This is because you will not be signing the actual Lease Agreement, so this is your legal obligation. You may fax us a copy to get the process started but we will need to receive the original as soon as possible. General Rental Criteria and Occupancy Guidelines: Please just read through Page 2 and sign. Guarantor Rental Application: Please fill out Page 3 and Page 4 completely. Also, please sign where it says Applicant at the bottom of Page 4. Resident History Verification: Just fill out the Applicant Authorization section located at the top of Page 5. This gives us permission to request information from your employer or landlord, if applicable. Also, make sure you print your name, sign, and date where indicated. Income Verification: Also, remember that we will be needing proof of your income (pay stubs, tax forms, bank statements, etc.). Feel free to contact us with any questions! 2 Guarantor Criteria and Occupancy Guidelines Occupancy Guidelines Studio 3 occupants maximum 1 Bedroom 3 occupants maximum 2 Bedroom 5 occupants maximum 3 Bedroom 7 occupants maximum History Verification A guarantor applicant must have at least 18 months resident history with no negative information within the past year. Income Criteria Applicant(s) must have a verifiable monthly gross income as follows: Guarantor s Monthly Housing Cost +Proposed Rent Amount = Total Monthly Housing Cost X2 = Minimum Monthly Gross Income Required Credit History Applicant must have at least a 50% positive credit ratio for the last 24 months. Automatic Denials Conviction of a felony or deferred adjudication for a felony, more than two (2) misdemeanor convictions or any drug conviction (traffic violations may not be considered); foreclosure, eviction, skip, or money owed to a previous landlord; open bankruptcy or bankruptcy filing within the past six months; falsification of application. Pet Criteria* Dogs must not exceed 40 lbs. No puppies (animals under 1 year). Pets are allowed on the premises only after an appointment with management to meet and photograph your animal. Your Pet will not be allowed on the premises if it belongs to or is mixed with any of the restricted breeds listed below. ** American Staffordshire Terrier Bull Terrier Breeds Great Dane Rottweiler Akita Chow Chow Malamute Breeds Husky Breeds Bloodhound Breeds Dogue de Bordeaux Mastiff Breeds Wolf Breeds Bernese Mountain Dog Doberman Pinscher Presa Canario Bulldog Breeds German Shepherd Rhodesian Ridgeback caused by the Pet. MG Properties is to be named as an additional insured on that policy. A copy of the policy or a certificate of insurance must be presented to MG Properties prior to move in. The undersigned agrees that Owner/Agent and Resident(s) without notice to the undersigned and without affecting in any way whatsoever the liability of the undersigned, may at any time and from time to time, change the provisions, covenants, and conditions of the Lease Agreement, including, without limitation, the time or performance of any acts on the part of Resident(s) to be performed. The undersigned further agrees that the Owner/Agent may, without notice, assign this Guaranty in whole or in part. The undersigned agrees that all of their obligations under this Guaranty are independent of the obligations of Resident(s) under the Lease Agreement and that separate actions may be brought against the undersigned whether or not an action is commenced against Resident(s) under the Lease Agreement. This Guaranty will continue to be in full force and effect even it Resident(s) assigns obligations under the Lease Agreement, or subleases the premises to any successor or assignee. In the event Resident(s) comprises more than one individual, Owner/Agent shall comply with laws governing mutuality and seek similar Guarantors for each individual. This will not, however, limit Guarantor s liability to any arbitrary portion of the obligations of Resident(s) as a whole. In the event that any action or proceeding is brought to construct or enforce the terms and conditions of this Guaranty or to determine the validity thereof, then the party prevailing in such action or proceeding shall be entitled to recover all court costs and reasonable attorney s fees in an amount to be fixed by the court and taxed as costs therein, and reasonable fees and expenses incurred in enforcing any judgment. This Guaranty shall ensure to the benefit of and shall be binding upon, the respective successors and assigns of the Owner/Agent named in said contract, and of the undersigned.
