The valuation process is the crucial first step in selling your property; therefore it is vital that you receive clear, honest advice. All our residential valuers have in-depth knowledge of their designated areas and a thorough understanding of the current property market. They have the necessary experience to help you achieve the best possible selling price for your property, whatever the current market conditions. They will undertake a thorough assessment of your home and advise you of its current market value, whilst remaining mindful of your selling needs and individual circumstances. They can also offer you advice on how best to present your property to maximise its appeal and increase its market presence. Furthermore, our valuers will discuss with you how we will market your property and leave samples including our sales particulars, our Gascoines Property Paper and a guide to buying and selling your home. They will also inform you of our fee structure and answer any questions you may have about how to proceed with a sale.
5 INSTRUCTING GASCOINES When you have made the decision to instruct Gascoines to market your property, we will set to work compiling comprehensive sale particulars, in the form of luxury, glossy brochures. These include detailed floor plans, full property details and quality colour photographs of the interior and exterior of your home. We will then put formal marketing arrangements in place, ensuring that your property is made available to the public as soon as possible. Our staff will be here to support you every step of the way. You are welcome to pop in, telephone or us and we will always endeavour to help you in the best way we can.
6 MARKETING With today s technology driven society, it is essential that your property is exposed to as many people as possible through our innovatively designed website and leading property search portals such as Rightmove and On The Market. Recent research shows that social media sites, such as Facebook and Twitter are playing an increasingly large role in today s property market. Therefore, we make full use of all these marketing tools. Our exclusive live computer software also allows us to mail your property details instantly to our extensive catalogue of potential buyers. Furthermore, our offices are situated in prominent locations and are open six days a week. Your property will be featured in office window displays, local press advertisements and our highly successful Gascoines property paper. Our stylish and contemporary For Sale boards are recommended and available on request.

8 RENTALS DEPARTMENT Whether you need your house let on a short term basis, you are looking for extra income from a second property or you have a portfolio of properties that require management, Gascoines dedicated core of professionals are able to help. Our reputable Rentals Department offer three rental packages and are confident that one will match your needs. Package 1 Managed Residential Property VAT set up fee, then 10% + VAT of the rent collected (Also, if required, 25 + VAT to register the deposit into the Tenancy Deposit Scheme). A popular choice as it takes the stress out of letting a property. This package includes all marketing of your property, finding a suitable tenant, drawing up an inventory and the tenancy agreement. Gascoines will then look after the on-going needs of your property and tenant, ensuring we are on 24 hour standby. As well as interviewing and credit checking potential tenants and collecting the rent on your behalf, we will also conduct three monthly checks to ensure the property is being maintained to the standard you expect. Package 2 Letting Only VAT or 50% of the first month s rent (Also, if required, 25 + VAT to register the deposit into the Tenancy Deposit Scheme). This includes drawing up an inventory and the tenancy agreement for your property. Once all is agreed and signed, we hand back over to you to collect the rent and manage your property. Residential Re-Letting VAT set up fee, then 10% of the rent collected. (Also if required, 25 + VAT to register the deposit into the Tenancy Deposit Scheme). The Residential Re-letting fee is applicable to Fully Managed Property only and covers the cost of finding another suitable tenant. 9 THE NEWARK AUCTION CENTRE Gascoines furniture auction centre offers a wide selection of new and returned, top quality furniture by leading manufacturers and well known retailers at greatly discounted prices. Both wholesale, trade buyers and members of the public are welcome. You can now visit our website at to view our online catalogue, complete with photographs, to place an online bid, or to find out more information about how to buy or sell. We also accept commission bids and offer limited delivery services. Newark Auction Centre has up to 2000 individual items on offer each week. The auction commences every Thursday at 11:00am. Viewing is available from Wednesday 12 noon until 7:00pm and Thursday 8:30am until 11:00am.
