The control unit allows the user to see and talk to the caller via the external plate, and to open the lock; there is also a flush mounting speakerphone in the kitchen for communications and lock operation without the need to use the central control unit (this is handy if the apartment is large). Through the automation system, we also need to control loads according to a timetable and manage technical alarms like gas and water while, with the CCTV it is possible, through video cameras, watching over the rooms. The system load control function of the By-me system can be used to determine at which times of the day one of more of the 8 groups dedicated to load control will be activated or switched off. This requires us to create a special weekly timetable function which indicates at which time of the various days of the week the loads must be turned ON and OFF. The timetable does not affect in any way the primary function of load control. It is also possible to program buttons to force the loads ON or OFF independently of the programmed settings. The phone communicator, connected directly to the BUS, allows the user to get alarm messages (whether intrusion or technical, including gas leaks, flooding and so on) from a vocal phone message or sms. The environment control sensors which handle technical alarms connect to the BUS via the contact interface and /or radiofrequency. During programming (Loads menu) the priorities with which the loads are to be disconnected in case of overload can be set. The climate control system has been split to deal with three separate areas: the living area, the sleeping area and bathrooms each of which is managed by a solenoid. Each employee has his personal transponder key which gives him access to the building from the main entrance and to his office; each office is equipped with a thermostat for temperature control as well as ing and rolling shutter control. Every office window has flush mounting magnetic contacts that are linked to the control interface; should a window be left open, the interface sends a signal to the control unit that then turns off the central heating (energy saving mode). When the burglar alarm system is activated from the guard room using a button control, the rolling shutters are closed, the s turned off and the climate control system is deactivated (turned down). The lift is fitted with a button which, in case of malfunction, sends an alarm signal to the communicator to avoid people remaining trapped inside the lift for an extended period of time (such as when the acoustic alarm can not be heard because everyone else has already left the building). We create a scene which turns off the s in all offices, closes the rolling shutters and turns down the climate control system (general OFF). We then create a program which, when the general OFF scene is called up, turns on the burglar alarm system. The burglar alarm control unit turns off the alarm system (which might be used, for example, to activate the climate control system). A second program is screated, when the signal from the control interface is sent (i.e. the window has been left open), turns the central heating system for that particular office off. The NC lift button is connected to the I1 or I inputs (configured as technical alarm) of the contacts interface in the burglar alarm system. Examples of installation Automation, burglar alarm and video door entry for tertiary Shared office block In a service centre, it may happen that more than one company shares a given building and hence the same guard room. In this case, we install independent By-me systems for controlling the s, temperature, rolling shutters and burglar alarm system of the two companies which, given a number of small additional installation features, can both be controlled from the guard room for turning off all s, the climate control system and shutting the blinds. The system is equipped with a landline phone dialler which uses vocal messages for notifying the user of alarms, external entry panel calls (in common with the video entryphone system of the other companies), for displaying and answering calls in the central control unit and managing the entryphone panel. The guard room is equipped with a button control derived from each individual system so as to enable centralized closure of the rolling shutters, turning off s and the climate control system according to the timetable set by the various companies. For each company we create a scene which turns off all s, closes all rolling shutters and turns off the climate control plant (general OFF scene). We now create two programs: program 1 which calls up the general OFF scene when the burglar alarm system is turned on; program : which activates the climate control system group when the burglar alarm system is turned off. The NO button on the hands-free entry phone enables communication between the reception desk, the manager s office and the conference room.
