Acceptance of applicant, application, and monies deposited with management, is not binding upon management until approval of application by management. Should Management or agent reject the application all holding deposit monies will be refunded less the nonrefundable application fee of $35.00. Under no condition will $35.00 application fee be refunded or returned. If applicant withdraws application anytime following qualifying of application, management to defray losses in advertising, lost prospective tenants or rent losses, will retain all monies deposited with management. Any information that is found to be purposely misrepresented will result in the denial of application or may be reason for eviction if discovery is made after occupancy. I understand that my $300.00 Holding Fee is non-refundable if I forfeit my application after approval. If approved, $300.00 Holding Fee will be applied towards move-in costs. Application for Residency All adults 18 years and older must submit an application for residency. A separate application is required for each application submitted, excluding any joint/married application. All applicants must have a valid social security number. Occupancy Guidelines 2 bodies per bedroom Income, Credit &Rental History All applicants or co-signers that are financially responsible for the rent must pass a credit screening All adults 18 years and older must pass a criminal background and eviction check with the exception of Section 8 applicants. If you are a section 8 program participant, please be advised that credit will not be used as a source of application approval. Gross monthly income must be equal to 3 times the amount of monthly rent Two of the most current pay stubs or a letter from employer must be provided Self-employed applicants must provide two (2) years tax returns and/or 1 months bank statements 75% of accounts shown on credit report must be positive (excluding all medical bills and/or student loans and mortgage foreclosure) Any bankruptcy must be discharged Must have six months of stable, positive rental history or a cosigner and or additional deposit up to one and half times the rental rate may be required. Criminal Background Any criminal background or felony conviction that is not deemed to be a threat to the community may be considered Any applicant with misdemeanor or felony crimes involving violence, drugs or sex offenses will not be considered The Following Are Grounds for Immediate Denial Any application that is falsified Any application with invalid social security number Any application with two (2) or more landlord debts, paid or unpaid

Any application with a bankruptcy that has not been discharged Applicable Fees and Move in Costs and Conditions $35.00 Application Fee for each adult over the age of 18 required A $150.00 or $300.00 non-refundable pet fee may apply and is determined by Management. All dogs must be of a non-aggressive breed. Certain weight restrictions may apply. All utilities must be in the tenants name on the day of move-in, verification is required to obtain keys. All utilities will be disconnected as of the move in date from the landlord s name. $300.00 earnest money is required to take the house off the market while your application is being processed, if that fee is not paid the home is not being reserved/held for you and another applicant supplying an app and the earnest money will be considered. The earnest money is non-refundable once you have been approved and notified by our office. All move in money must be in a cashier s check or certified funds payable to Paramount Property Management & Realty and be paid on or before the move in date. Any deviations of this policy needs to be in writing and approved the property manager or broker for the company. Application Checklist Please submit the following to apply for residency.
