Collaborating with indigenous designers, AYO develops concepts and adapts homes to create high quality, comfortable living spaces that respond to specific local needs. If the community is a forest, each building is a tree. A home is the fundamental unit of a greater environment and each one is tailored by the community to bring members together to create positive, engaged change. 4 AYO Smart Home Approach AYO Smart Home s design is based on achieving cost and efficiency targets that meet the needs of specific markets. The building envelope integrates energy efficient and renewable technologies, helping to achieve targets around cost, performance, and durability. The Smart Home's panels are constructed easily and quickly, reducing labour costs. Experienced workers are not required, creating an opportunity to train and employ local labour in communities to learn how to assemble the homes. AYO offers the complete package, from foundations to the mechanical systems, all pre-manufactured and modularized, further reducing engineering and design costs. UBC Pilot Home For Social and Sustainable Solutions AYO Smart Home is the flagship partner with the University of British Columbia s Centre for Interactive Research on Sustainability (CIRS), Sustainable Building Technology Incubator. The two-storey, 1620 square foot demonstration home will be fully functional. Situated on the UBC Point Grey campus in Vancouver. It is a research platform to undergo testing and validation, provide data and information to optimize the design. Research results will drive commercialization and accelerate adoption. The home has been built in less than three months. Data and results will soon be available on: Construction Performance Implementing Potential. The demo home will be monitored for two years. The key research goals include: Optimization of construction material and process to reduce cost and increase efficiency Monitor and validate the performance of envelope and energy systems through a network of sensors Integration of energy technologies from a system approach Energy monitoring system that is responsive in real time and predictive Integration and optimization of HVAC system that maximizes efficiency through utilization of waste heat Intelligent LED lighting that communicates Distributed solar monitoring and control system AYO Smart Home is a Flagship Partner with UBC s Sustainable Building Technology Incubator Program So far there are six design and integrated studies, eighteen construction, cost, supply chain and facilities management studies, eight studies on technical performance, three studies on building controls, interfaces, big data, sensors and four studies on occupant behaviour.
5 Sustainability and Low Impacts The AYO Smart Home replicates natural environment conditions and ensures continuous high air quality. Building materials are selected based on climates and local resources. The AYO Smart Home approach uses the affordable, sustainable, energy efficient criteria to identify optimum local materials that deliver premium quality. AYO Smart Home s highly efficient building envelope is designed with prefabricated Structural Insulated Panels (SIPs) that use Magnesium Oxide boards (MgO boards). The SIP composite is an effective moisture and vapour barrier as well as an extremely light system that transports and installs easily. Depending on the climate and elements, the rigid insulation between the Magnesium Oxide boards panels can be dimensioned to required levels. The panel connection gives the envelope airtight high R-values to prevent heat loss. Key sustainability features of Magnesium Oxide (MgO) panels: They are highly mould resistant, They are stronger and lighter than conventional alternatives, They improve fire resistance, They can be recycled, reused and repurposed as soil amendments for germination and photosynthesis, They can be ground for use in manufacturing new boards, They do not create hydrogen sulphide as gypsum does. Envelope Panel Connection Design, allowing for reduced thermal bridging, ease of construction and disassembly R-40 walls or higher Pa, the highly air tight Efficient windows, triple glazed argon filled low-e coating, frames with thermal break Insulated, air tight doors, R-4~5 Thermal mass energy storage to drive heating and cooling loads to a minimum Foundations Temporary foundations for ease of installation and removal Interest on reusability of the foundations to reduce costs and enable relocation of the house Electrical System Lighting: Intelligent LED lights Appliances: High efficiency, Energy Star that are monitored and controlled Mechanical System HVAC: Heat pump system that integrates heating, cooling, and hot water, and pushes COP to 6-7 through utilization of waste heat and thermal storage Renewable Systems PV panels: PV array connected to the grid, allowing monitoring and control of individual panel leading to aggregation of distributed solar system Affordability Prefabricated panels reduce construction time, costs of labour, and skilled work required on site. Modularity & Reusability Modular panels and other building components integrated together are easy to assemble, disassemble, and relocate. Building on a precast foundation system enables the home to be relocated to other sites. Durability Panels highly resistant to mould, moisture, and fire create an extremely durable envelope. Energy Efficiency The envelope is highly insulated, air tight and maximizes energy management technologies. Renewable Energy Generation Photovoltaic solar panels integrated into the homes provide abundant energy.
