2 THE OPPORTUNITY OF AFFORDABLE LUXURY Capital Group, a Florida Real Estate Development Company, has identified a specific target market opportunity created by the upswing in the economy, local aging real estate inventory, and scarcity in prime land. These conditions have created a pent-up demand for new construction Affordable Luxury in South Florida. Combining Capital Group s knowledge, skills and development expertise with award-winning designers, we are creating and offering luxury homes in the Designer Series. Capital Group seeks a financial partner to capitalize on this lucrative and timely opportunity. AGING INVENTORY OF HOMES Since the recession began in December of 2007, there has been next to no new construction in South Florida. What little has been built new has been snapped up, often before completion of construction. For builders and developers, the lack of land available for new buildings and new communities is limiting future growth and holding up local new building permit starts. Bottom line: Most of the present inventory of homes for sale is older, rundown, out-dated, substandard and less than desirable. LOCAL MARKET CONDITIONS The tri-county market is currently experiencing an up-swing. (Florida Realtors Market Reports) Median home prices in Palm Beach County are up 22.1% in the first quarter of 2014 over the first quarter of P a g e

3 HOME BUYERS PREFER NEW More than half of all buyers, foreign and national, retired or working, whether looking for a vacation home, income property or primary residence, want to buy new construction (NAHB survey-2013). The reasons are obvious: less trouble, personal choices of finishes, lower maintenance, latest trends and technologies, on-going warrantees, and vanity. Bottom line: the need for new homes, and for homes completely renovated to be like new, is currently very strong. FILLING THE NEED To address current market needs, Capital Group proposes to identify and acquire lots, completely remodel or else demolish the existing houses and build new luxury homes, and sell the improved properties for a profit. This model is based on that of a couple of successful developers in Boca Raton, combined with years of observations and experience in the luxury housing market. INITIAL FOCUS AREA In the study America s 50 Best Cities to Live, Boca Raton ranked Number 11 and the top city in Florida in which to live. (www. 247wallst.com, Sept. 17, 2014) The City of Boca Raton is in south Palm Beach County with a population estimated in 2013 by the U.S. Census Bureau of 89,407 (that doubles in the winter). The city encompasses 29.1 square miles and includes 41 municipal parks, dozens of private and public golf courses and five miles of impeccably maintained beaches. 3 P a g e

James John Goodman License #AA & #IB OUR AWARD WINNING DESIGNERS James began his career in theater set design and visual merchandising. After moving to Manhattan in 1979, he began his own firm providing merchandising and retail store planning. He was published extensively in World s Best Store Design, newspapers, trade and general interest magazines, from the Orlando Sentinel to Playboy Magazine, and was interviewed extensively on radio and television. 12 In 1985, his design emphasis changed to Real Estate after being professionally introduced to several prominent Manhattan real estate developers. During this Manhattan building boom era, he was contracted for model apartments, sales offices, building standards, corridors and lobbies for several well known residential towers. In all, he produced nearly two-hundred Model Residences in projects such as Astor Terrace, Liberty House, Executive Plaza, Fifth Avenue Towers, Battery Park City, Riverbank West, Central Park Mews, and 100 United Nations Plaza, not to mention projects outside of Manhattan. After seeing his work, those same builders and developers retained him to do their private residences, and his interior design career took flight. James career has been well doc- umented in articles published in magazines such as Florida Inter- national Magazine, Waterfront Home & Design (cover feature article), Florida Design, City & Shore, Capture Life, The New York Times, Mohawk Nation Drummer (for his Casino for the Mohawk Tribe), Restaurant/Hotel Design International, Worlds Best Store Design and Interior Design Magazine. In 1997, clients brought James to Florida. Drawing on his luxury home and model merchandising experience, his first projects were designing and building-out several multi-million dollar turnkey model residences in The Aragon, located on the beach in Boca Raton. While based in Boca Raton, where he currently lives and works, he has focused on the luxury home buyer in South Florida. His work has taken him to a number of affluent buildings besides the Aragon, like Mizner Grand, Townsend Place, and One Thousand Ocean. 12 P a g e

13 He has also worked on mini- (and not so mini-) estates in prime neighborhoods like Royal Palm Yacht & Country Club, Hillsboro Mile, Gulf Stream, and Lighthouse Point. Since arriving on the South Florida design scene, he has been honored with 33 peer juried design industry awards, twice taking Best of Show.
