Jumeirah Beach Residence Dubai, UAE Designed as a lifestyle destination, the 900m Jumeirah Beach Residence spans 1.7 kilometres of Gulf shoreline comprising 35 towers and incorporates four hotels as well as residential, retail and some commercial space. Mace was the project manager on what was the largest ever singlephase residential scheme. It was a fast-track programme but was completed on time and only 40 months after works began. The team coordinated a large multinational workforce that numbered in excess of 22,000 at the peak of construction, while also maintaining a healthy and safe working environment for the thousands of people working on site. Mace was also appointed to provide all cost management services associated with the development as well as facilities management services through Macro, Mace s facilities management business. This included the production of operational and life cycle models and leading the procurement of support services. Client Dubai Properties 900m / 5.3bn AED Completion 2008 6

Al Bahr Towers ExxonMobil Abu Dhabi, UAE Client Abu Dhabi Investment Council UK, Europe, Central Asia, Middle East, Africa Client ExxonMobil Completion 2013 Completion Ongoing Linked via a podium, these two towers, which comprise a floor area of 100,075 square metres and accommodate approximately 2,100 occupants, form the new headquarters for the Abu Dhabi Investment Council, the investment arm of the Government of Abu Dhabi. As project manager, Mace led the design team to rise to the challenge of reducing carbon emissions in the face of an uncompromising location and conditions. Fundamental to the design concept is the application of a screen in the form of a dynamic mashrabiya. This design has been tailored to reflect the solar path at the precise location of the site, to minimise solar gain within the towers. The project received the Council on Tall Buildings and Urban Habitat s award for innovation. The towers provide state-of-the-art office space and meeting rooms, executive and VIP office suites, catering facilities, gymnasia and prayer rooms, technology and data centres, a 200-seat auditorium and secure parking for 800 cars. Mace has a long-term relationship with ExxonMobil, delivering improvements to its worldwide offices as part of a framework agreement. The agreement sees Mace managing delivery from inception to handover on the acquisition, upgrade and disposal of ExxonMobil s facilities across Europe, the Middle East, Central Asia and Africa. Mace is also providing health and safety services across the framework s EMEA operations and facilities management in the Middle East. 8 9

Al Ain Wildlife Park and Resort Skycourts Al Ain, UAE Client The Zoo and Aquarium Public Institution of Al Ain Dubai, UAE Client National Bonds Completion Ongoing Completion Ongoing Al Ain Wildlife Park and Resort (AWPR), a 900-hectare worldclass centre for the conservation of endangered species, plans to transform and significantly expand an area of the existing zoo into a new institution dedicated to exhibiting and conserving wildlife of the desert world. AWPR commissioned Macro, Mace s facilities management business, to provide a full suite of specialist facilities management consultancy services, from design, through to transition and into operational facilities management. This has included design reviews, strategic advice and the production of policy and procedures. Macro has also mobilised a team to manage the transition and handover of the USGBC LEED Platinum/Estidama 5 pearl rated Sheikh Zayed Desert Learning education centre. In addition to this, Macro procured service providers and undertook specialist training on the LEED Platinum building and its systems. Skycourts is located within the Dubailand Residence Complex, where leisure, entertainment and theme parks, shopping malls and restaurants make this a sought after residential destination. The development offers 2,800 apartments across six towers. Working with the client, Mace s facilities management business, Macro, has been appointed to provide facilities management services including mechanical and electrical maintenance, health and safety management and statutory compliance, cleaning and security. 10 11

