6 Residential Mortgages We work differently to other mortgage lenders. We individually underwrite every application, offering mortgages to your clients based on their credit worthiness, not their credit score. We provide mortgages for first-time buyers, those looking to move up or down the property ladder, the self-employed, those on variable incomes as well as those wanting to remortgage. We understand that all applications are different We consider all the facts taking individual circumstances into account We don t use tick box underwriting so we won t automatically reject applicants with recent job moves or multiple income streams, or those who are self-employed with little credit history We will consider occasional missed payments on credit cards, mobile phones and other unsecured credit Applicants don t have to tick all the boxes. 7 First Time Buyer Mortgages Helping first-time buyers get the leg up they need. We ll be there to support you in giving your clients the mortgage they need to take the first steps onto the property ladder. Family Guarantee Mortgage We offer a 100% mortgage which needs no deposit via our Family Guarantee Mortgage. It s designed for first or second-time buyers who have little or no deposit, but have a parent, step-parent or grandparent able to provide a guarantee secured against their own property. All that we ask is that the applicant must be able to afford repayments on the full 100% mortgage and have a clean credit profile. Available up to 100% LTV, subject to guarantee Guarantee secured against the guarantor s own residential property, requiring no up-front cash in the form of a gifted deposit The amount of guarantee is capped Minimum age of applicant is 21 years Maximum age of guarantor is 70 years at the end of 10 year guarantee period Help to Buy schemes Aldermore is proud to be part of the Government s Help to Buy schemes, designed to help those with at least a 5% deposit to purchase their new home. To be eligible for the Help to Buy: mortgage guarantee scheme: It must be your client s main residence and only dwelling (they don t intend to rent it out) They must take out their mortgage on a repayment basis (not interest only) Maximum loan size is 400,000 To be eligible for the Help to Buy: equity loan scheme: Minimum deposit of 5% of the property s value required the Government provides an equity loan of up to 20% of the property value and we will provide a mortgage for the remaining amount Available to customers purchasing a new build property in England only (via participating builders) It must be your client s main residence and only dwelling (they don t intend to rent it out) They must take out their mortgage on a repayment basis (not interest only) Maximum loan size is 450,000 For more information on our First Time Buyer Mortgages, contact our team: t: w: aldermore.co.uk/intermediaries

Our Interest Only Mortgages could be right up their street. Our people are experts in buy-to-let mortgages. We have no portfolio limits and cater for all types of landlord, whether their needs are simple or complex. We offer a full range of variable and fixed buy-to-let mortgages up to 80% loan to value. At Aldermore, we accept Interest Only Mortgage applications for up to 75% loan to value across our entire Residential product range (with the exception of Family Guarantee and Help to Buy schemes). However when approaching your clients with this option, you must consider that the loan will need to be paid in full at the end of the term, and an Interest Only Mortgage should therefore only be considered as part of a wider financial plan. 11 Commercial Investment Mortgages Commercial Owner Occupied Mortgages Client looking to buy and let out a commercial property? Our mortgages are just the business. Matching the mortgage to the business. Unlike other commercial mortgage lenders, Aldermore won t demand that your clients arrange insurance or open a business bank account with us. So, any long-term mortgage can be kept separate from day-to-day business banking. We offer up to 75% of either the purchase price and the open market vacant possession, or the investment valuation whichever is lower. If the tenant is a household name, we may be able to offer lower interest rates and higher loan to value ratios. If your client is buying or remortgaging property for use as business premises, you should look no further than a Commercial Owner Occupied Mortgage from Aldermore.
