1 SPECIFICATIONS For Sample Customer SCOPE OF WORK: The contractor will provide labor and/or materials for the work as outlined in the estimate and the following specification. The contractor s estimate is based on information provided by the owner, site visit reviews, and the assumption that previous work has been performed following standard building practices, and adequate maintenance has been performed. Unforeseen conditions requiring a change to the original scope of work, may result in a change order, and will be billed accordingly. This may include corrections required to meet codes that were not addressed by the architect, or plan examiner, but were later flagged by the inspector. All items listed as allowances are either items that have not yet be selected, or are otherwise unable to be priced this time. Any item listed as an allowance, will generate a change order that will reflex actual cost once they are determined. Change orders for allowance items will refund the entire allowance amount, and will bill back the actual costs of the items selected. PERMITS: To be supplied by the owner. SITE WORK: The contractor will furnish all equipment and labor to complete the site work relating to this project, and as outlined below. Preparation and Protection: We will provide protection to all finished surfaces prior to the start of demolition. This will include construction paper covering on hard floor surfaces, adhesive carpet masking on any carpeted areas in construction zones and pathways, and plastic tarp walls between work area and remaining living spaces. Demolition: We will demolish and dispose of all materials relating to the deconstruction of the existing structure required to complete improvements. Materials will be reuse, recycled or disposed of as applicable. This will include the complete demolition of the kitchen to studs, and sub-flooring. We will also demolish any parts in the basement necessary to complete the plumbing, electrical, gas line, and framing. We will remove the exterior siding/trim as required to accommodate the new window and door. Excavation: We will provide equipment, operator and any additional labor required to complete the excavation relating to this project as shown on plans. This will include the footing for the new back porch foundation. Backfill: We will backfill new foundation walls with saved material. Backfill will be rough graded, and any finish grading and landscaping is not included in this estimate. Sample kitchen remodel 1 12/2/2003

2 Hauling: We will provide transportation of all incoming and outgoing material relating to the site work. Material will be hauled to approved disposal/recycling sites. CONCRETE: The contractor will furnish all materials and labor to complete the concrete work relating to this project. This will include the construction of the new back porch foundation/slab. Foundation: We will form and pour new foundation walls with 8x16 footings. We will fill and compact the foundation walls, and pour a concrete cap and stairs, to be covered with stairs. Steel: We will provide steel reinforcing bar, as code requires, in the new foundation walls and slab. FRAMING: The contractor will furnish framing materials necessary to complete the construction of all parts relating to this project. Lumber: All framing material to be #2 and better, sub-floor and backing #3 and better, wall sheathing to be ½ CDX plywood, roof sheeting to be 5/8 CDX. All weather exposed and ground/cement contact framing material to be pressure treated. Rough framing: We will complete all framing as per plans/drawings. Framing will be performed following standard building practices, and as existing conditions require. This will include infilling the existing door location, rough opening for the new window, rough opening for the new door, platform for cabinets, the ½ at island, and all blocking, backing and bracing. EXTERIOR FINISH: The contractor will furnish all the labor and materials necessary to complete all parts relating to the exterior finish work on this project. Stitching: Our objective is to stitch the old to new to provide a seamless, as built look. Trim: We will complete all the exterior trim, including window and door casings, which will be match the existing. All trim material to be pre-primed material. Siding: We will cut back existing siding for the new canopy as required, and patch back in either saved or new material. Stucco: We will patch in the old door location, and other areas as shown in drawings, and as necessary with tradition 3-coat concrete plaster stucco finish. The entire wall at new window, and new door will receive a final texture coat to blend new to old, and hide all seems. Latex additives in final coat are available at additional cost. Canopy: We will construct the canopy as shown in the drawing. The support framing will be primed, filled, sanded and painted select pine. The lid will be finger joint hem, spruce, fir v-groove t&g. There is a custom-made metal collar tie, which is included in the metal category as an allowance. A standard wooden design would provide a cost savings. 3 as an extra, however if the parts will be painted, then this would not be a necessary upgrade. WINDOWS: We will provide all materials and labor necessary to install a new 5 6 x 5 0 Eagle brand window as shown in plans. This will be a metal clad, wood window with double glazed, low-e glass. Interior will be pre-primed, and the exterior will have a bronze cladding to best match existing with standard color. Custom color would be additional. Window hardware is priced in a standard finish, and should be selected by owner. Some finishes may be additional. We will also supply and install a Marvin tilt pack in the other kitchen window location. This window will have low-e glass, with no dividers. This window includes hardware in the standard finish category, and a bronze screen. The sizing is estimated at this time, and will likely vary once the existing window is dismantled, and true measurement can be taken, which may affect the price. Therefore this window is included as an allowance. *Note that this window is not tempered, and would therefore need to be at less 18 to glass off the new floor height. There may be additional costs if this size window will not work in standard glass and either has to be ordered in a different size, or tempered. PLUMBING: The contractor will furnish all labor and materials necessary to complete the plumbing relating to this project. This will include the new kitchen and gas line installation. All plumbing fixtures to be supplied by the owner. The contractor does not cover fixtures supplied by owner against defect, and any call back work resulting from defective fixtures would be billable. ELECTRICAL: The contractor will furnish all labor and materials necessary to complete the electrical work relating to this project, as shown on plans, and outlined below. This will include: - Install 3 recessed can lights in hallway and connect to existing 3-way - Relocate/rewire disposal and dishwasher circuits - Relocate dedicated microwave circuit - Reposition existing oven circuit - Install 7 recessed can lights on single switch in kitchen - Install 3 recessed can lights on single switch over island - Install 6 recessed can lights on 3-way switch in kitchen - Install 1 recessed can light on single switch outside - Install five light outlets for under cabinet lighting - Install counter receptacle circuits and island The homeowner will be supplying all the can lights with trim and bulbs, in the kitchen (13), and the pendant lights over the island (3). If code requires smoke detectors in any locations, this will be billed as an extra. Specialty wiring (TV, stereo, cable): Homeowner to supply new doorbell to be location above kitchen doorway as shown in drawings. It is assumed that the existing wiring is in good working order. 4 * It is assumed that existing wiring was installed following standard practices, and codes at time of work. If conditions arise that fall outside these standards, additional costs may be billed. Project manager / electrician will discuss any such conditions with homeowner prior to any work being done, and make recommendation. FIXTURES: Homeowner to supply all surface mount fixtures. HVAC: We will provide for all venting relating to this project. This will include connecting the new down draft to existing ducting, extending heat duct to new location, and providing new vent covers, to be approved/selected by the owner. ROOFING: The contractor will furnish all labor and materials necessary to complete the roofing and flashing relating to this project. This will include the new canopy cover over the new back door. The shingle will be split cedar, to match exiting on house. GUTTERS & DOWNSPOUTS: There are NO gutters or downspouts included in the estimate at this time. INSULATION: The contractor will furnish all labor and materials necessary to complete the insulation relating to this project. This will include the existing 2x4 exterior walls in the kitchen, with R-15 fiberglass batts. Should any addition insulation be required to meet code, this would be billed as extra. SHEETROCK: The contractor will provide and install ½ sheetrock on demolished or newly framed walls and ceilings, as shown in plans. We will tape, double, flush and finish smooth. This will include all patchwork resulting from the opening of walls throughout existing building resulting from electrical, plumbing and framing parts. MASONRY: We will cover the new back porch and stairs with owner supplied and new pavers, as shown in the drawings. These pavers will cover all horizontal surfaces. The vertical surfaces will be a stone veneer, for which we have included an allowance until the homeowner makes final material selection. FINISH WORK: The contractor will furnish all labor and materials necessary to complete this project as per plans, and outlined below. All interior casing and trim work will be completed by the homeowner. Exterior doors: We will provide and install a new exterior door in new location as shown in plans. This door will be a 3 0 x 6 8 Fir 7109 Margingal Grid, true divided, with clear glass, with 1 6 x 6 8 fir 5701 full light low-e sidelights. *Note clear glass in the door, which is stock, and available at minimal lead-time. Low-e glass in the door would be special order, and have a 4-5 week lead-time. Hinge color to be selected by owner. Locks: We will supply and install (1) new exterior lockset, and (1) new interior lockset. These will be Schlage A series. Finish to be selected by owner. Sample kitchen remodel 4 12/2/2003

