enables you to view your consumption and costs from your desk. As part of our AM&T system, we can support you to install Automated Meter Readers (AMRs) which allow you to see your use in real time, enabling operating settings to be adjusted to reduce consumption. We can also manage and host our customers billing information. We have supported our customers to install over 1,000 AMRs across the UK. Carbon Reduction Commitment (CRC) We are supporting a number of authorities to meet all aspects of the CRCEES scheme. Among our services in this area are qualification reports, data management, footprint reports and annual CRCEES Compliance Audits. In addition, we can manage the process for your organisation to achieve the Carbon Trust Standard certification which can really boost your reputation and drive performance improvement. The CRCEES scheme started publishing public league tables in 2011, and we recognise the potential benefits for your organisation s reputation. You can be sure that with our support, you ll stay away from the bottom of the table! Display Energy Certificates (DECs) For public buildings over 1000m2 (500m2 from January 2013), we can help you with your mandatory DEC requirements. DEC certificates are designed to raise public awareness and to inform visitors about the actual performance of a building. Rated from A to G, DECs are based on the actual amount of metered used by the building over a period of 12 months. 9

10 Case studies Costessey Materials Recovery Facility, Norfolk Environmental Waste Services (NEWS) Ltd We undertook a major assessment to identify the most efficient solution for saving and income generation at the NEWS Materials Recovery Facility at Costessey in Norwich. Our initial options appraisal resulted in a detailed feasibility study and installation of a 100KWp solar Photovoltaic (PV) at the site. As part of this we provided: analysis, options appraisal, structural engineering, construction and design (CDM) management, and project management services. We carried out post-project monitoring to confirm the ongoing performance of the installation. Since commissioning the system, it has generated 26,715 KWh and achieved savings of around 12,000. We re expecting the overall annual income to be 26,

11 Bideford College, Devon This 45m new school design project was led by the team in our Exeter office. We provided full design and project management services for this scheme, which included innovative low carbon design solutions. We are particularly proud of our work on this scheme, winning several awards including: the Sustainability Award from the Society of Chief Architects of Local Authorities, the International Green Apple Bronze Award, a Partnerships for Schools award and an Excellent BREEAM assessment. Our design of the school ensured that it had maximum sustainability credentials. We included natural ventilation and day lighting strategies so that the interior could adapt to different environmental conditions with minimal use of. Right from the outset, it was important to us that the college students were fully involved in the process, so we invited student representatives to attend early design meetings and workshops to ensure they had the opportunity to contribute. We wanted to reduce heating, and water consumption and we wanted alternative supplied. What we got was a fantastic building that will inspire students and the local community for many years to come. 12 Case studies Carbon and Energy Reduction Fund (CERF), Norfolk County Council We have been instrumental in helping Norfolk County Council (NCC) work towards its target of a total carbon emissions reduction of 25% by April 2014 (2008/09 baseline). After a full examination of the potential for carbon and reduction across its property portfolio, we have supported NCC to secure an internal fund of 14.35m to invest across a range of solutions. We have already completed hundreds of efficiency schemes such as installation of better heating controls and switching from traditional tungsten light fittings to LED. We successfully installed gas and electricity Automated Meter Readers to better monitor the consumption of the most intensive buildings. This has allowed us to correct anomalies such as the heating coming on over the weekend when the offices are not in use. It is predicted that our actions will help save NCC approximately 3m in costs per year. 12

13 Park Dale housing, Wakefield and District Housing We are delighted to have completed the design and construction of one of the UK s biggest ever zero-carbon social housing developments in Airedale, West Yorkshire. The visionary 12 million project has seen 91 homes built with a groundbreaking combination of -saving and carbon-reducing features. Every home has a mechanical ventilation and heat recovery system, solar panels that enable the landlord to sell power back to the national grid, superior levels of internal air tightness and grey water recycling, in addition to many more -saving features. Homes in the new neighbourhood are drawing heat from its own Eco Centre a district biomass heating system, powered by renewable wood pellets produced in Yorkshire. Total bills in these homes are expected to be 40% less than an average home and 25% less than a modern new build home. And because we care about the communities we work in, we worked with local tradespeople on this project, including more than 30 supervised apprentices, to ensure that the development was of significant benefit to the local economy. 13
