Welcome Countryside Properties and L&Q have been selected by the London Borough of Barnet as its preferred partner for the regeneration of the Dollis Valley. The project will involve the demolition of the existing estate and building of over 600 new homes. The regeneration of the estate will be carried out over fi ve phases, with construction of the fi rst new homes due to start on site in 2013. The masterplan, by Alison Brooks Architects and HTA Architects, includes mixed-tenure homes in a broad range of designs, sizes and with half being traditional houses. All homes will be built to a minimum of Level 4 of the Code for Sustainable Homes. Up to 386 homes will be for sale, including intermediate sale, with at least 230 rented homes. All affordable homes will benefi t from Countryside Properties It s Your Choice offer which enables households to customise their new home. The regeneration will also include new parks and community facilities, including a community centre, a nursery and offi ce space. These facilities, complemented by programmes to fund local initiatives, will strengthen the existing Underhill community hub on Mays Lane and provide employment and training opportunities for local people.

The Masterplan In response to the clear feedback from the Dollis Valley Estate residents and our understanding of the wider community, our overriding ambition for Dollis Valley s regeneration is to fully integrate the Estate and its community into the wider Underhill neighbourhood. With a new network of residential streets, a predominant character of two and three storey houses with private gardens and communal garden squares, we envision Dollis Valley as London s first 21st Century garden suburb. This new garden suburb will not only be green, but will be smart. From the scale of the masterplan and community infrastructure, to the design of individual houses and apartments or the details of each home, our approach aims to place Dollis Valley at the leading edge of sustainable suburban development. It will simply be the best place to live in Barnet. We are increasing the number of site entrances and encouraging more pedestrian and vehicular movment through the site, introducing new public gardens as a focus for community outdoor life, developing a new multi purpose community centre on Mays Lane visible to the wider nieghbourhood, and creating a bespoke range of energy efficient, spacious and adaptable home designs specific to this unique suburban context.

This phase will provide 108 new homes, 42 of which will be affordable homes for rent. We chose this location as it allows early construction of new affordable housing without the need to decant existing tenants away from Dollis Valley. Also, we can carry out the building works away from existing residents. Construction work on Phase 1 will be from 2013-2015

The Partnership Board The Dollis Valley Partnership Board is made up tenants, leaseholders, the London Borough of Barnet, Barnet Homes, L&Q and Countryside Properties representatives to oversee the regeneration of Dollis Valley and the delivery of high quality, affordable homes and local services. Why you should consider becoming involved at the regeneration at this exciting time; To make sure the views of all residents are taken into account, including groups who are difficult to reach, by encouraging their participation and also by passing on their views to the committee. To ensure residents get the best deal and the regeneration meets the needs of residents. To develop skills in community development by examining proposals submitted to the community fund, and then by having a say in which community projects are supported. To take part in joint-working as part of a committee by attending bi-monthly meetings. To get the chance to learn about project monitoring. To develop a broader knowledge and understanding. For example being able to understand budgets. Opportunities for trips and visits to other schemes. There will be chances to meet other residents and see how other resident groups contribute to the management of their homes. In short there is a chance here to become a part of it. Residents views are vital to making the regeneration a success.
