4 WELCOME TO BUILDING YOUR NEW HOME Let s get started! Closing on Your Home Your home is being built by F Street Homes, LLC, a building company licensed to use the F Street Homes trademark. It must follow the F Street Homes brand standards for building and quality. Choosing a builder for your new home is an important decision. We want you to have confidence in us as the company and team you have chosen for this responsibility, and to understand our commitment to you. Regardless of the size or price of the home, we focus on providing you with value by combining creative, functional design elements with the highest quality materials and workmanship, supported by responsive customer service, before and after the sale. This commitment means you can count on us to be there when you need us -- because we truly want to create a Pleasurable Buying, Building and Ownership experience. As an F Street Homes Builder, we have the experience, integrity and financial stability to fulfill our pledge to provide you with a Best in Class Home for the Money that is built to last -- one you and your family will be proud to live in for years to come. What happens next? Building a new home is a very exciting experience. It is also a very complex process with many details to be decided and arranged. So let s make this experience as stress free as possible! You are an important part of this process. While your F Street Homes Builder is building your new home, you participate in several critical areas as well. The list that follows outlines, in chronological order, the events that will take place in the creation of your new home. Where time frames are specified, it is vital that they be observed in order for us to make sure your home is completed on time. Purchasing Your Home Please re-read the Purchase Contract and all attachments carefully. Your Sales Professional is there to answer any questions; and ALL questions are good questions. Applying for Your Loan Once the Contract has been signed, and a deposit is made, arranging the details for financing is next. To assist you, your Sales Professional will provide you with the name and number of our preferred lenders. There will be lots of paperwork, so be patient it is worth it! Soon you will own a new home. Construction of Your Home While it is under construction, you re invited to visit the site of your new home. We will meet you there at specific times. Please read "The Construction Of Your Home" section on page 7 for information on the actual construction process, site visits and your scheduled meetings with your Construction Manager during the process. Prepare for the Closing The closing date will be scheduled by your Sales Professional and your Construction Manager who are coordinating with your lender. That date is determined by the expected date your home will be ready. If there are certain days that are difficult in your schedule, please inform your Sales Professional as soon as possible, so every effort can be made to accommodate you. The actual closing documents will be reviewed by the closing agent of the Title Company. It is a good idea to take half a day off if you are working, since all parties must be present to sign the closing paperwork. Mail away closings for the required signatures can be arranged, if prediscussed with your Sales Professional. 30 Days Before Closing Contact insurance companies for quotes on homeowner s insurance. A homeowners insurance policy must be secured at least one month prior to the closing date. Secure a binder on your homeowner s insurance policy. Contact utility companies to set-up service for closing day. Some companies may require a deposit. Your Sales Professional can provide you a list with local utility companies and contact information. The Week Before Closing Closing Attend the New Home Introduction with your Construction Manager seven to ten days prior to closing. At this time, we will introduce you to the systems of your home, discuss homeowner maintenance items and review the warranty program. Your closing will be scheduled at Fuentes & Kreischer, PA 1407 W. Busch Blvd. Tampa FL (813) Receive final figures determined and given by the title company for dollar amount needed at closing. All funds must be wired and wiring instructions will be printed on the Closing Request document provided by your Sales Professional. Receive house keys, garage door opener remotes, and security gate access remotes, where applicable, when the home is funded. Congratulations! You re an F Street Homes Homeowner! 3 12
5 The New Home Introduction Financing One of the most important components of our customer satisfaction program is your Homeowner Introduction. This introductory tour of your new home takes place approximately seven days before your closing. Your New Home Introduction is designed to assure you feel total satisfaction with your new home, help you to become familiar with its many features, and educate you with your home and the important maintenance items & tips. Scheduling Shortly after countertops are installed in your home, your Sales Professional will contact you to schedule the New Home Introduction. Appointments are available Monday through Friday. The New Home Introduction takes approximately 60 to 90 minutes to complete, depending on the size of your new home. Be sure to plan enough time so that you can get the most benefit out of this opportunity. Purpose The main purpose of The New Home Introduction is to introduce you to your new home and its many features. It takes place approximately seven (7) working days prior to your closing. This tour goes far beyond the traditional walk through. It includes a detailed demonstration of your new home s systems and information regarding its maintenance. It is our goal to deliver your home clean, complete and on time. In particular, the New Home Introduction gives you an opportunity to review the great options and how to maintain them when you become the new owner. You will be introduced to your new home. Even if you are a current Homeowner, this home will have different elements that will need care during your time living there. We will discuss your home warranty and some home maintenance items. Home Warranty Introduction During your New Home Introduction, time will be spent going over your home warranty. You not only receive a warranty from us, your Builder, but also from HBW 2-10 a third party provider. This extra warranty was included in your home purchase contract. At this time, you will receive a copy of your