Fairmont The Palm Mall of the Emirates Dubai, UAE Client IFA Hotels & Resorts 200m / 1.2bn AED Completion 2012 Dubai, UAE Client Majid Al Futtaim Investments 350m / 2bn AED Completion 2005 Acting in a programme and project management role, Mace has delivered Fairmont The Palm, a development that stretches over 460 metres of beachfront on the trunk of the famous Palm Jumeirah. This five-star beachfront hotel comprises 381 luxury rooms and presidential suites, an exclusive lounge and a Willow Stream Spa overlooking Dubai s shores from the trunk of the Palm Islands. At 14 storeys in height, the property includes luxury penthouses and 10 luxury residences that form the Fairmont Heritage Place, The Palm private residence club. In addition to the hotel, the resort will also feature seven food and beverage outlets, a spacious health club, outdoor leisure facilities, a beach club, a kid s club and three swimming pools set in extensive landscaping. Mace has helped long-term client Majid Al Futtaim to realise many projects but few as complex and ambitious as the Mall of the Emirates, which at 60,500 square metres, is one of the largest retail and leisure malls outside North America. The project incorporates two hotels, which include swimming pools and spas, a vast selection of retail outlets, and a 400-metre indoor real snow ski centre. Mace acted as the client s project manager throughout the design and construction of the development, and led the procurement of more than 60 main and subcontracts necessary to deliver the project. The project was successfully completed within 23 months in an aggressive construction programme. The Mall of Emirates opened to great acclaim and was named winner of the Best Design and Innovation category in the International Council of Shopping Centres International Design and Development Awards in 2007. 12 13

Victory Heights Sheikh Zayed Cricket Ground Dubai, UAE Client Victory Heights Golf Residential and Development Co. LLC Abu Dhabi, UAE Client Abu Dhabi Cricket Ground 15m / 88m AED 423m / 2.5bn AED Completion 2004 Completion 2013 Covering a total land area of 250 hectares, Victory Heights is a major luxury residential development within Dubai Sports City, Dubailand. Originally appointed as project manager, Mace s role evolved to reflect the changing needs of the project. These changes included the implementation of a revised procurement strategy, revised sequencing of the works, changes in scope and an increase in responsibility, including the provision of construction management services. Early input at the preconstruction stage on the 961-villa scheme meant Mace was able to promote excellent coordination and leadership to successfully handover 800 villas ahead of programme. One of the major challenges of the project was the timely delivery of the roads and infrastructure works required with particular attention given to the provision of power to ensure there was no interruption to the handover process. Mace has continuously promoted safety across the project and chaired weekly safety meetings to ensure that high standards were maintained. Under the patronage of His Excellency Sheikh Zayed bin Sultan Al Nahyan, Abu Dhabi Cricket Council was granted funds to develop a stadium capable of staging international cricket events. As project managers, Mace helped to deliver the 22,000-seater stadium featuring the largest cantilevered roof in the Middle East. The stadium also includes conference facilities, VIP stadium boxes, bespoke broadcasting facilities to provide televised coverage, changing rooms, kitchen and restaurant areas, and a separate circular clubhouse which incorporates a gym, two squash courts and can accommodate up to 400 spectators. 14 15

Abu Dhabi National Exhibitions Company Abu Dhabi, UAE Abu Dhabi National Exhibitions Company owns and operates the Middle East s largest purpose-built exhibition and conference centre with a total indoor exhibition space of more than 73,000 square metres. Mace provided programme and project management to deliver the iconic Capital Gate feature tower, part of the Abu Dhabi National Exhibitions Company project. This ingenious tower rises from the ground with a unique twisted diagrid design. The tower has 33 levels including basement. From Level 18 up to level 33 there is a 5 star Hyatt hotel with 200 bedrooms. The lower levels include a mezzanine floor, plus a communication area and office space. The 19th floor of the hotel hosts a fully featured spa and the tower also boasts 3 restaurants. Macro, Mace s facilities management business, was appointed to assist with the handover and snagging of a major new phase of the centre. Having completed this first phase of work, Macro s role was extended to cover service charge modelling for two of the adjacent developments as well as transition management for phase 3, including the unique and futuristic Capital Gate tower the focal point of Capital Centre. Macro ensured a smooth handover of Capital Gate, reducing the normal handover time by 50%. Client Completion Abu Dhabi National Exhibitions Company (ADNEC) Ongoing 17

