There is a Powers 200 controller that sense outside air temperature. Mechanical System: There are 6 supply fans located in the penthouse on the roof that supply the conditioned air. The Dining and Lounge area has radiant heat around the perimeters on the east and west sides. The cooling is supplied from the supply fans in the penthouse. These fans run 24 hours a day 7 days a week and have modulating dampers. There is (1) supply fan that is broken and hasn t worked in 25 years; it supplies air to the private dining room. There are no thermostats located in the space, air is supplied based on the outside air temperature, and any changes are done manually. The service area and office areas have moved from the original locations and the new spaces are either having too much air or too little air. Domestic hot water is done with a heat exchanger, which is located in the mechanical room in the basement. There is a Powers valve for hot water and for cooling; these are manually switched during the seasons. The heat exchanger is connected to the steam system. The main steam enters the building in the basement mechanical room; this is where the condensate line also leaves the building. Siemens has a preventive maintenance and valve replacement contract on the pneumatic controls. They are there 2 days a month, every two weeks. They are in the process of switching out the valves as they fail or the seat becomes bad in all the residential buildings. Each residential building has a steam-flow meter, which measures steam use located in the basement.

2 East Hall Square Footage: 25,885 Year Built: 1963 Type of Use: Residential dorm living Hot Water Water-cooled condenser on the roof for cooling, there is a York Chiller in the basement mechanical room (picture #1). The unit is a York 50 Ton with a 6 cylinder-reciprocating compressor. There is a Powers 200 controlled with an outside air temperature sensor. Mechanical System: 2 air-handling units AHU #1 is the larger of the two and both are York units. AHU #1 has recently been rebuilt. AHU #1 is for the dorm rooms and AHU #2 is for the basement area. East Hall has medium pressure induction units for heating and air conditioning needs within each dorm room. An induction unit has a small (usually 3-to-5 inches) medium pressure air duct connection from a central fan. The central fan brings in outside air and return air and centrally heats/cools the air supply to each induction unit. Within the induction unit is a primary air outlet arrangement that looks like a gas burner assembly in an atmospheric boiler. This air outlet assembly is located over a secondary heating/cooling coil in the dorm room induction unit. The venturi effect of the primary air blowing out of these orifices induces secondary room air to flow through the secondary heating/cooling coil within the space to achieve space comfort needs. The normal control arrangement of these units is that a common primary air temperature is delivered to all units and a local control valve (manual or automatic) controls the water flow through the secondary coil. This results in controlled ventilation to each room and allows each occupant to adjust the final room condition by controlling the secondary coil operation. Control recommendations for these induction units include DDC control of the air handler serving the induction units as well as the valves and pumps controlling the primary and secondary water temperatures delivered to the AHU and the secondary coils. Domestic hot water is accomplished with a heat exchanger, which is located in the mechanical room in the basement. There is a Powers valve for hot water and for cooling. 5 North Hall South Hall Square Footage: 21,041 Year Built: 1959 Type of Use: Residential Dorm Living Hours of operation: 24 hours Occupancy: School year and summer conferences Building Mechanical Systems North and South Hall are two dormitories that are a part of McCormick Student Village. North and South Hall are 21,041 square feet each with four floors plus a basement. These buildings were renovated in As part of that renovation new windows were installed and central air conditioning was installed. Heating Systems There are new two pipe perimeter fan coil units installed in each room that provide heating and cooling. Each fan coil unit is equipped with a two way automatic control valve and a thermostat. There are two steam to closed loop hot water converters (one for North Hall and one for South Hall) located in the basement with a 2 horsepower pump for North Hall and a 3 horsepower pump for South Hall that circulate hot water through the dual temperature fan coil system. Air Conditioning Air conditioning for North and South Hall is provided by one Carrier 130 nominal ton single stage Absorption chiller located in a penthouse mechanical room. The Absorption chiller has two internal pumps: one 10 hp solution pump and one 5 hp refrigerant pump. There are two 3 horsepower chilled water pumps (one for standby) that provide chilled water to the dual temperature system during the summer months. There is a controlled bypass valve located in the penthouse that would bypass water to maintain minimum flow through the chiller if the pressure should rise across the chilled water pumps due to a lot of fan coil two way valves closing. There are two 5 horsepower condensing water pumps (one for standby) that circulate condensing water through the absorber to a forced draft cooling tower with a 20 horsepower fan motor. The Absorber uses 18.7 pounds of steam per ton hour or a total of 2431 pounds of steam per hour at full load. The Absorber would also use 43 horsepower of electrical energy at full load (15 hp internal, 20 hp tower fan, 5 hp condensing water pump, 3 hp chilled water pump). With the exception of the tower fan motor which would cycle based on load, the other pumps would remain constant at all times the chiller is running. Domestic Water

6 There are is one hydro-pneumatic tank with booster pumps located in the basement that provides domestic cold water to the buildings. There is also one steam to domestic hot water converter that provides domestic hot water to the buildings. Ventilation There are central bathrooms and showers located on each floor with two exhaust risers and two exhaust fans per building. E-1 is rated for 1720 cfm (1/3 hp) and E-2 is rated for 880 cfm (1/6 hp). E-1 exhaust the toilet area and E-2 exhaust the shower area. The fans run continuously. There is no make up air for the building. Miscellaneous There is a small refrigeration unit in the top stairway landing that cools drinking water. Controls The building temperature controls for North and South Hall are pneumatic.
