But this achievement can also be very stressful without the knowledge or guidance to handle it successfully. Finding the perfect home doesn t happen in one day. As First-time homebuyers you face an information overload on mortgages, inspections, conflicting news reports and understanding the real estate marketplace. More than ever, buyers need guidance from industry professionals who live and breathe the housing and mortgage financing marketplace. Real estate professionals have the expertise and insight to help clients navigate the emotional and financial journey and to then secure a home where great memories can be made. There is no question that there is value in the long term investment of buying a home in Yellowknife.
2 A REALTOR can help analyze the buying issues of the marketplace such as 1) What type of home is offered within your financing constraints 2) Knowing the history of properties. Coldwell Banker has a very user friendly website I am sure you have all been there... it is updated daily with new listings as they are processed..this is where you will have an edge working with a REALTOR we will call you!! 3) Work with a REALTOR that you trust to give you the best possible advice and trust that person if you get into a multiple offer situation.. 4) When you have found the home you are looking for and are ready to submit an Offer to Purchase a REALTOR will take the time to guide you on price, down payment and conditions for the purchase, counter offers and all negotiations with the seller. 5) Once the offer is accepted your REALTOR in many cases will forward the offer directly to your bank on your behalf 6) A REALTOR will take the time to guide you through all the steps to possession. Closing costs that are paid to the lawyer, which utilities to hook up and when, insurance information on fuel tanks and assistance in filling in the many pages of questions that some insurance companies request,.absolutely everything that has to be done to possession. 4 7) Bank Financing and Approval When financing is in place and inspections done and you are ready to remove the conditions on your sale your REALTOR will remove the conditions of financing and home inspection after reviewing the house inspection with you 8) House Inspection Your REALTOR will review the inspection with you and guide you as to what is considered major and what is minor.. The inspection is there to address major electrical, mechanical and plumbing issues and we are there to make sense of it all for you.. 9) Legal Work.Your REALTOR will send instructions to the lawyers and this is what triggers a SALE on our website.. 10) Move in Day..on the day of possession before noon your REALTOR will arrange a walkthrough of your new home.. We make sure all receipts are in place for fuel fill up, servicing the furnace, carpets cleaned and if any work had to be done before possession we make sure it is all in place for you at that time.. We are here to make this the best experience possible..

Get objective information and opinions -provide facts about zoning, property taxes, utility costs and comparative values. -access information about sources of financing, understand the qualifying process and explain the options that are available. -help buyers review their financial situation so they spend their time looking at properties within their investment range -explain the negotiating process and benefit from our negotiating experience -assist in getting through all the necessary details of buying a home It costs you nothing to hire a REALTOR with their years of experience to find you the best house for the best possible price.. You will have an expert to guide you through the process
