2 Sustainability Consulting, Education and Analysis T Firm Overview YR&G provides technical and strategic sustainability consulting services to organizations, buildings, and communities across the U.S. and internationally. Services include: Charrette facilitation & process, design and technology optimization Energy, daylight, comfort, & cost-benefit modeling Commissioning & M&V Education & training Certification coordination (LEED, Living Building Challenge, etc.) Building Performance + Operations We work with facility managers, building engineers, property owners, and corporate real estate personnel to improve building performance and implement best practices across operations through: Benchmarking & performance measurement Retro-commissioning, audits, & energy efficiency implementation support Building operations policy & plan development Education, training, & occupant engagement Certification coordination (LEED-EBOM, etc.) Community + Neighborhood Development We support new and existing communities to become hubs of living and economic vitality including through: Community alignment & integrative charrettes Site energy & infrastructure analysis Master plan design support Energy & water resource mapping & analysis Green building guidelines Certification coordination (Green Communities, LEED-ND, etc.) Corporate Sustainability We learn the culture and market of each organization we work with to develop a comprehensive approach for managing sustainability initiatives, and supporting the implementation of those initiatives. 3 Sustainability Consulting, Education and Analysis T Building Performance & Operations YR&G works with building owners, managers, and operators to identify opportunities for sustainability-related initiatives in existing facilities, and to implement those initiatives with measurable success. We take a broad approach to sustainability with an emphasis on building and occupant performance. Whether the focus is on asset value, short- or long-term cost savings, occupant productivity, health and well being, tenant communications, LEED certification, vendor management, or procurement and waste our approach is rooted in project-specific, practical, and experience-based solutions. To accomplish this, we assess building and site performance based on observation, testing, benchmarking, technical audits, utility bill analysis, lease and standard operating protocol reviews, and conversations with the operations team and building occupants. We use this information to establish an overall strategy and approach, including specific action steps to ensure successful implementation. We then guide the development and adoption of policies, data tracking and management systems, and overall improvements to the facility. This may include performing retro-commissioning services, guiding capital improvements, instituting management practices, collecting, managing, and analyzing data, coordinating certifications, providing education opportunities, implementing communications plans, or aiding building operators in performing their own continuous improvement process. 5 Tishman Speyer Portfolio National Existing Building Portfolio LEED-EBOM Various levels Owner Tishman Speyer YR&G s ongoing work with Tishman Speyer includes the development of strategies and tactical plans to enable Tishman Speyer to implement sustainability across the real estate portfolios they manage in D.C., New York City, and Chicago. To date, YR&G has supported concurrent LEED-EBOM certification of seven multi-tenant office buildings located in and around the Washington, DC metropolitan area; certification of multiple New York City holdings, including The Chrysler Building and Hearst Tower, and is most recently working with Tishman Speyer building engineers and property managers in Chicago to optimize the energy performance of properties currently in pursuit of LEED certification. YR&G Role YR&G has been working with Tishman Speyer since At the scale of individual buildings, we work to benchmark their current sustainability performance against standardized metrics, develop plans for implementing changes to existing operations, including financial budgeting associated with LEED-driven enhancements, and coordinate comprehensive green education and occupant engagement programs. At the corporate scale, we provide support in standardizing sustainable practices, where appropriate, across their operations through the continuous development of their Standard Operating Procedures (SOPs), as well as developing and disseminating information related to LEED and sustainable operations practices through toolkits and training. 6 Chrysler Building New York, NY Multi-tenant Office Building Project Size 1,200,000 SF LEED-EBOM Gold Owner Tishman Speyer Energy Consultant ENERActive Solutions The 77 story Chrysler building has always been a New York City landmark for its luminous spires and it s one-time status as the tallest building in the skyline. Located in the heart of New York s Midtown area, with entrances on 42nd Street and from Grand Central Station, The Chrysler Building is home to a mix of prominent companies. In addition to the impressive tenant base, the building is a historic landmark and a tourist destination. YR&G Services YR&G helped to create a strategy for, and facilitate LEED certification including supporting the implementation of several sustainability measures throughout the building, as well as policy development, vendor qualification, and building operation upgrades. Reduced electricity consumption by making changes to the HVAC and mechanical systems and real-time demand monitoring Outdoor air testing and calibration of the floor-by-floor air-handler units Reduced annual water consumption by replacing original restroom fixtures with low flow aerators, new water closets, and new urinals Building-wide Green Cleaning policy Integrated Pest Management program Qualified for Energy Star label
