Dear Loreto Bay Homeowner: Greetings and congratulations on the acceptance of your Loreto Bay home. As the Managers of the Loreto Bay Master Condominium Regime (homeowners association) and the Property Management and Discover Loreto Program, we would like to be the first to welcome you and make sure you have the necessary orientation information to make your future stays here as comfortable as possible. We understand every homeowner is a part of the Master Condominium Regime but not necessarily signed up for Property Management or for the short term or long term rental program through Discover Loreto Program. We encourage you to read this material carefully, however, because it explains your responsibilities and those of our departments. Please pay especially close attention to the When Planning on Visiting page. We also take this opportunity to request some information from you so we can take the appropriate steps for your specific home. The following page provides you with a list of items we need and instructions on how to send it to us. If after reading the orientation materials you still have questions, please do not hesitate to email them to us or ask to set up a time to discuss these items while you are here. If an answering machine is reached at either contact, a message will be left to return the call with a return telephone number. No details of the event will be left on an answering machine. THINGS TO KNOW ABOUT WHEN PLANNING ON VISITING YOUR LORETO BAY HOME As a homeowner, we ask that you notify us as to when you or your guests will be in residence. This may be done by - Calling toll-free 1-866-LBOWNER or by - Emailing ownerreservations@loretobay.com It is extremely important you notify us of your arrival. It is vital to the success and safety of our community so we may plan appropriate security coverage, trash removal and other services during your stay. You and your guests will find keys waiting for you at the Inn at Loreto Bay. This is an added convenience and allows you and your guests to arrive directly at the hotel, check in at the Homeowner Registration desk, and receive luggage assistance for you and your guests to your home. If you are in town during one of the monthly Loreto Bay Events, you are encouraged to attend all activities during the event. Reservations are required since seating is only provided for those anticipated. RSVP and payment forms are included at www.myloretobay.com 5

THINGS TO KNOW ABOUT MASTER CONDOMINIUM REGIME The Master Condominium Regime (CR) is similar to a homeowners association in the United States and Canada. It is registered as its own company, Loreto Condominium Services, S. en C. por A. de C.V. and is responsible for operating the Loreto Bay community. Every home is a part of a Sub-condominium Regime operating under Mexican Law. Some of the services the CR provides: - Security Monitoring - Trash Removal - Design Consistency - Common Area Landscaping and Pest Control - Exterior Building, Door & Window Maintenance - Beach Maintenance - Street and Walkway Maintenance The Master Condominium Regime Rules and Regulations and the Administrative Rules are available on the homeowner website at www.myloretobay.com Exteriors of all homes including the front doors and electronic door locks are considered common areas under the control of the CR. Changes to these areas are not permitted. The Design Review Committee is administered by the CR and makes decisions with respect to viewing towers, patios and other areas, and any furnishing or improvement that can be seen from a spot six feet above ground level. We will assist you in submitting your application if requested and additional information, including fees, is available through the CR. The CR provides electronic card keys for homes but keeps no hard keys. - All main entryway doors re-lock automatically shortly after you insert the card. - All interior doors remain unlocked after inserting the card key. Insert the card key a second time to lock the door. You will be charged your first assessment from the CR the first month following the acceptance of your home. If you are in Property Management (PM), the CR bills them and payment shows up on your PM summary. If you are not enrolled in PM, we will charge your credit card directly using the authorization form provided. - Currently, monthly charges will be $66.50 ($50 partial assessment and $16.50 electronic security monitoring charge). - A one time $120 charge will be assessed the first month for fees charged to CR for setting up your water and electricity accounts. The CR provides security for completed homes 24 hours a day, 7 days a week for completed homes. If you are in PM, they are your designated contact for any alarm activation. If not in PM, you will be asked to designate a primary and secondary contact. You can stop by office #349 to set a password for your alarm system and activation instructions. You are responsible for obtaining and paying all property taxes and utility bills related to your property if you are not in PM. The CR does not provide such services 6

THINGS TO KNOW ABOUT PROPERTY MANAGEMENT (WHETHER YOU ARE ENROLLED OR NOT!) Property Management (PM), a division of Loreto Bay Hotel Partners, S. en C. por A. de C.V. manages administrative duties and coordinates property repairs, maintenance and other services for your Loreto Bay home at the owners direction and expense. This is an optional, but valuable program for Loreto Bay Homeowners available for an additional monthly fee. Some of the services PM provides: - Bill Paying (including but not limited to Electricity, Water, Landscaping, Property Taxes and Condominium Regime) - Interior Pest Control - Interior Plant Maintenance - Interior Fountain & Water Feature Maintenance - HAVC Service - Monthly Home Inspections - Warranty Repair Representation - Grocery Orders and Delivery PM operates on quarterly Funding Requests. An explanation of estimated funds needed will be provided on a quarterly basis and be pro-rated for the first period depending on when your home is accepted. Payment will be made in advance to fund your PM expenses. As a part of bill paying services, property taxes will be paid on your behalf if you are in PM. If you are not in PM, taxes must be paid directly at the locale offices of the tax authorities. Please be aware of the need to pay your property taxes on time to avoid steep interest penalties! As a part of bill paying services, electricity will be paid on your behalf if you are in PM. If you are not in PM, you are responsible for making sure your bills are paid on time to prevent any interruptions in your electricity. Often, you will not even receive a bill and therefore encourage homeowners to monitor their account online at www.cfe.gob.mx/en If you are not planning on living in Loreto Bay full time, the support of PM is invaluable. THINGS TO KNOW ABOUT DISCOVER LORETO BAY (WHETHER YOU ARE ENROLLED OR NOT!) Discover Loreto Bay (DLB), along with Property Management (PM), is a division of Loreto Bay Hotel Partners, S. en C. por A. de C.V. and operates the short and long term rentals for the Villages of Loreto Bay. Homes in the DLB program are automatically enrolled in PM. Additional fees and commissions apply based on the terms of the rental. Short term rentals are classified as homes rented for less than thirty days. Long term rentals are homes rented for more than thirty days and up to a year. The Discover Loreto Bay agreement and a list of Frequently Asked Questions and their responses can be found online at www.myloretobay.com, by going into mi casa and then click on resources. 8

THINGS TO KNOW ABOUT TO MAKE YOUR TIME AT LORETO BAY EVEN MORE ENJOYABLE Your Loreto Bay home has a one-year warranty from the date of your Certificate of Substantial Performance was issued for your home. Please check your construction contract to verify the commencement date of your warranty. If you are in Property Management, all warranty requests and follow up will be handled by their department. If you are not in Property Management, a warranty request can be completed online at www.myloretobay.com or done in person at the Homeowner Care Center (#302 on the main Paseo). Please make sure you contact Road 9 to discuss your television/video, internet and telephone needs. They will also explain your electronic security monitoring system. Road 9 is the exclusive provider of these services to the Loreto Bay community. Please note that satellite television services are not permitted. Medjet Medical Evacuation Insurance is paid for by Loreto Bay for the first year after you accept your home. Please call to confirm your participation with Medjet at 1-877- 9MEDJET or 1-800-5ASSIST. As a part of our sustainability efforts, the Loreto Bay community participates in a trash recycling program. Different colored trash bins located in each courtyard display which items may be deposited in each one. If you have any questions please contact us upon your arrival. IN CASE OF EMERGENCY Attached is a list of emergency contact numbers. We encourage you to place the list in an accessible place at all times in your Loreto Bay Home. It is recommended you always contact the hotel first in any emergency situation. 9
