2 our story redefining two storey living It s fair to say that building is in my blood. Growing up with my parents running and owning their own boutique building company, I was given the chance to learn a lot from a very young age. I still remember travelling around the south-west with my Dad, visiting the sites and talking to the different trades that were building his homes. As I got older, I would work weekends labouring for various trades to earn a bit of extra pocket money and this exposed me to many aspects of the building process. At 19, I started my own business manufacturing and supplying building products to the industry. Over the next decade, the business grew organically and became the largest single site manufacturer of its kind in Australia. Personally, I have always taken great pride in providing the best service and innovative solutions to my customers and this philosophy is reflected in the way I run my business. This is something that has never changed and never will. Ben Trager Homes is a culmination of all those collective years of experience, coupled with an unwavering internal drive to be better and achieve more every day. 4 our METHOD the basis of superior building Ben Trager Homes takes environmental sustainability and innovation in residential design and construction very seriously. A combination of light weight panels and double brickwork are used to get the maximum benefit from solar passive energy principles and environmental sustainability. Whilst the lower floor walls are constructed of double clay brick, our upper floor walls are timber framed internally and externally clad in 100mm thick pre-fabricated EPS (Expanded Polystyrene) panels. These EPS panels have an R 3.1 rating and are more energy efficient than brickwork, leading to a saving of up to 50 times on production energy over the life of the building. In addition, the panels have superior insulating properties, are fully recyclable and are unaffected by extreme temperature changes. Composite light weight panel technology has revolutionised the building industry by encouraging a step away from the traditional double brick method of construction. This technology means Ben Trager Homes can produce a fast and efficient build in situ (not off site), whilst still achieving the highest standards in quality and appearance. The concrete slab to the upper floor offers superior insulation. Ben Trager Homes utilises a 5c engineered flooring system to support the upper floor, comprising of steel trusses and a poured concrete slab. The concrete slab to the upper floor offers superior insulation and thermal mass to the dwelling, increases the home s energy efficiency rating and reduces noise transfer. We believe our construction method has advantages that will benefit Western Australian home buyers. 7 the building timeline STAGE 1 STEP 1: Your Building Consultant will facilitate the signing of the Preparation of Plans Agreement and all other paperwork required and provide you with a Selection Guide. Your initial deposit will lock in the base price of the home. Client Responsibilities Provide all documentation relating to your land, eg. Certificate of Title or Offer & Acceptance, Design Guidelines, deposited plan number if applicable and information of any easements that may be present. Speak to Custom Financial Solutions about finance options or details of your proposed lending institution. STAGE 3 STEP 5: Provide guidance on selections at pre start meeting, including quotes for any amendments to plans and document all colours and materials (this will not all happen on the same day). Arrange for final plans to be amended and sent to you. Administer all approvals required including water approval, local authority approvals, developer s approvals etc. STEP 2: Arrange engineers inspection and soil testing of your site aswell as site survey. (Please note all costs incurred by the builder are non-refundable from your initial deposit) Client Responsibilities Finalise any changes to plans with our pre start consultant. Provide Alinta Gas and Synergy Account numbers. Sign final plans and return. Provide unconditional finance approval and confirmation of land settlement if not already provided. STAGE 2 STEP 3: Prepare full set of working drawings and obtain all relevant quotes from external parties. STAGE 4 STEP 6: Order all materials and schedule job. Book in earthworks contractor and arrange for the slab to be laid. File prepared for site supervisor and job handed over to construction team. Client Responsibilities Review your Selection Guide and begin the selection process of materials and colours in preparation for your pre start meeting. Complete a tile selection at one of our nominated tile centres. Visit Intelligent Home to discuss any digital and data requirements. STEP 4: Provide you with a full set of contractual documentation including site plan, floor plans, elevation plans and final building costs. Your Building Consultant will arrange a time to meet and sign the contract with you and answer any queries you may have. We will contact you to arrange a suitable time for your pre start meeting. Client Responsibilities Confirm lending arrangements detailing your capacity to pay, if not already provided by Custom Financial Solutions. Confirm ownership of land (if already owned) or anticipated settlement date, or completion of subdivision. Sign contract.
