The Property Appraised Neighborhood Description The subject property is located in the center of the settlement of Szigetvár, across Deák Ferenc tér on the section bordered by József Attila utca Szabadáság utca and Rózsa köz. The infrastructural amenities of the area are considered to be good, in addition to the smaller shops providing everyday supply, the immediate vicinity is improved with commercial facilities and institution as well. Both residential and commercial/service/institution functions prevail in the downtown part of the city. The subject complex has direct access from Main Road No. 6 via József Attila utca connecting to the section evading the city. In respect of transportation, Main Road No. 61 is also worth of mention. The road network is considered to be good, though the pavement is in need of repair in many places. Parking is possible on public areas. The bus lines also connect with József Attila utca; there is a bus stop at the front of the Post Office. The railway station was established at southern border of the city. Land The subject land is situated at József Attila utca 27-31, Szigetvár. The subject land has a total area of 1,984 square meters and is registered under Id. No. 592 as taken out Post out of which 1,230 square meters area representing the 1230/1984 ownership ratio of Magyar Telekom is the subject of the appraisal. The block located at this address can be divided into five sections out of which the first and second floors of the main southern wing at József Attila utca, the two northern blocks at Arany János utca, and the technological premises established on the eastern side are subject of the appraisal. There are no known adverse easements, encroachments, or other adverse site conditions concerning the property of Magyar Telekom. The land bordered by József Attila and Arany János utca has a regular rectangular shape. The external frontages of the property constitute the border of the block; there is no perimeter fencing. The plot has a flat surface. The narrow inner yard has concrete pavement and it is accessible from Arany János utca through a 6.7 meter wide steel structure entrance supplement with a personal entrance. Limited number of parking spaces is available in the yard. Unambiguous determination of use of land between the co-owners was not possible. The site is equipped with all public utility services including water, electricity, gas and telephone, and sewage. It is a monolith reinforced concrete frame structure with masonry walls, monolith reinforced concrete slabs, and flat roof covered with graveled bitumen sheets. The external frontage is covered with ceramic tiles, the doors and windows are metal structures. Natural light to the ground floor premises is provided by COPILIT glassing. At the height of the first floor a steep, roof type shading covered with tile supplements the northern (Arany János utca) frontage, and a hanging corridor connects with the southern part. Passage between the levels is possible on an L layout, reinforced concrete stairway. Two VIESSMANN (100 kw, 1988) gas-fuelled boilers provide heat to the property of Magyar Telekom. In the building equipment block acid-proof internal covers and finishes are dominant. Based on personal inspection, the condition of the building is considered to be satisfactory; problems referring to static problems are not evident. The external frontage units are unified. Insulation of the flat roofs shows signs of aging in some places. The internal covers and finishes show signs of wear and tear and colorings. Problems related to the machinery cables lead to leakage in several places. The issue of modernization of the facilities may emerge in the near future.
