AIR CONDITIONING MAINTENANCE

THE AIR CONDITIONING MAINTENANCE CHALLENGE Periodical air conditioning system maintenance must follow few but mandatory guidelines: Assuring that systems are free from any risks of respiratory diseases since bacteria may be aerosolized in the circulating air. Keeping maintenance time as short and cost-effective as possible. Keeping any kind of system clean, from the small split units to the large centralized ones, in order to increase energy efficiency and prevent extraordinary maintenance costs.

WHY CHOOSE ZEP? ZEP develops, tests, manufactures and commercializes products for each of the maintenance phases. Maintenance operators are guaranteed the ability to offer their customers a perfect cleaning, sanitizing and energyoptimizing of the air conditioning systems. We tackle the problem in its entirety We offer simple, safe and efficient solutions for all system sizes We provide professional training to operators We support customers with onsite professional technical reps through qualified local distributors

MAINTENANCE OBJECTIVES Keeping bacterial growth under control in air conditioning cooling water systems. Preventing scale and corrosion in pipelines and equipment in contact with the circulation water. Keeping filters and fin fan surfaces clean and sanitized. Assuring drain pans are perfectly sanitized to prevent stagnant water conditions which are ideal for bacterial proliferation. Preventing increases in energy consumption in compressors and condensers due to slime, deposits and corrosion products

BENEFITS OF THE ZEP PROGRAM In addition to preventing the proliferation of Legionella and other bacteria both in water and in the circulating air, the periodical system maintenance generates valuable benefits such as: Reducing costs related to expensive extraordinary maintenance related to replacing equipment and pipes Reducing energy consumption by keeping heat exchange surfaces clean (fin fan, serpentines, heat exchangers, cooling system packing, etc.)

AIR CONDITIONING PRODUCTS Cleaning and sanitizing AC Clean Sanitizer Concentrated Sanitizer & Detergent for fin fan coolers & filters ( used as a spray solution) ZEP Foaming Coil Cleaner Foaming aerosol detergent for cleaning fin fan coolers, heat exchanging surfaces & filters Zepynamica A Sanitizing aerosol deodorant for air ducts, heat exchanging surfaces and filters Zepventure A.C. EPA approved foaming aerosol disinfectant and detergent Sanitizing of Drain Pans Condensate Zeptabs QUAT based tablets for condensation drain pans Zepsplit QUAT based tablets for condensation drain pans of small A.C. units Bio Tower 24 Scale inhibitor, Corrosion inhibitor, Dispersant., Biocide for cooling water Cerfox Safe descaler & detergent. Efficient on scale, rust, cement, grease, oil and smog

AC CLEAN SANITIZER Concentrated Detergent & Sanitizer for fin fan coolers & filters 1. Dilute the concentrated product in water as per instructions 2. Spray the solution on the fin fan cooler surfaces starting from the top In summer time the product does not need to be rinsed since is flushed away by the condensate. If maintenance is done in winter, product must be rinsed away with water 3. The dirty materials removed by AC Clean Sanitizer will be eliminated from the condensate drainage 4. AC Clean Sanitizer is excellent for cleaning and sanitizing filters. The product can be sprayed on the filter or the filter can be dipped in the product.

ZEP FOAMING COIL CLEANER Aerosol Foaming Detergent for Cleaning of Fin Fan Coolers & Filters 1. Spray the product evenly on coils 2. The seize effect of the foam allows the product to prolong its detergent action in the narrow space of the fin In summer time the product is rinsed by the condensate. If maintenance is done in winter, product must be rinsed with water 3. The soil removed by ZEP Foaming Coil Cleaner is be eliminated by the condensate drainage.

ZEPYNAMIC A Aerosol Sanitizing Deodorant for Sanitizing of Filters and Fin Fan Coolers 1. Remove the filters from the air-conditioner 2. Spray Zepynamic A evenly on the filter 3. Spray also Zepynamic A on the fin fan surface of the air-conditioner After its sanitizing action, Zepynamic A will release a pleasant scent 4. Zepynamic A is effective also coils

ZEP VENTURE AC Aerosol, 2-in-1 Detergent & Sanitizer for complete treatment of fin fan coolers & filters ZEP VENTURE AC is a single, ready to use multifunctional treatment in aerosol form. The product s main characteristics are: It is compatible with all of the materials used in heating/refrigeration systems The foam seizes on the vertical surfaces increasing contact time for a better cleaning and sanitizing action. Very effective against Legionella Pneumophila Very active against many microrganism and bacteria as certified by the Pasteur Institute (Paris) Excellent detergent that helps recovering thermal efficiency

ZEPTABS Anti-Bacterial Tablets for prevention of stagnant water in drain pans 1. Open the bag 2. Mechanically remove any material clogging the drain hole 4. Insert the 5 tablets in the highest part of the condensate collector 3. Cut the blister to separate one tablet from the other 5 tablets 6. The tablets must be positioned at opposite sides of the drain pan. 5. Insert 1 tablet close to the condensate discharge pipe

ZEP SPLIT Anti-Bacterial Tablets for prevention of stagnant water in drain pans 1. Open the bag 3. 2. Trim the tablet s capsule in order to fit in the available space Cut the blister to separate one tablet 4. Insert the tablet in the drain pan 5. Assure that the tablet is positioned upstream of the drain hole.