Starwood Aloft Hotel Arcapita Bank Headquarters Abu Dhabi, UAE Client Abu Dhabi National Exhibitions Company (ADNEC) Bahrain, Kingdom of Bahrain Client Arcapita Bank 50m / 295m AED Completion 2010 Completion 2009 Mace was appointed as project manager on the Starwood Aloft Hotel in the second phase of the Abu Dhabi National Exhibition Centre development. The three-star hotel comprises 400 guest rooms and is built across the concourse of the new exhibition centre. As a boutique hotel chain combining modern, high-end design (from the David Rockwell Group) with a sophisticated mixture of service and features, Starwood Aloft offers a selection of restaurants, bars and meeting rooms. In addition, it houses a wedding hall, an open swimming pool, gym and spa, all of which serve the exhibition guests and the capital. Mace was also involved as project manager on the adjacent five star Hyatt hotel, the leaning Capital Gate tower (see previous spread), and phase two of the exhibition halls development. Mace provided project management services on the Arcapita Bank Headquarters as part of the overall Bahrain Bay development on the north shore of the Kingdom of Bahrain. The Arcapita Bank Headquarters consists of seven floors, and offers a panoramic view of the waterfront on floors one to five. The project comprises quality office space, conference facilities, an auditorium and a restaurant. As a prestigious landmark and with cutting edge design the project acts as a benchmark for sustainable development in the Middle East. Mace was subsequently appointed to project manage the delivery and construction of the Arcapita Mosque within the wider Bahrain Bay development. 18 19

Mohammed Bin Rashid City District One Dubai Marina Dubai, UAE Client Meydan Sobha Group Dubai, UAE Client Emaar Properties PJSC 168m / 990m AED Completion Ongoing Completion Ongoing Situated in the heart of Dubai, Mohammed Bin Rashid City District One is a new freehold development of 1,500 villas across more than 1,030 acres, making it one of the world s lowest density residential developments. It is set among a backdrop of parks, crystal lagoons and woodlands. In 2013 Mace was appointed to provide cost management, contract and commercial advice to Meydan Sobha Group during the pre and post contract phases of the project, initially starting with the show village comprising nine villa types across three distinct styles: contemporary, Mediterranean and Arabic. Due to the fast-track nature of the programme, the team is ensuring robust and efficient commercial management of procedures, while also managing the interface between the designers, contractors and client. The project is located less than three kilometres from the Burj Khalifa, with the Al Khail Road providing easy access to Dubai International Airport, Dubai World Trade Centre and the Dubai International Financial Centre. The new district of Dubai Marina will continue to be developed over the next 15 to 20 years and once complete will be home to a planned population of approximately 44,000 residents with a leisure resort area of 4.9 million square metres. Mace was appointed project manager on phase one of the project, a visionary high-rise residential district comprising six towers which range in height from 19 to 40 levels and contain 1,022 one, two and threebedroom apartments. In addition, 64 large luxury villas ring the development at podium level. In 2009, Emaar Properties PJSC obtained a facilities management company to manage the handover and transition of the development through to operations and maintenance. Mace s facilities management business, Macro, was appointed to provide a total facilities management delivery role across the development. Services managed by Macro included life cycle advisory and management, utilities and environmental management, health and safety management and statutory compliance. 20 21

UBS Standard Chartered Bank UK, Africa, Middle East Client UBS USA, Africa, UAE Client Standard Chartered Bank Completion Ongoing Completion Ongoing UBS commissioned Mace to deliver a challenging and diverse programme of projects of varying sizes, complexity and budgets, all of which were pivotal to their planned move in 2016 to their new London headquarters at 5 Broadgate, currently under construction by Mace. Under an agreed arrangement with UBS, Mace is providing a fully integrated delivery service comprising programme, project and cost management and construction delivery which to date has successfully delivered 70 projects in eighteen months without any disruption to the day to day business of the bank. Additionally UBS has engaged Mace to assist with their facilities in the Middle East and Africa and discussions are ongoing for this service to be extended to Europe. In providing a seamless delivery for all projects, Mace s relationship with UBS has proven to be an excellent model for delivering multiple projects for one client, establishing a new benchmark for programme delivery which has demonstrated significant benefits to UBS. Mace has been working with Standard Chartered Bank (SCB) since 2009, managing its corporate real estate portfolio in the USA, UAE and Africa. In the UAE Mace has operated under a traditional facilities management role, managing 51 contractors on the client s behalf at its prestigious address at Number 1 Dubai International Financial Centre and at four other offices and eleven bank branches. More recently, Mace has extended its relationship with SCB into Africa where we are providing construction, refurbishment and fit out services, and in North America we are providing operational services to the company s new flagship headquarters in Manhattan. 22 23

