1 Page 1 of 5 Commercial Spaces for Lease The Horticulture Building Lansdowne Park, Ottawa South facing front elevation Overview The City of Ottawa is seeking suitable tenants for the ground floor retail spaces of the newly relocated and renovated Horticulture Building at Lansdowne Park. Four different space configurations are available, ranging from 900 square feet to 2,350 square feet (83 square meters to 218 square meters). Anticipated occupancy date is fall The Horticulture Building is a century-old prairie-style exhibition hall and is part of a $400M project to revitalize Lansdowne Park which includes a refurbished stadium, arena, 460,000 square feet of commercial space, 280 residential units and 1,300 space underground parking garage. The building was deemed an important heritage structure and was moved 140 meters eastward to its new location on the east side of the Aberdeen Square. It is strategically positioned between the Square s large open-air Farmer s Market and the new 18 acre urban park and is in close proximity to the UNESCO Heritage designated Rideau Canal.

2 Page 2 of 5 Western view towards Aberdeen Square: Farmer s Market area The ground floor leasable areas are intended for commercial uses complementary and supportive of a variety of activities that are planned for the Lansdowne, the Urban Park and the Horticulture Pavilion. The second floor is leased to office users. The balance of the building s main floor has a large open hall area of approximately 8,200 square feet (760 square meters). The hall is operated by the City Parks Recreation and Culture Department. It is available for hourly or daily rentals for a variety of suitable uses. Commercial Opportunity The property provides a unique opportunity to small businesses. The key features are: renovated century-old Prairie-style building rich in heritage features; the front of the building is south facing (refer to attached Floor Plan on page 5) and the available space benefits from unusually wide store frontage; premise is in a shell condition with roughed-in utilities; available exterior patio area at front of building (measurements to be confirmed); as well as an optional interior patio area immediately north of area C ;

3 Page 3 of 5 the open hall of approximately 8,200 square feet (760 square meters) within the balance of the main floor is operated by the City Parks Recreation and Culture Department; it is available for hourly or daily rentals for separate events, craft sales, weddings, musical or dance performances, galas, fashion shows, art gallery, and meeting areas - the second floor is leased to office users; interior space has 14 foot ceiling height and 10 foot fenestration making it ideal for a charming bistro, high-end restaurant, or other special service facility; building is adjacent to the new Lansdowne Farmer s Market as well as the Aberdeen Pavilion and the City s 18 acre urban park; is part of a complete $400M dollar redevelopment project for the entire Lansdowne Park. All submitted offers are to be irrevocable for a period of 21 days to allow for a reasonable assessment period. All offers must include: a $5,000 certified cheque or bank draft made payable to City of Ottawa (payment is fully refundable should the offer not be accepted); the name of the tenant and the individual(s) or corporate entity to sign the lease; identification of the area(s) to be leased (see page 5 diagram outlining 4 space options);

4 Page 4 of 5 the proposed use including comments on how the commercial use will fit in with the vision of Lansdowne Park; All information provided will be kept confidential and if requested, returned to the bidder (along with the returned deposit cheque) after the twenty one (21) day assessment period if the offer is not accepted.
