EXPRESSION OF INTEREST AN INNOVATIVE RETAIL HUB FOR CREATIVE ENTREPRENEURS BRICK+MORTAR CREATIVE 2014

ABOUT US BRICK+MORTAR is a creative retail hub for local designers, artists, makers and independent retailers. We re a collection of individual architect designed capsule stores, co-located in a design-oriented environment with a café, a space to hold workshops and events, a gallery wall, and a creative art space for children. Our goal is to make it easy for artists, makers and creative retailers to make the transition from product development to retail presence without many of the prohibitive factors associated with opening a brick and mortar store. We re about providing a low-risk low-cost platform for you to successfully establish your retail presence, and connect creatively with the community. We offer a curated approach to create a particular aesthetic. A mix of short and longer term rental options ensures a dynamic environment supporting pop-ups as well as ventures seeking a more established footprint. The gallery wall and flexible layout lends itself to workshops, exhibitions, product launches and events. BRICK+MORTAR marketing will feature individual retailers and events held on site, and will link through to retailer websites. We will be located at 49 George St, just off The Parade in Norwood, Adelaide - an established retail precinct with considerable foot traffic. We will be undertaking a significant fit-out of the premises in the coming months and plan to open in early 2015. These premises will be our home for the next year or two, when we propose to move into a larger space to cater for a broader range of creative businesses. RETAIL SPACES: BRICK+MORTAR offers two types of retail spaces available for rent: capsule stores and pop-up retail spaces. *All images are from a 1:25 scale model box to represent the proposed fitout of the premises. CAPSULE STORES Capsule stores are architect-designed mini-shopfronts ranging from 6-15m2. Larger capsules lend themselves to being dual-purposed as studio/workshop and display/retail areas. *Model box images of capsule stores and how a capsule may be dual-purposed into studio and retail areas. POP-UP RETAIL SPACES Pop-up retail spaces feature moveable cabinetry that can be packed away into its housing at the end of the day. Spaces are 6m2. *Model box images of moveable display cabinetry in pop-up retail spaces, open and closed positions. All retail spaces are lockable and will have some display infrastructure, however tenants will need to be able to fit out their space with primarily freestanding or demountable fittings. We accommodate short term pop-ups and longer term leases, ensuring variety and giving our customer base more reason to keep coming back. We welcome sole practitioners, or partnering up with another to curate a shared retail presence. 3 3

LAYOUT & PRICING: BRICK+MORTAR creative retail hub is split across two levels. The layout, with café seating across two floors, promotes customer browsing across all retail spaces. Floorplans are included at the end of this document at Appendix A We will be offering an early uptake discount for the first tenancy period (see pricing below). Ground (street access) level is centered around a simple café, 2 flexible pop up retail spaces with moveable display units and 1 capsule store facing in to the centre. *Model box images showing pop up retail spaces and a capsule store, with café and children s art area at the back. The 2 pop up retail spaces on the ground floor are available for short-term lease and are approximately 6m2. Weekly rates are $180+GST and include all outgoings and utilities except insurance. The 6m2 capsule store on the ground floor is $180+GST. On the upper floor five large capsule stores (four at 13m2 and one at 15m2) will open on to a gallery wall and space to hold workshops. There is informal customer seating and a gallery wall for exhibitions. Weekly rates for 13m2 capsules are $180+GST, for 15m2 capsule is $200+GST and include all outgoings and utilities except insurance. *Model box images showing upper floor facing towards rear, capsule stores and workshop/hotdesk area at the back. OPENING HOURS BRICK+MORTAR will be open 5 days a week. At this stage we envisage Wednesday-Sunday but will consult with our tenant community prior to opening. BRICK+MORTAR may be open outside these hours to accommodate café hours and evening events, and tenants are welcome to trade while the premises are open to the public. Capsule store tenants will need to have a doors open policy for core trading hours: Wednesday-Sunday 10-4, with the option to stay open later on Thursday nights. 4 4

If you would like to register your interest but would not be ready to start until later in the year, please note this in your application. ABOUT YOU: What is your arts practice or business? Please describe how your business/service will align with the vision for the site as a creative hub/ how will you engage creatively with the local community? What aspect of BRICK+MORTAR makes you want to be involved? RENTING A SPACE: What type of space do you want to rent: - a capsule store (6m2, 13m2 or 15m2), or - a pop-up retail space with moveable cabinetry (6m2) How many people do you envisage using the space with you (ie will you be sole occupant or will you share the space with another?) Do you have any special requirements of the space if you propose to dual-purpose it as a studio? (please feel free to contact us to discuss what the space can accommodate) For how long would you be interested in renting? Please select from the below: - Short term lease: 4 weeks/6 weeks/8 weeks/12 weeks - Long term lease: 6 months/12 months/longer HOLDING WORKSHOPS: Please describe what kind of workshop you propose, and your target audience/age group. For the first 3 months we are waiving our workshop space rental fees, (except for a $40 fee if the space requires cleaning to return it to its original condition). BECOMING AN EXHIBITOR: We have gallery wall space on both floors and charge 15% commission on sales. Please provide examples of your work. HIRING THE SPACE FOR EVENTS: Please contact us directly to discuss event options. WALKTHROUGH/INFORMATION SESSION: A walk through of the site is not currently available, however you will be notified as soon as this is possible, and certainly before confirming your tenancy. We will be holding an information session and look forward to inviting you upon receipt your application. 5