Bahrain Bay Riffa Views International School Bahrain, Kingdom of Bahrain Client Bahrain Bay Development 1.6bn / 9.4bn AED Completion 2012 Riffa, Kingdom of Bahrain Client Riffa Views 25m / 148m AED Completion 2008 The 1.6bn Bahrain Bay infrastructure masterplan is the flagship component for the future growth of Bahrain. It will see the creation of a waterfront district, with a total land area of approximately 450,000 square metres, designed around mixed neighbourhoods of residential, commercial and retail spaces. For phase one of the works, Mace took the lead role for the infrastructure works. These works included reclamation, installation of a quay wall, construction of nine substations, three bridges and all related network installations. The development has become a prestigious landmark and the benchmark for sustainable developments in the Middle East. Appointed as project manager on this prestigious school in the Kingdom of Bahrain, Mace was involved in the project from concept through to delivery and handover. The design of the school incorporates a state-of-the-art auditorium, a cafeteria and library, gymnasium and a 25-metre swimming pool. It provides an environment which engages and enables learning with naturally lit, open classrooms and common areas with landscaped central courtyards. Since opening, the school has been highlighted at two leading Asian schools conferences - EARCOS (East Asia Regional Council of Schools) and NESA (Near East South Asia) Council of Overseas Schools - as a benchmark project that educational facilities in the region should aspire to. 24 25

International projects

The Shard London, UK Standing at a total height of 310 metres, and located on the south bank of the Thames, The Shard in central London is the tallest building in western Europe. Designed by Renzo Piano and constructed by Mace in an astonishing 38 months, the tower s crystalline façade transforms London s skyline. The Shard is a mixed-use vertical city offering 13 floors of apartments, 55,700 square metres of office space over 24 floors, as well as three levels of public restaurants, a spa, a 17-storey hotel and a triple height viewing gallery. In all it will accommodate more than 8,000 people. It is crowned with a steelframed spire supporting a pinnacle clad with shards of glass designed to blend into the sky. The success of The Shard can be celebrated by all those involved: the vision of the developer and design team to construct such an iconic building in London; the innovation of Mace and its contractors for rising to the challenge and delivering the building on programme; and the pride of the individuals that have worked on one of the most exciting construction projects in the UK. Port Baku Residence Emirates Air Line Baku, Azerbaijan Client Completion 2013 London, UK Client TFL/Docklands Light Railway Limited 45m / 266m AED Completion 2012 Mace is providing full, integrated management of Port Baku Residence a 350,000 square metre site overlooking the Caspian Sea incorporating project, construction and commercial management. Constructed on a brownfield site once occupied by an ice cream factory in one of Baku s most prestigious areas, Port Baku Residence comprises three residential towers ranging from 27 to 31 floors, containing one to four bedroom apartments and penthouses, and a retail unit which acts as a podium to the residential towers. Above the retail units will be a health club and below there will be basement parking for 1,800 cars. The site s close proximity to the Caspian Sea meant a 25-metre deep diaphragm wall had to be constructed around its perimeter to prevent water from entering. Approximately 1,800 piles were required, extending to a depth of 36 metres. The Emirates Air Line, the first urban cable car in the UK is part of the Mayor of London s vision for East London transforming the area into a new metropolitan quarter boasting new businesses, homes and job opportunities. Mace was appointed as the design and build contractor to deliver the cable car scheme and lead a consortium of experts. The complex project involved stretching 50-millimetre steel cables more than one kilometre between steel towers 90-metres high. The cables carry 34 cars, each capable of carrying 10 passengers, and provide a low-emission, quick, direct and fully accessible link connecting the Greenwich Peninsula and the O2 with the Royal Victoria Docks and the ExCeL. Macro, Mace s facilities management business, also won the contract to run the entire operation, including all front of house services, ticketing, security and maintenance, and their supply chain employing a large percentage coming from the local area. Nine weeks after the official launch of the capital s newest mode of transport, more than one million passengers had travelled across the river. 30 31

