Selina I. Parelskin is the President of Beacon Default Management, Inc., a trustee company which facilitates non-judicial foreclosures. Her responsibilities include running the day-to-day operations of the company and oversight of its nationwide default service providers. Selina has over 26 years of experience in commercial real estate primarily as it relates to title insurance underwriting, escrow and non-judicial foreclosure functions. Current clients include law firms, banks, title insurance companies, the FDIC and special servicers. Prior to forming Beacon Default Management, Selina worked exclusively on the transactional side of commercial real estate transactions facilitating closings (underwriting, title insurance and escrow responsibilities). In 1990, she acted as the liaison between the RTC and a national title insurance underwriter where she was directly responsible and named four consecutive years as the largest contractor responsible for title, escrow and ancillary services. Asset dispositions were conducted through auctions and portfolio sealed bidding accounted for more than $150 billion in closed transactions on behalf of the RTC. Selina is an active board member of City of Hope, The Jewish Federation REC division and co-founder of Women in Real Estate (WIRE). She is a member of the United Trustees Association (UTA), Mortgage Bankers Association (MBA), National Association of Industrial Office Parks (NAIOP) and International Conference of Shopping Centers (ICSC). Selina was awarded a Bachelor of Science in Business Administration with a minor in Finance from the University of Maryland; she graduated Phi Beta Kappa.

Veronique Collin is the Director of Sales for Beacon Default Management, Inc. Veronique is the visionary behind all strategic planning for Beacon. She is the liaison between the company s primary clients namely, law firms, banks, asset managers and special servicers. Prior to joining Beacon Default Management, Veronique worked as a real estate broker with BRC Advisors in Beverly Hills with specialization in high-end retail leasing and investment sales. She has been in the real estate industry since 2002. Her professional experience also includes property management and condominium development. Veronique is an active member of The Jewish Federation Real Estate and Construction Division, Women in Real Estate (WIRE), and The Moriah Society. She is a licensed California Real Estate Broker. Veronique was born and raised in Paris, France and moved to the United States at the age of eleven. She grew up in the Los Angeles area and received a Bachelor of Science degree in Accounting from The University of Southern California.

Nisha Patel is the Certified Trustee Sale Officer for Beacon Default Management, Inc. Nisha oversees the processing of the company s more complex and high liability transactions and serves as a liaison between the company s clients and the Title Insurance Companies and Posting and Publishing Companies. She is also responsible for the day-to-day accounting responsibilities and compliance management. Based on her prior experiences in the corporate arena along with her natural leadership skills, she has taken the Company to a new level of organization and management which has made her an integral part of our team. Prior to joining the Beacon team, Nisha worked in the Title Insurance industry for ten years as an employee of the top two Title Insurance Corporations in the nation: First American Title Insurance Corporation and Fidelity National Title Insurance Company. She held various positions within each company including, Accounts Receivable Associate, Payoff Officer, Title Assistant, and National Coordinator. Nisha is also a licensed Realtor and has held her real estate license since 2004. Nisha is an active member of the United Trustees Association, National Association of Realtors, California Association of Realtors, and the Pacific West Association of Realtors. She is also a volunteer with the Southern California Gujarati Cultural Society. Nisha was born and raised in Southern California and she was awarded her Bachelor of Arts degree in English Literature from the University of California, Irvine in June, 2000. She is currently enrolled at the University of Southern California Marshall School of Business and Management to earn her Master of Business Administration degree. Her anticipated completion date is May 2013.