7 Wells Fargo Center Denver, CO Office Project Size 1.200,000 SF LEED-EBOM v2008 Gold Property Manager Maguire Properties Certified LEED-EBOM 2008 Gold - Wells Fargo Center Denver is a landmark, 51-story, 1.3 million SF Class A multitenant office tower in Denver s Central Business District. The buildings were constructed in 1983 and 1984, respectively, and are currently owned by Maguire Properties-Denver Center, LLC. Project highlights include an Energy Star rating of 93, an aerial infrared energy audit program that proactively detects potential energy loss, 99% sustainable cleaning purchases, substantial increases in recycling rates through education and outreach to tenants, conversion of pre-epact water fixtures, and building-wide commissioning program spearheaded by the onsite building engineers. YR&G Services YR&G services included developing a LEED strategy; evaluating the building against both v2008 and v2009 LEED criteria, verifying Energy Star benchmarking results; coordinating LEED implementation, certification, and documentation efforts; and performing a LEED-compliant waste audit. 8 111 North Canal Chicago, IL Commercial Office Project Size 979,270 SF LEED-EBOM v2009 Gold Energy Consultant Grumman/Butkus Associates Custodial Services ABM Cleaning Services Pest Management International Exterminator 111 North Canal is a 1918-vintage commercial office building located in the heart of Chicago s West Loop business district. After earning the Energy Star label in 2011, 111 North Canal decided to pursue LEED certification to benchmark its broader sustainability performance and demonstrate leadership in green building operations and maintenance. YR&G Services YR&G worked with the project team to develop and formalize a comprehensive suite of sustainable operations programs to complement 111 North Canal s existing best practices. To help ensure that the client s sustainability goals were fully achieved, YR&G coordinated with multiple vendors and guided outreach strategies aimed at increasing occupant knowledge and engagement. ENERGY STAR Rating of 94 Indoor air quality program expanded to include both carbon and MERV 13 filtration media Plumbing fixtures retrofitted to save 2.3 million gallons compared to EBOM baseline Achieved 92% sustainable cleaning purchases during LEED performance period Integrated pest management using only least-toxic products implemented throughout building
9 W San Francisco San Francisco, CA Hotel Project Size 289,000 SF LEED-EBOM Silver The first LEED-EBOM certified property belonging to a major hotel brand, the W Hotel San Francisco is a 30-story, 289,000 SF hotel property with 410 guest rooms. The project featured energy-efficient lighting (guest rooms and back-of-house spaces), cooling towers, and electronic equipment; water-efficient guest room fixtures and waterless urinals; comprehensive high-performance green cleaning program; and a green education program aimed at guests, convention customers and industry peers. YR&G supported the Client in adopting environmental best practices and documenting performance levels. YR&G Services YR&G services included green operations and maintenance technical support, research and recommendations, LEED-EBOM Certification coordination and integrated operations management planning. 10 National Center for Atmospheric Research (NCAR) Boulder, CO Building Portfolio, Sustainability Plan Owner University Coporation for Atmospheric Research The National Center for Atmospheric Research (NCAR) contains a campus of 14 buildings including research laboratories, data centers, supercomputing facilities, and office space. This project included supporting NCAR s intentions to develop a Sustainability Management Plan to identify key impact areas, develop metrics and goals, prioritize action items, communicate the program internally to employees, and implement the best opportunities for sustainability initiatives across its operations. YR&G Services Through the use of internal staff and stakeholder interviews, town-hall style meetings, and peer organization research, YR&G supported the development of an overarching plan to manage sustainability across disciplines and impact areas (e.g. GHG emissions, energy, water, waste, land use, procurement, indoor environmental quality, and transportation) within NCAR s operational control. Established baseline and metrics for energy use, carbon emissions, waste, water, transportation, indoor environmental quality, for all NCAR facilities and operations Compared overall performance to peer organizations Established an internal advisory group of organization leaders to provide high-level guidance and support Engaged the broader campus community by conducting focus groups with relevant sub groups (IT, Facilities, Contracts, etc.), individual interviews, and large town-hall meetings Developed a decision making tool to guide and prioritize future decisions and measures Created a step by step action plan for each impact area, including both short and long term measures Created a communications and social media plan to inform and engage the internal and external community on sustainability efforts going forward
