Innovater A/S is a professional player in the property development market. We develop and manage commercial, residential and retail projects in Denmark. Our partnership approach ensures outstanding competence in all aspects of the project processes. Innovater A/S maintains the project overview and management control during the entire project. The Innovater A/S objective is to become our clients preferred partner and always cater to and meet the needs and requests of tenant retail chains and investors. We accomplish this by continuous improvements on site and in the office so that our project development services consistently provide the best solutions and the best locations for our clients. 3

4 PROperty DEVELOPMENT Innovater develops and sells property projects in Denmark, focusing mainly on the grocery retail market. Our highly experienced team is fully capable of running the entire process from the initial meeting with the land owner, to dealing with local planning, zoning, drafting contracts with company-owned retail chains and until closing of the sale to the end investor. We work very closely with partners and clients through the entire project stage. Our commitment to quality is our top priority whether working on an owner-driven single property project or on a multiple property project for a large professional international investor. Our role at Innovater is to manage the entire process, interacting with each stakeholder, as illustrated in the property development wheel. This ensures that we can complete each project to everyone s full satisfaction. Innovater desires to work with repeat business partners in order to optimise and enhance our end product through shared learning and collaboration. Our objective at Innovater is to provide perfect turnkey retail premises allowing our tenants to concentrate on welcoming happy customers. By regular business partners, we mean everyone involved in the entire project: contractors, advisers, tenants, financial partners and, not least, the end investors. We always demand high standards from our business partners, but none higher than the standards we demand from ourselves. That way, we ensure that we can always deliver high quality projects within the agreed timeframe. Increasingly, our focus is on large-volume projects involving local and mid-sized retail centres with grocery stores, other retail units, as well as commercial and residential units: Ålsgårdecenteret: Total floor space of about 4,000 m², tenants include retailers Netto and Fakta, a healthcare centre, a fitness gym, professional services and shopping goods retailers. Kulturhavn Gilleleje, stage 1: Total floor space of about 5,000 m², tenants include retailers Irma and Fakta, a medical centre, professional services and residential units. Ringsted lokalcenter: Existing property of 6,000 m² to be developed into a local retail centre with shopping goods retailers and bulky goods retailers. Innovater manages the entire complex process starting with a greenfield site or worn-down property and seeing the project through until completion with new shops and infrastructure. A project typically starts with an exploration aimed at identifying a potential project. Innovater prepares an analysis of the area with respect to customer basis, competition and traffic flow. Authorities Working with the authorities is part of our core expertise at Innovater. We have a strong relationship with all categories of advisers needed in the development of municipal and local planning and zoning activities. Innovater s role is to coordinate and manage all aspects of the planning activities. We are responsible for ensuring that the flow of information between the different advisers is forwarded to the authorities allowing their work to proceed according to plan. Retail chains Project presentations to retail chains and drawing up leases is another main area that Innovater handles. We have the skills and knowledge in-house needed for this particular part of the process. We pride ourselves in providing the highest-quality information to our clients for their decision-making when they contemplate opening a new shop. The construction phase In the construction phase, we work with a small number of highly experienced contractors. Our business partners know the retail chains and they understand the high standards demanded. Quality and time are key parameters of project development. This is why Innovater is involved every step of the way, whether we are the builder or have sold the project. In other words, Innovater takes responsibility for the fulfilment of all agreements and ensures that the end-product delivered to the retail chain and the investor is of the highest quality. 5

The people behind Innovater include some of Denmark s most experienced retail developers and property investors. Across our group of owners and staff, we command all the interdisciplinary skills needed to create the ideal project, and we know what our clients and business partners expect from the project presentation to get the optimum result. 6
