Please let us know what type of work will be performed. Some plumbing is considered common area and cannot be worked on without prior written approval from the Board. Plumbing work falls under (2) priority levels: Emergency Call 866.396.7172 (24) hr LIVE person answering service Renovation See Instructions Below A notice of water shut off must be posted on your neighbor s doors a minimum of (24) hrs in advance of work. This notice will be generated by the Management Company. Please give us at least 48 hours notice by providing the DATE & TIME WINDOW We will do a notice which will be emailed out to the owners & posted on www.lacostaview.com You will need to print & post this notice on your neighbors doors There is a lockbox located in the main pool area with the utility key which you or your plumber will need to access in order to shut off water line(s). CAUTION: It has been our experience that those unfamiliar with the boiler system at LCV OA unwittingly, (for lack of a better term), cause the hot water recirculatory system to falter when performing plumbing work. This having been said, if you are not having North County Plumbing or C & L Maintenance do the work (they are both very familiar with the LCV OA plumbing system), you or your plumber will need to follow the following protocol. Many plumbers will tell you they have it handled, but again, it is our experience that this is many times not the case. *Building 2302 - First, turn off water at main water valve near street and then at hot water recirculating pump in pump room located near the spa, followed by the isolated hot water system valves. When work is complete, turn on main water valve first, reopen hot water system valves and. then turn on recirculating pump. *Building 2304 First, turn off water at main water valve near street and then hot water recirculating pump which is located at pool area near 2306. ) This hot water system s valves must be isolated and recirculating pump must be shut off. Please note: Buildings 2304 and 2306 share hot water recirculation pump. After completing repairs and/or upgrades, turn on main water valve first, reopen valves on hot water heater and restart recirculating pump. *Buildings 2306, 2308 and 2310 - ALL 3 of the main water shut offs close to the street MUST BE turned off in order to isolate (all valves are tied in together). Please Note: Buildings 2308 and 2310 share a hot water pump room which is located next to the spa. This hot water system s valves must be isolated and recirculating pump must be shut off. La Costa View OA After completing repairs and/or upgrades, reopen valves on hot water heater and restart recirculating pump. Then reopen all 3 main water valves. **For all buildings please note: Hot water runs are extremely long and will take some time for recirculating water to reach units at full temperature (This can take ½ to ¾ hour). c/o Berrington Properties, Inc. 26755 Verdugo Street, Suite 200, San Juan Capistrano, CA 92675 800.243.2030 o 949.916.8745 f 866.396.7172 24 hr (Live Person) Reporting Line