5 CABINETS: All cabinets will be supplied and installed by the homeowner. METAL WORK: We will fabricate and install new railing at new back door location, and front location, as shown in plans. The metal work was estimated for fabrication as per architect details, however will remain an allowance until the fabricator and homeowner meet and approve a final detail specification for both locations. There is also a metal collar tie to be installed in the canopy, for which there is also still an allowance. PAINTING: The contractor will be responsible for all the painting related to this project, which includes interior walls and ceilings in the kitchen and hallway, as well as patch work areas in the basement a required. We will paint exterior stucco, siding and trim. All Sheetrock will have a primer coat of paint followed by two coats flat latex wall or ceiling paint. All wood painted surfaces will have an oil based primer coat, followed by 2 coats semi gloss enamel. Exterior will have a primer coat followed by a coat of Rodda exterior latex or equal. Interior will be caulked with latex based product, and exterior will be caulked with polyurethane based product. We will paint patchwork area surface to stopping points (i.e. inside corners, outside corners, floors, ceilings, etc.) TILEWORK: The contractor will supply and install all the tile relating to this project. This will include the kitchen floor and base. We will install cement board to allow for best elevation consistency, and mortar set tiles on the floor. The base will be installed over framed cabinet platforms, or wall sheetrock with setting adhesive. It is assumed that tile selections will have bull nose, or edge cap availability, and any edging would be additional. The tile costs have been included as an allowance item at this time. Kitchen: Floors: to be selected by owners Base: to be selected by owners SURFACING: The contractor will furnish all labor and materials necessary to complete the surfacing relating to this project. This will include the fabrication and installation of ¾ thick granite slabs on the kitchen, island and cabinet, counter tops and backsplashes, as shown in plans. The edges will be ½ round 1 ½ thick. There will be two undermount sinks cut outs with polished edges. There will be a 7 backsplash over the cook top, to replace the stainless steel, as shown in drawings. Natural stone: Absolute Black Granite (Indian stone) APPLIANCES: We will furnish labor and materials required to assemble and install the following appliances, which will be furnished by the owner. Refrigerator: to be selected by owners Cook top/downdraft: to be selected by owners Dishwasher: to be selected by owners Wall oven: to be selected by owners Microwave: to be selected by owners Sample kitchen remodel 5 12/2/2003

6 MISCELLANEOUS: We will supply all nails, screws, adhesives, caulking, and noncategorical part required to complete this project. CLEAN UP: Contractor will be responsible for all construction related clean up, and debris disposal. We will isolate work areas to minimize impact to non-work related spaces, however some dust and debris propagation should be expected. Sample kitchen remodel 6 12/2/2003
