LONE STAR TROPHY RANCH COMSTOCK, TEXAS LOCATION Lone Star Trophy Ranch is a Whitetail Deer paradise located 9 miles north of Comstock, Texas, in Val Verde County, which is well renowned for its Deer hunting. The ranch is located near historic Dead Man s Pass where the Indians once waited for early settlers to pass through the pass and attack, rob, and kill them, often times kidnapping them and making them one of their own. The ranch has approximately one mile of frontage on State Highway 163 and lies about 10 miles south of the famed Devils River and its unique eco system. Del Rio, Texas is the nearest major trade center and lies approximately 25 miles south of Comstock. Lake Amistad between Comstock and Del Rio offers many opportunities for water sports and quality fishing. Del Rio International Airport offers a variety of commercial flights to anywhere in the world and allows for service to most private aircraft.

The ranch was completely high fenced about 10 years ago, with one 5-acre transition pen for holding newly acquired deer to release later into the resident herd after acclamation. A recent aerial survey of the deer herd indicates a population of approximately 160 head with an average ratio of 1 Buck to 1 Doe with Bucks up to a 206 Boone and Crockett score. The Seller indicates that among the present deer population are many 3 and 4 year old buck deer that will approach antler maturity in the next two years. The Seller estimates that 15 to 20 hunts per year could be marketed which includes 3 trophy bucks, 7 management bucks, and 5 meat hunts. The income from these hunts could be north of $25,000 per year. This income could increase with the younger deer maturing in the coming years. Hunting for other game includes porcupine, dove, quail, turkey, and the occasional mountain lion. The new owner could compliment the ranch with a small herd of Longhorn Cattle.

The terrain of the ranch is rolling, high hills that provide many views of the shallow canyons that traverse the property. Texas Sage, Yaupon, Blackbrush, Wild Persimmon, Mountain Laurel, Jayilla, Mesquite. Huisache, are much of the browse that Mother Nature has provided for the ranch. Grama Grass and other native grasses, with prickle pear, provide the remainder of the ground cover. The ranch is well watered from an approximate 900 foot well located at the headquarters. Water is pumped to a 2,500 gallon storage tank located on a high point of the ranch and then gravity flowed to several man made ponds and concrete drinking troughs. This system provides ample water for the wildlife year around.

IMPROVEMENTS The Lone Star Trophy Ranch is a turnkey offering, with the land, wildlife, a mobile home, equipment, hunting blinds and feeders all selling with the surface. A complete list of the furnishings and equipment can be found at the back of this brochure. The mobile home is located a short drive from Highway 163 and is complimented with the water well, a septic system, a processing shed with a walk-in cooler and ice maker, and a storage barn made of two shipping containers joined by a canopy for parking equipment. The headquarters and all facilities are in excellent condition as are all deer blinds and feeders.

The ranch with the mobile home, barn, processing facility, and all equipment and furnishings listed on the attached list are priced at $1,676,100.00 or $1,841.00 per acre. No minerals are offered with the surface. The Seller has a manager in place that oversees hunting, feeding of the deer, and all maintenance of the ranch and equipment.
