4 Course Description When is it best to hire a Mechanical Engineer or a Mechanical Design-Build Contractor for mechanical improvement or repair projects? This presentation will focus on the pros and cons of repair and/or replacement strategies for heating, ventilation, and air conditioning ( HVAC ) / mechanical projects with the implementation of energy efficiency components.
5 Learning Objectives At the end of the program, participants will be able to: 1. Hire a Mechanical Engineer or a Mechanical Design-Build Contractor, using thorough evaluation methods. 2. Recognize and evaluate minor or major systematic repairs vs. replacement in heating, ventilation, and air conditioning ( HVAC ) / mechanical projects, using examples and/or case studies. 3. Identify and incorporate energy efficiency programs by utilizing local and municipal entities, using examples and/or case studies. 4. Implement a strategic plan for an energy efficient program that will result in longterm operational savings in heating, ventilation, and air conditioning ( HVAC ) mechanical projects, using examples and/or case studies.
6 Hire a Mechanical Engineer or a Mechanical Design-Build Contractor Mechanical Engineers are recommended for: New construction projects Re-design of the existing system Conversion to a different type of heating or cooling system. Steam to hot water Steam or hot water to forced air Water cooling to air cooling. 2 pipe heating and cooling system to forced air system
7 Hire a Mechanical Engineer or a Mechanical Design-Build Contractor Case Study Christ the King, Chicago, IL After (3) years of discussion with Parishioners and different mechanical companies, the Parish decided to hire a Mechanical Engineer to design the new HVAC system. This project will be a conversion from low-pressure steam to Rooftop units with a Variable Air Volume box system controlled by a Building Automation System that will include air conditioning.

Design Build contractors have in -house engineers and they have the ability to implement the work. 11 Hire a Mechanical Engineer or a Mechanical Design-Build Contractor Case Study St John Fisher Parish, Chicago, IL Pastor and committee interviewed mechanical engineers but chose to use the design build contractor.
12 Hire a Mechanical Engineer or a Mechanical Design-Build Contractor Case Study St John Fisher Parish, Chicago, IL Central Plant had (2) low-pressure steam boilers for the Church and Old school and (2) hot water heat exchangers for the new school. The central plant was controlled by pneumatic controls.
13 Hire a Mechanical Engineer or a Mechanical Design-Build Contractor Case Study St John Fisher Parish, Chicago, IL Contractor designed and performed the following work; converted the old school from steam to hot water by running all new copper piping, removed the heat exchangers and added new high efficient hot water boilers for both the old and new schools. The church remained steam; the original steam boilers were replaced with (2) appropriately sized steel steam boilers with high turndown burners.

Is it an equipment issue? Is it a temperature issue? (i.e. hot or cold areas) How long has it been occurring? What is the maintenance history of the equipment? Is a contractor currently under contract at the Parish? Consult with a Mechanical Engineer if needed.

18 Recognize and evaluate minor or major systematic repairs vs. replacement in HVAC projects Case Study: St Catherine Laboure, Glenview, IL The Parish school has a Carrier rooftop unit (RTU) that was installed in 1994 and is in fair overall condition but the heat exchanger cracked and needs replacement. The mechanical contractor provided a repair vs replacement contract. St Catherine Laboure - RTU Repair vs Replacement proposal Repair cost - New heat exchanger and all it components. $4, Replacement cost- New RTU $8, After considering the overall condition of the RTU and given that the unit was beyond its life expectancy of years, the Parish chose the replacement option

20 Recognize and evaluate minor or major systematic repairs vs. replacement in HVAC projects Case Study St Hedwig Parish, Chicago, IL During the energy upgrade project, we found the vacuum pump tank had a leak and was in need of repair or replacement. The vacuum pump was beyond repair and it was replaced at the end of heating season. Upon equipment start-up for the heating season, we found the vacuum pump was not operating properly. Vacuum pump was able to pull and hold a vacuum for the heating system. The Parish felt it was improperly installed and had the local distributor verify equipment was installed per manufacturer specs. After much discussion, the Parish hired a Mechanical Engineer to assess the entire Parish heating system. The ME provided a written report stating that the issue is not with the new equipment it but rather an existing issue with the condensate return lines and steam traps leaking. These areas will be addressed in the off season and monitored during the upcoming season.

22 Identify and incorporate energy efficiency programs Contact your local utility provider and inquire about your Free Energy Assessments report. They should provide a list of trade allies that perform the assessment. The Local Utility trade ally will provide an assessment report that will identify all the possible energy efficiency projects and incentives. Begin with the low-hanging fruit upgrades such as; direct install program, LED bulbs, any project that will result in $0 out of pocket for the Parish i.e. steam traps, heat pipe insulation, etc If planning a major mechanical repair or replacement, get the utility company involved in the early.
23 Identify and incorporate energy efficiency programs The Archdiocese of Chicago had 144 (41%) of the Parishes participate in Energy Efficiency assessment and implement projects of all sizes from simple LED bulb upgrades to major mechanical replacement. The majority of the incentives received by the Parishes were related to Natural Gas projects, electrical projects have been a minor percentage. We are beginning to tap into the electrical incentives with HVAC controls and lighting projects.

25 Implement a strategic plan for an energy efficient program Explore all energy efficiency possibilities. Local Utility Company website Implementing a good strategic plan with a clear goal will result in a successful Mechanical and Energy project with lower operating cost.
26 Implement a strategic plan for an energy efficient program Proper planning will result in a successful mechanical and energy efficient project. Set your projects goals. Holistic approach to project. Not only replace Old or nonfunctional equipment, evaluate how the equipment is being controlled (pneumatic controls, building automation system, etc.), operating on a schedule? What turns it on and off?
27 Implement a strategic plan for an energy efficient program Case Study Mary Queen of Heaven Parish, Cicero, IL Parish chose a Design-Build contractor for project Planning phase took 5 months, from initial walk through with local utility company to preparing scope work to bidding and awarding the project.
28 Implement a strategic plan for an energy efficient program Case Study Mary Queen of Heaven Parish, Cicero, IL Central heating plant system with original Low-pressure steam boilers and other original equipment was replaced with (2) Low-pressure steam boilers with High- Turndown burners and a new chimney liner. Gym Heat exchangers and pumps were replaced by (2) stand-alone High efficient hot water boilers with new pumps. This system can now be programmed and operated independently from Central heating plant.
