Fall 2014 N. Myrtle Beach, SC Maritime Beach Club Homeowners Association 400 N. Ocean Blvd. N. Myrtle Beach, SC 29582 843.249.3414 Inside this issue: The Maritime Messenger A Newsletter for the Owners of Maritime Beach Club Call to Nomination October 21, 2014 Call to Nomination President s Message 2015 Approved Operating Budget 2015 Annual Meeting Date 2015 Interval Calendar Defender Realty Resale Corner General Manager s Corner Nomination Form (insert) 1 2 3 3 4 5 6 Dear Maritime Beach Club Owner, On behalf of the Elections Committee Chairman, Robert Lambert, it is once again time for the CALL FOR NOMINATIONS of members in good standing who seek to serve on the Board of Administration of The Maritime Beach Club. The enclosed Nomination Application is self-explanatory and on the reverse side of it is the Nominating Petition in accordance with the Association By-Laws (section 3.4b). The Petition must be signed by Unit Owners representing at least five (5) units and must be signed by the Nominee signifying that he/she is willing to serve as a member of the Board of Administration. The Petition must be received by the Elections Committee no later than December 9, 2014 to be considered for placement on the Ballot that will be mailed with the Annual Meeting Notice for The Council of Unit Owners. Please remember to mark your calendar for the Annual Meeting of The Council of Unit Owners which will be held at the Maritime Beach Club on February 7, 2015 at 1:00 PM, and join your fellow owners at the cook-out that will immediately follow the meeting. Best regards, W. Keith Jernigan, President On behalf of the Maritime Board of Administration Professionally Managed by: Defender Resorts, Inc. www.defenderresorts.com www.maritimebeachclub.com E-mail: mt@defenderresorts.com

Page 2 Dear Maritime Beach Club Owners: President`s Message Greetings from the beach! Your Board of Administrators wishes each of you a wonderful and prosperous year. The Maritime Beach Club has never looked better and with your help we will continue to grow. Do not forget your comments are important so that changes will continue to happen. On August 15, 2014, your Board of Administrators met with Defender Resorts to review the 2015 Budget. Although we have had a good year in 2014 with the operations of our Maritime Beach Club, we did encounter some higher costs with insurance and taxes. With that being said, the Board approved a Budget for 2015, but with a small increase in our maintenance fees of 2.3%. I know we have had a good run for the past three years with no increases, but there was no way we could get around the increase for 2015. It is sad news that Caroline Lamb has decided to step down from the Board. She has been a valuable asset over many years and will be truly missed. There are two open seats on the Board, so if you are interested in being a Board member, don t forget to fill out an application and send it to Defender Resorts. The application form has been included with this newsletter. We are looking for some good help. If you are interested in being a covenants member at the Maritime Beach Club, please write a letter of interest and send it to the Maritime c/o Defender Resorts Inc. PO Box 3849 Myrtle Beach, SC 29578. The next Annual Homeowners meeting will be February 7, 2015, at 1:00 pm at your Maritime Beach Club. Your Board hopes everyone has a wonderful Holiday Season and we thank you again for your continued support at your Maritime Beach Club. William Keith Jernigan, President Save a Tree! When you provide the resort with your email address, you help preserve our natural resources. It is a more practical way to communicate, due to the ever increasing cost of postage and paper to mail correspondence in hardcopy form. Your address would only be used to provide you with immediate access to information. We understand many of you do not want to give out your personal email address. We recommend you set up an email account with one of the free email service providers just to receive your correspondence from the resort. The Maritime Beach Club and Defender Resorts, Inc. will not sell or use your information in any way other than to communicate with you. Please send your email address to: mt@defenderresorts.com. October is a great time to be at the beach. Call the front desk today and check on availability. Remember to ask for your owner discount. Thank you for your support in saving a tree!

DEFENDER REALTY S RESALE CORNER Defender Resorts has added a third exchange company at our resorts. Our resorts have been in RCI and Interval International for many years. If an owner had problems with one or both of these companies, now they have another option. We recognize a need to provide as many benefits to our owners as we can, and this is a great service. DAE (Dial An Exchange) is the third largest exchange company in the business. They do not charge a membership fee and their exchange fee is only $135. This makes them a very attractive exchange company. Contact DAE at www.daelive.com and they will be happy to assist you. We have some weeks that have come back on the market through foreclosure and we have some motivated sellers offering their weeks below the resale market price. Please contact George Osborne at (843) 249-3414 Ext. 7103 for availability and details. We need two bedrooms weeks 23 thru 34 at Maritime. We have buyers wanting these weeks and are willing to pay premium prices. If you have thought about selling, now is the time. Please contact George and he will be happy to give you the details. Page 6 General Manager s Corner Hello to all Maritime Beach Club Owners: We survived another very busy summer here at Maritime. All owners and guests had a great time enjoying themselves and participating in our many activities. We hope we don t have another cold winter like we did last year, as that took a toll on our concrete and spalling issues. These issues have been corrected and the building seems to be in great shape. The front desk staff has been here for years and it is very obvious many Maritime owners look forward to returning just to catch up on everything. It is truly a family environment here at Maritime, and I want to thank Gayeleen and her staff for making this possible. The maintenance staff has been extremely busy completing the refurbishment of the last 58 units. We now have the same color scheme throughout the building. Please take time to thank these staff members as they have worked very hard to create a product we are all proud of. Samples are being created for upcoming winter projects such as installing new lighting fixtures in the kitchen and dining areas. The main fixture in the kitchen will be LED with a closed cover to create a more modern look for the unit. If possible, all toilets will be replaced with elongated, highline toilets with a possible grab bar. Currently, all entrance doors are being painted, and we plan to add kick plates to all doors to minimize scuff marks and improve the appearance. The balcony doors are complete in both penthouses as well as the 9 th floor. Unit 910 now has a sit down balcony. We plan to replace all doors on the 8 th floor this winter with plans to do a floor every year. Many thanks to Rick and his maintenance staff. Housekeeping personnel has also been busy, and I want to thank them for the better controls and quality in cleaning standards. We replaced all mattress protectors and increased the thread count on all sheets this past year. New curved shower curtain rods with hookless curtains were added. Many owners have commented on these as they allow more light into the tub area as well as provide more space within. Many thanks to Stephanie and her housekeeping staff. In closing, we plan to improve other areas of the property this winter such as the carpet in the lobby. New lobby furnishings will be arriving soon. The interior elevator cabs will be done this winter, giving them a more modern look and better appearance. We also plan to enhance the ocean side of the building by introducing a burgundy color to various balconies as well as the vertical columns on the roof line. The city has approved our proposal to enhance the landscaping in front of the knee wall along Ocean Boulevard. This will help improve our curb appeal for increased sales and rental income. We are also working with the city to allow us to replace our main signage and hope to have that completed by 2016. As you can see, we plan to continue making the Maritime Beach Club the best it can be. Please have a very safe and happy holiday season and we look forward to your return visit. Sincerely, Barry D.
