End of Tenancy Guidance
When you move out of your home Isos expects you to leave your property clean, clear of all personal items and rubbish and ready for the next person to move in. The garden and outdoor areas should also be left in a well-maintained condition and clear of rubbish. There should be no damage to the property or any unauthorised DIY installations left in the property. If the above standard is met, your rent account is clear and a pre-termination inspection has been carried out, you may be eligible for a discretionary end of tenancy incentive payment. The information below details how you should leave your property when moving out.
Clearance: All personal items and rubbish should be removed from the property. This includes clearing all cupboards, lofts, garages, sheds and outbuildings, gardens and yard areas. All floor coverings should be removed including door strips, gripper rods, carpet fixing nails and staples. In addition all curtains, blinds, rails, poles and hooks should also be removed. Any furniture packages or Isos owned appliances should be left in the property. Cleanliness: Properties should be left in a clean condition. This means that all areas including the inside of cupboards, kitchen worktops, bathroom fittings, tiling and floors should be clean and free from dust and debris. All woodwork and glass should also be cleaned. External and garden areas: Gardens should be left in a well-maintained condition. This means: Grassed areas should be cut Hedges and shrubs should be trimmed Weeds on paths should be removed Garden furniture should be removed All sheds including bases, greenhouses, concreted areas, paved and decked areas should be removed if permission has not been granted for them Sheds belonging to Isos must be left. Unauthorised DIY installations and damage to Isos property: When you ve had permission from Isos to carry out an improvement in your home there is no need to remove it when you move out. For example, if you have had permission to install a shower, the shower can be left in the property when you move. However, if permission has not been granted you should remove installations safely and make good any damage to the property. This includes removing cabinets, shelves,
mirrors and picture frames. All hooks, screws and nail fixings should also be removed and any holes should be made good. Damaged or peeling wallpaper should be removed or repaired. Additional requests: When you move out please return two sets of keys for each external door, key fobs, window locks, gas, electric, laundry room and post box keys (where applicable). Please leave any instruction manuals for heating/alarm systems in the property. Rechargeable repairs We will carry out an inspection of the property when you move out. Where there is evidence of the following, you will be recharged in line with costs detailed at the end of this guide: Property is unclean Personal items or rubbish left at the property Damage to the property Unauthorised DIY installations that have not been removed Yards and gardens that are overgrown or untidy Property in poor state of decoration If it is necessary Isos will take legal action and employ debt collection agencies to recover recharge costs. Non-payment of costs will jeopardise your ability to be rehoused by other social housing landlords, including local authorities and housing associations, and may affect your credit rating. Isos may allow items such as new carpets and blinds to be left in the property. You can only leave these items if your housing officer has given permission.
Housing benefit and utility suppliers If you claim housing benefit you must tell your local housing benefit office the date you are moving out. You will also need to inform your utility suppliers of your move and record the meter readings when you leave. Your local council may remove rubbish, bulky items and unwanted furniture by arrangement.
