We are proficient in building custom homes which is a nice and rather distinct from building cookie cutter homes. Custom homes typically have complicated floor layouts, complex roofs, and use higher end materials that frequently necessitate training and expertise for proper installation. 3 Start a binder to catalogue ideas from varying resources on floor plans, photos of homes, decorating ideas, building materials, etc., and this will give you a good place to keep everything organized and in one place. Plus, you'll be able to carry the binder with you out in the field and write notes as you start exploring possibilities. Write down any questions you might have so you'll remember to ask us. DECISIONS, TESTS AND BARRIERS: The decision to build a new home is different for almost everyone. For some folks it's about a growing family that the current home doesn't support. For others their nest is empty and the large home is no longer needed and a smaller home with more features is attractive. Some people want new homes because they can't find what they want in an existing home and for others, they build to be closer to their job and/or further away. Building a new home takes planning. It will test you at many points in the process. You may even be challenged with barriers you'll have to overcome and we are confident this guide will help you achieve your Dream Home. EXISTING HOME OR NEW HOME? The eight benefits below might help you decide which direction you wish to proceed (or CALL US): 1. I want it my way. When a new home is built by Tamanna, you get to call many of the shots. From choosing the lot, the colours, the materials, the amenities and the fixtures, you'll end up with a new home that reflects your personality and taste. 2. Reflect the latest trends. When Tamanna builds your new home you're going to design floor plans that reflect the latest trends. Resale homes won't reflect today's trends because they were built when other trends were popular. So if you're looking for a gourmet kitchen, luxurious bathrooms, theatre room and extensive wiring and outlets for all your electronic needs, new is the way to go. 3. Low to no maintenance. With a brand new home build by Tamanna you get rooms decorated exactly the way you want, along with other features that eliminate the need for time-consuming and costly home improvement projects later on. Today's families seek more quality time, and minimizing the amount of work needed after move-in frees up time that can be spent having fun together instead. 4. Better at conserving energy. New homes build by Tamanna are better insulated and utilize energy-efficient products and materials. Resale homes probably won't have many of these energy-saving features that significantly lower energy costs. 5. Free of environmental dangers. Many older homes were made with materials that today are highly regulated and, in many cases, are no longer acceptable for residential building. Asbestos and lead paint are a couple of good examples of dangerous chemicals that will NOT be found in new homes constructed by Tamanna. 6. More Light. Light is a natural energy booster and with a new home constructed by Tamanna you can have skylights, taller windows, transoms, sun rooms, etc. It's up to you. 7. Tax Benefits. When you own a home, you can deduct two amounts from your income tax worksheet. You can deduct the amount of interest you paid on your mortgage payments, which for the first many years on a mortgage is typically more than you paid 2
4 towards the principle. Plus, you can deduct the full amount of your property tax payments. Every year, your mortgage company will mail you a statement that includes these two deductible figures. These figures are then used to reduce the amount of income for which you are required to pay taxes. It's not unreasonable to pay several thousands of dollars in mortgage interest throughout the year. And this can all be deducted. Property taxes are high in many localities and this deduction can also add up to several thousand dollars. 8. No Annual Rent Increases. When you rent an apartment or home it's not uncommon for the rent to increase each time a lease is up for renewal. The landlord, as the actual property owner or caretaker, is free to change the terms of the lease each time it is renewed. When you own a home, you know exactly how much your monthly payments will be for the entire length of the mortgage. The payments are calculated for each month and are based on the type of mortgage that was approved. There are fixed rate mortgages, where the same amount is paid every month. CONCLUSION: Focus on your dream. Picture yourself comfortable in your new home with your loved ones. Ignore Negativity - People always have advice for others, and are more than willing to give it whether you asked for it or not. Especially your friends and loved ones, and especially when it comes to a home. The important thing to remember about advice is that you don't have to take it. If, after careful consideration, you decide the advice serves no positive purpose for you and your goals, then ignore it. And it's really that easy. PLANNING: Now it's time to start planning for your home. It's important to get your financial situation in order and get pre-qualified for a mortgage so you understand how much home you can afford. I encourage everyone that will be living in the home to participate. Home Shape and Size: Something else to consider is the shape and size of your new home. So how do you determine the best size and shape for your home? Well, it should be large enough to accommodate you now and in the future. But it can't be so large that the size busts your budget. 3
5 Other Considerations: DO YOU HAVE CHILDREN NOW? HOW MANY? WHAT ABOUT FUTURE CHILDREN AND/ OR GRANDCHILDREN? DO YOU WANT AN EXTRA-LARGE KITCHEN OR SUPER-SIZED OUTDOOR LIVING AREA? WHAT ABOUT BATHROOMS? NO MATTER HOW MANY EXIST, HOMES NEVER SEEM TO HAVE ENOUGH! o Then see how your "wants" compare with your budget. If you're over budget or you find you can't build as much as you'd like, start crossing out and modifying your list until it's just right. Assessing Needs and Wants: HOW MANY BEDROOMS DO YOU NEED? HOW MANY BATHROOMS DO YOU NEED? HOW BIG DOES THE MASTER BEDROOM NEED TO BE? HOW BIG DO THE OTHER BEDROOMS NEED TO BE? WHAT TYPE OF KITCHEN DO YOU NEED BASED ON YOUR LIFESTYLE? DO YOU WANT A SEPARATE FORMAL/GRAND LIVING? DO YOU NEED A SEPARATE LAUNDRY ROOM? DO YOU NEED A GUEST BEDROOM? DO YOU NEED A HOME OFFICE? HOW MUCH SPACE DO YOU NEED FOR STORAGE? DO YOU NEED A BASEMENT? AND DO YOU WANT IT FINISHED? HOW LARGE OF A GARAGE DO YOU NEED? WHAT OTHER ROOMS ARE IMPORTANT TO YOUR LIFESTYLE? WHAT TYPE OF OUTDOOR LIVING SPACE DO YOU NEED? PORCH, EXTERIOR KITCHEN, SCREENED ROOM, ETC.? AND WHAT ELSE COMES TO MIND FOR YOU? Now that you've collected all the data, let's makes some compromises. Making Compromises: Now go down the list and mark them according to the scale below: A MUST HAVE I WANT IT BAD MY DREAM NOT IN HUNDRED YEARS Chances are you will have to compromise based on the amount you can or want to spend on your new home. 4

Every home is unique and as such project timelines vary as well. Depending on the size and uniqueness of your house it can take anywhere from 6 months + form the day of excavation. 2. Can I visit the construction site to watch the progress of my home? Your home taking shape step by step can be very exciting. You are more than welcome to come visit the construction site with an appointment. Keep in mind that, for safety reasons, you should not enter the construction site for an unscheduled visit. 4. Can there be delay in finishing my home? We are as eager as you and strive to complete your home on time however on occasion; there have been delays due to unforeseen circumstances. 5. What kind of products will we use? We only use products that have good reputation. We use brand name products to ensure that the quality of the product has not been compromised whilst adding value to your home.
