9 THE STOK DIFFERENCE SYSTEMS THINKING Building Certifications provide a framework for improved health, performance and sustainability criteria. Recognized industry standards, Like LEED & WELL, give owners the ability to brand the sustainability achievements of their buildings which improve asset value, reduce operating cost and attract tenants. LEED LEED is the most widely used thirdparty verification for green buildings, with around 1.85 million square feet being certified daily. It is used to evaluate buildings on their holistic approach to sustainability, and can be used for new and existing commercial and residential buildings and be applied on the neighborhood scale. Having led over 50 million square feet of real estate and 150+ projects through all of LEED s rating systems, stok uses its industry-leading expertise to make the certification process as impactful and streamlined as possible. The stok Team: Holds design charrettes to help projects set progressive sustainability goals Guides project teams throughout the design, construction and operations of a building to achieve these goals Manages and documents all LEED credits, freeing up the design team to focus on designing the best building possible WELL WELL is a performance-based system for measuring, certifying, and monitoring features of the built environment that impact human health and well-being, through air, water, nourishment, light, fitness, comfort and mind. With a provisional WELL AP on staff, stok provides subject matter expertise early in the design process and ensures a seamless experience through the Performance Verification phase. The stok Team: Conducts a WELL feasibility study to identify gaps in the early design for achieving WELL certification Leads multiple team meetings throughout the project timeline to ensure effective team communication Keeps an updated WELL scorecard throughout the project timeline to ensure all requirements for targeted WELL certification level are being met Takes on all documentation responsibilities and any required action after Performance Verification Coordinates communication with Delos on any special circumstances or clarification items

15 THE HIVE OAKLAND, CA SERVICES Community Analysis & Planning Sustainability Consulting LEED for Homes Silver LEED for Neighborhood Development FEATURES A mixed-use neighborhood in the heart of Uptown Oakland, the Hive is a blend of existing buildings, historic renovations and new construction buildings. The development includes 100,000 square feet of commercial space and 104 apartments. The neighborhood is located in an urban infill development with over 90 dwelling units/acre for residential and a 1.8-floor area ratio for commercial spaces. stok was hired by Signature Development Group to create a high functioning community that seamlessly integrates into and contributes to the surrounding neighborhood. stok began by performing an in-depth analysis of the surrounding community resources. We tracked all nearby open spaces as well as public transportation options in order to determine the walkability of the neighborhood. Embracing the developer s goal for safe residential access to community amenities, we also mapped flood zones, determined safe walking pathways to nearby schools, and researched job availability outside of the project boundary. We are providing sustainability consulting for each building within the project boundary to optimize water, waste, and energy efficiency. With stok s help, The Hive is currently on track to meet LEED-ND Silver certification, as well as LEED for Homes Silver certification for two apartment complexes. >60% Installed landscaping drought tolerant >450 Public transit trips per day within ½ mile of location 13% Reduction in personal vehicle trips, through Transportation Demand Management Plan 100% ENERGY STAR appliances in residential units 76% Of 104,000 square feet from rehabilitating existing buildings (preserving historical elements!)

Stories CERTIFIED LEED Platinum Units 2nd Highest GreenPoint Rating ever Located in the Richmond district, this three-story, 19 unit Multi-Family GreenPoint/Green Communities/ LEED Project exemplifies the triplebottom-line theory by encompassing, most importantly, environmental and social values. stok worked with Nibbi Brothers General Contractors and Herman Coliver Locus Architects throughout the design and construction phases of this project as a GreenPoint Advisor, GreenPoint Rater, and LEED Green Rater. R&D facility for innovative building designs and technologies. These technologies are tested at the facility for potential implementation in Obayashi s global construction projects. It s currently the third highest LEED EBOM score in the world (over 6,000 other registered projects) and also scored one of the highest ratings ever achieved in Japan s Comprehensive Assessment System for Built Environment Efficiency (CASBEE) green building rating system. BUILDING HIGHLIGHTS Peri-buffer system: a thermal buffer zone established around windows to reduce air-conditioning loads in low-occupancy building zones Task/ambient lighting/airconditioning that allows employees to set their own levels, and uses IC tags to only operate when employees are present Slanted roof panels with ventilation slits to allow for natural daylighting, ventilation and temperature control Solar panels generating enough energy for nighttime workspace lighting Natural ventilation displacement system utilizes temperature and CO2 sensors to activate floor vents Hybrid heat pump system that utilizes both geothermal and wellwater heat 3rd Highest LEED EBOM score 93% ENERGY STAR rating (It s more efficient than 93% of buildings worldwide!) 55% Less CO2 emissions than the baseline standard of similar buildings 35% Reduction in indoor water use through rainwater and well water treatment system 36% Reduction in energy lost through the Building Envelope (PAL) 70% Reduction in indoor water use through rainwater and well water treatment system that flushes urinals and toilets 42% Reduction in energyefficiency ratio (EER) value