Project Gutenborg Saint Petersburg, Russia Mace was appointed as delivery partner for the Gutenborg project, a landmark project that will set a new standard for large residential developments and be the most European development in Russia s most European City, Saint Petersburg. As delivery partner to client and specialist company, SPb Renovation, Mace will deliver a project that will involve the design and construction of over 780,000 metres squared of residential space, creating some 15,600 apartments, along with three schools, five kindergartens, a polyclinic and all supporting roads, transport and utilities infrastructure required for a development housing 25,000 people. Mace was appointed to provide project management, design management, cost management, construction management and technical supervision, thereby encompassing all roles necessary for the delivery of the Gutenborg project. The successful outcome of this programme is based on the implementation of the Business Information Modelling (BIM) to facilitate a better engagement with multiple project stakeholders. Shangri-La GlaxoSmithKline Europe, MENA, Central Asia Client Shangri-La Group UK, Europe, Africa, Middle East Client GlaxoSmithKline Completion Ongoing Completion Ongoing Mace s relationship with Shangri-La, one of the world s leading luxury hotel and resort management companies, was established in the early 2000s, providing project management for a number of fit out projects across the world. The complexity and variety of the projects including the delivery of a 199-metre high, 43-storey mixed-use development in Dubai, the renovation and reconstruction of a 125-year old building in Paris, and the detailing of programmes for specific transport and government requirements in the Maldives has been achieved through a focused, collaborative approach with the client and the resolution of complex challenges. Mace established a relationship with GlaxoSmithKline (GSK) in the mid- 1990s managing the corporate real estate needs for the company across its commercial office, pharmaceuticals and technology sectors. Since then Mace has provided ongoing services for the whole property life cycle including programme, project, facilities and construction management in the UK, Europe, Africa and the Middle East. At GSK s European headquarters in the UK, Mace completed an unsurpassed delivery programme 30 months from concept to completion which unlocked cost savings of 60m and resulted in an early completion of this one million square foot development that will house 3,000 employees. Seed Cathedral Café Royal Shanghai, China Client Completion 2010 British Foreign and Commonwealth Office London, UK Client Alrov 100m / 590m AED Completion 2013 Under its framework with the British Foreign and Commonwealth Office, Mace provided project, design and cost management and main contractor services for the design and construction of the British Pavilion Seed Cathedral at the World Expo 2010 in Shanghai. The project, designed to represent and demonstrate creative and innovative British design, was managed by the team from initial concept. This included the coordination of UKbased designers and the development of the project according to Chinese design codes and practices, satisfying the Expo Bureau and the client s specific and bespoke requirements. In October 2010, as the Expo drew to a close, the Seed Cathedral received the top accolade when it was named the Best Designed Pavilion. Mace has transformed the Café Royal, once a chic hangout for the stars of literary London, into a 160-key luxury boutique hotel with spa facilities, retail, business centre and a swimming pool. It is the centrepiece of The Crown Estate s Quadrant development, which is designed to revitalise the southern end of London s Regent Street. Appointed as construction managers, Mace oversaw a complex demolition and structural re-engineering to convert three buildings into the new, bigger and more luxurious Café Royal. Not only was the design and build technically complex, but also the stakeholder management. Mace worked tirelessly with a wide range of stakeholders to clarify requirements, approve licenses and ensure compliance throughout the programme including the client, The Crown Estate and its representative, Regent Street Direct, Westminster City Council and its public realm contractor. 36 37

London 2012 Olympic and Paralympic Games London, UK With more than 10,500 athletes taking part in 26 different sporting activities across 34 venues, watched by an estimated global audience of more than four billion people, the London 2012 Olympic and Paralympic Games was one of the world s major sporting events. The majority of the events took place in the 600-acre purpose-built Olympic Park in east London. The Park includes: an 80,000-seat stadium (pictured right), aquatic centre and velodrome, as well as a handball arena, basketball arena, a media centre and an Olympic Village. As part of CLM, the delivery body responsible for the programme and project management of all the projects delivering the infrastructure and venues for the London 2012 Olympic and Paralympic Games, Mace was integral to the coordination of all the activities and interfaces across the project, achieving key milestones and receiving industry recognition for health and safety performance. Mace has also been appointed by the Olympic Park Legacy Company as project manager to help transform the site into a focal point for regeneration in east London post-games. This means that Mace is the only company to have worked on the Olympics and its legacy from conception through to completion.
