4 SUPPORT FOR THE DEVELOPER Good management does not simply start once a development reaches completion and occupancy commences. Premier Estates is committed to providing a comprehensive pre- sales management consultancy with the intention of offering the best levels of service from the very beginning of the development process, and will act as an extension to the developer s own technical team with an input into some or all of the following areas: Design and Specification Consultancy As a result of managing a wide range of buildings in a variety of locations, Premier Estates is in a unique position to be able to offer advice on specific design issues that may well have an impact on future management and running costs. These might include communal entrances and car park security, finishes in circulation and communal areas, window design, lift installations, satellite and TV reception, hard and soft landscaping, lighting and public open space requirements. Environmental and Sustainable Housing Issues Property management has to adapt and keep pace with the move towards more sustainable homes, with the innovative use of new building materials to maximise insulation performance, carbon neutral heating, water recycling and alternative waste disposal systems. 5 Legal Structures Premier Estates manages developments under a variety of legal structures and documentation. Detailed consideration of the options is available as a separate advisory document which provides guidance on the various alternatives to consider, including the formation of individual resident owned management companies, managing agent agreements, commonhold and various leasehold options. Adoption of a correct legal structure is absolutely fundamental to the way that a development operates and is managed in the future. It also has wider implications in associated areas such as ground rent income and the possible sale of freehold reversions. There is, of course, no difficulty should developers wish to use their own legal structures and documentation, the management scheme will be designed to take full account of this requirement. Administration of separate scheme bank accounts with trustee status. Advice to Resident Management Companies and provision of company secretarial services if required. Ensure complete compliance with leasehold legislation and regulations relating to health and safety and fire safety risk assessments. Establishing and maintaining detailed records and administration systems for each development utilising our bespoke software and thereby ensuring the free flow of accurate information to all parties.