complete homeowner warranty. You will also learn more about the Customer Care Department and how to obtain warranty service if you happen to need it. Making The Most of Your New Home Introduction Past experience has shown that the New Home Introduction is most beneficial when customers are able to focus all of their attention on their new home and the information presented. Although we know that friends and relatives may be anxious to see your new home, it is best that they visit at another time. We also suggest that, if possible, you do not bring children or pets along. You will receive extensive information during this Introduction and we want you to be able to give your home the careful attention it deserves. If a real estate agent has been involved with your purchase, he or she is not required to attend. However, if you would like to have your real estate agent view the home with you, we encourage you to do this at a time prior to the scheduled New Home Introduction. The Lender Immediately after signing your contract, you must submit a mortgage application. Your Sales Professional will provide to you a contact list of our Preferred Lenders. We encourage you to use one of our Preferred Lenders. These are lenders who we trust to provide you the best loan program to meet your needs, and we trust to properly prepare your closing documents to the title company so that there are no unnecessary delays. Your F Street Homes builder will provide a percentage toward closing costs when you use a Preferred Lender. You must obtain a pre-qualification letter and provide that to your Sales Professional within 14 days of signing the contract. If you decide to use an outside lender, you must provide the name, address, phone number and primary contact information to your Sales Professional. Closing cost incentives will only be applied when using a F Street Homes Preferred Lender. Avoid major purchases before the closing Some homebuyers think that just because they have secured mortgage prequalification, the deal is done. Not so. Banks have been known to pull mortgages when the homebuyer purchases a new car, new furniture or other expensive item. To banks, such purchases suggest more debt for the homebuyer and more risk for the banks. Avoid large purchases until after the closing. That goes for cash deals, too. The lender may confirm your cash reserves when they approve a loan. Don t make career changes Lenders evaluate your salary and job stability when considering loan qualification. Any career move you make could jeopardize your home mortgage loan. That could delay the process until you demonstrate your new job is a stable one that guarantees you ll have the financial resources to pay off your mortgage debt. This is especially true if you change industries. Plan on a last-minute credit check before closing Your lenders will likely make a second credit check right before closing. So if you miss any credit-card payments or are late on a current mortgage or car payment between the time you were approved for a mortgage and the actual closing date, you may be putting your loan qualification in jeopardy. Even applying for a new credit card can trigger a credit-score inquiry, which could reduce your credit score and threaten your qualification. Understand your closing costs Some homeowners put every last penny into the mortgage down payment and don t leave enough to pay for closing costs. Closing costs can be as much as 3% of the cost of a new home that s $6,000 for a $200,000 property. Also, closing costs are dynamic and can change between the time of the contract signing and the closing. If you don t have cash set aside to pay more for mortgage rate points or on closing fees than you were anticipating, your F Street Homes Builder can provide closing cost incentives when you use a Preferred Lender. 11 4
6 Option & Color Selections Home Site Meetings Personalizing Your Home For To Be Built Homes, you ll find many interior and exterior selections to personalize your home. Within the first 21 days after signing your contract Attend Preview Night at the Design Center. This will give you the opportunity to look at all the different exterior and interior features you can select to personalize your home. Attend the Design Session at the Design Center. You will receive personalized interior design assistance with a professional decorator. (Please see The Design Session on the next page for a detailed explanation.) Selections on an Inventory Home* If you have purchased a home already under construction, the process is slightly different. The construction schedule may not accommodate new or different option or color selections. Selection Requests will be considered for acceptance at your Builders discretion, based on the Option Cut Off Grid you signed with your contract. Changes Requested After Construction Begins The construction schedule may not accommodate new or different option or color selections. Selection Requests will be considered for acceptance at your Builder s discretion, based on the Option Cut Off Grid you signed with your contract. Such change agreements, if accepted, will each be subject to additional deposit fees. Change Agreements will not be effective unless approved in writing by both the Construction Manager building the home and an officer of your F Street Homes Builder. We construct each home to comply with all approved plans and specifications. Each model has been approved by a structural engineer and the applicable building department, and meets our own strict standards. During the construction of your home, a licensed Construction Manager oversees all the work. Our construction professionals inspect every step of the building process and are responsible for maintaining quality control. In addition, a number of third-party outside inspections are conducted at specific phases, before construction can continue. This is to give you added security in a Beautiful Home Built to Last. Final inspections occur when the home is complete. At times it may appear that no progress is being made on construction while your home awaits one or more inspections. This is a normal part of the construction process and occurs at some point in every home. The construction schedule for your home that was discussed with you includes these periods. Meetings With Your Construction Manager Before construction ever begins on your home, a schedule is established by the Construction Manager in charge of your home, to outline the approximate time frame for