1: Asbestos and non-asbestos flooring material removal 2: Demolition Everett Housing Authority has completed many in house asbestos and lead surveys as well as hired consultants to conduct surveys. The drywall does has asbestos in the joint compound. As a system it is under 1%. This means removing a complete wall of drywall and not just patches and sections of the wall. The demo of the drywall is not considered an abatement project HOWEVER the use of water, heppa vacuum and proper PPE is required. The flooring in the units, most of the samples have come back as Positive for asbestos. Instead of continuing to sample the material in each unit we are presuming the flooring throughout to be Hot and thus needs to be abated. Throughout the units you will have one layer of VAT. There are areas that do contain multiple layers. Normally the top layer of VCT and mastic is Negative for asbestos but the bottom layer is Positive. Following state regulations for conducting abatement work needs to be adhered to. Typically up stairs the abatement is done by removing the first layer of underlayment making it much easier in the abatement process. Then the subfloor is renailed and then new 3/8 inch CDX plywood is installed. 3: Mechanical rough 4: Plumbing rough in. 5: Electrical rough in. 6: Carpentry and sheetrock. Demo and remove all ceiling drywall on both floors if applicable using wet methods and hepa vacuum Remove all nails, screw and attached objects from demo process Remove any cove base that remains 7: Installation of cabinets and laminates. 8: Flooring installation. 9: Mechanical, plumbing and electrical finish and trim. 1) All exterior walls must be demoed. a. Provide one price to remove all drywall throughout the unit including ceilings. b. Provide alternate price for cost to remove all drywall needed to complete electrical, plumbing, insulation and HVAC 2) Attic insulation: Upgrade existing to meet current insulation requirements 3) Water shut off should be located and if it is shared with the adjacent unit it needs to be separated. a. If it is a single shut off a new valve will be installed (See current plumbing scope). b. Contractor will need to verify remaining units that may share one water shut-off to be extended, i. Provide unit cost for a single shut-off and a price to install a splitter and creating 2 separate shut-offs to each individual unit. 4) Install draft stop between the units. Framing will be 24 inches on center and 5/8 drywall installed and fire taped. 5) On some units the electrical panel must be moved before framing. 6) Most of the framing is non bearing but there may be those instances where a bearing wall will be affected. Plan accordingly. 7) Put in backing where needed for cabinets, handrails, and other fixtures 8) In the bathroom install ½ inch acx plywood at the tub surround area unless it occurs in a demising wall and then 5/8 water board is installed. There is also a wall built on the edge of the bath tub eliminating the need for the three sided shower door. Make sure to maintain clearance for the toilet. Summary of Work 00050-3