every phase of construction. This schedule includes three (3) meetings with you and your Construction Manager to keep you updated on your home s progress. You will receive weekly updates from your Sales Professional. Pre-Construction Meeting Time: Approximately 1 Hour Objectives: Provide a brief background of the Construction Manager. Review and clarify the Contract Summary and Community Standards. This is to ensure we will be providing what you are expecting. Briefly discuss scheduling and general closing date. Open forum of Questions and Answers. Pre-Drywall Meeting Time: Approximately 45 Minutes Objectives: Review that options and colors are in place as they should be. Educate the homebuyer regarding the construction features of our homes, i.e. Cross Bracing Blocking Anchors at bearing walls Briefly describe the activities of the construction schedule from now until completion. Open forum of Questions and Answers. * An Inventory Home is a home that is already in permitting, has already started construction or is already completed at the time the purchase contract is written. Pre-Construction Pre- Drywall New Home Introduction NEW HOME INTRODUCTION (Please see the NEW HOME INTRODUCTION section of this handbook for a detailed explanation of this meeting located on the next page). 5 10
7 Site Visits We know that you will want to see the progress of your new home as it is being built, and we welcome you to visit the site. A construction site is an exciting place, but it can also be hazardous. Your F Street Homes Builder has exclusive possession of the property and control of the all the work until closing. Once construction has begun, you are required to schedule all visits to the property in advance with your Sales Professional. An employee or agent of your F Street Homes Builder must accompany you or any of your guests or representatives during all visits to the property. For your safety and to comply with OSHA requirements, you should wear a hard hat while you are at the site. If you have questions about the work in progress, please direct them to your Construction Manager. Substitutions Manufacturers sometimes make changes in their products that can affect the construction of your home. As a result, it may be necessary for us to use materials or methods that differ from those in the model home. However, any changes or substitutions will be equivalent in quality and performance. Another reason substitutions may be required is to meet changes in the regulations of the city or county where your home is being built. Because we always comply with the codes and requirements in effect for each individual area, the same floor plan may be slightly modified in different jurisdictions. Since such substitutions or changes may become necessary due to matters outside of our control, we reserve the right to make them without notifying our homeowners. If you have any concerns just ask. Inspectors Personal Inspectors may be engaged by you at your cost if you wish. We have already hired 3rd party Inspectors to ensure a quality home, built to last. However, per the contract, no inspectors engaged by you can be admitted to the property during construction, unless they have been pre-approved by your F Street Homes Builder in advance. Each such inspector must be a licensed Florida Certified Residential Contractor, Certified Building Contractor or Certified General Contractor. The Inspector must personally perform the inspection, and furnish satisfactory evidence of worker s compensation and general liability insurance prior to visiting. Inspections will be permitted only when the construction has reached the appropriate stage for the requested inspection. We do not delay construction or uncover any work to accommodate inspections or other visits by you or your representatives, so please schedule in advance. Under no circumstances can you or someone representing on your behalf contact subcontractors, or engage any other builders, or personally perform any work on the property before the final closing when you take ownership of your new home. This policy is for your protection, so you receive correct, professional information. The Design Session For a To Be Built Home, you will meet with a professional designer for your Design Session. During this meeting, you will choose and personalize all of your interior and exterior colors and finishes. So get ready to enjoy the creative process. Your Design Session will take place at Total Design Source, our Design Studio, where all of our choice options and samples are displayed. It is conveniently located at 3602 W. Cypress St, on the corner of Cypress St and Himes Avenue in Tampa. A Design Consultant from Total Design Source will contact you soon after you sign the contract. In order to start the construction process in a timely manner and with your chosen options, please schedule your appointment within the next 14 days. The following are some suggestions that will make your Design Session more pleasurable: Please allow enough time for your Design Session appointment. Your Consultant will schedule a block of time pertinent to your floor plan needs. Your appointment shouldn t exceed 3 hours. At your appointment, don't be shy about taking notes. You'll be covering a lot of information, and it's a lot to remember. Bring your camera (or camera phone). Capture photos of your finishes to help when you're shopping for furnishings, or just to post and show them off to your friends! Make sure the final decision-maker is at your appointment. If you and your co-buyer want to make decisions as a team, you both need to be present. Minimize distractions. Officially block off your time so co-workers and children know you're busy. Arrange for daycare (including doggie day care) as needed. Your complete attention is important. Expect variations. Every home is different, and your finishes will take on their own distinctive look and feel in your home. Flooring against different paint colors will take on a slightly different look. Please be prepared to sign-off on your selections at the end of your Design Session. We ask our Design Consultants to give us all of your selections immediately following your meeting, so we can begin ordering and scheduling deliveries for the construction process. If there happens to be a reason for a repeat visit, additional appointments are available at our Preferred Home Builder Rate of $100.00, due at the Design Studio. But really all your choices should be complete after just one session. 9 6
