Reporting directly to the Sr. Director Projects & Business Development, the Estimator / Design Technician will be involved in the development, manufacturing, and construction process from initial client introduction through to, manufacturing, construction starting, and beyond. The Estimator / Design Technician s primary role is responsible for, but not limited to; Develop detailed, accurate quantity takeoffs and estimates for assigned commercial projects fully reflecting all necessary material, labor, equipment, supplier and sub- trade costs to meet the clients RFI, RFP and tender plans, specifications and schedule in order to win bids. Assist Modus clients achieve their development, budget and design targets, by facilitating pro- active, efficient, execution of value engineering on all development, design, manufacturing and construction requirements from concept through construction to opening day. Hand off accurate, detailed design sketches, estimates, budgets and schedules to the project management team. Develop detailed, accurate conceptual and preliminary CAD site and floor plan sketches on assigned commercial projects for clients and senior management review and approval in order to form the base design for consultant and permitting use. Develop and manage a full network of consultants, trades and suppliers, delivering the best possible reliability, quality and value for the client s project. Oversight and coordination with the clients Landlord, municipal and regulatory obligations, the result being that we meet or exceed our client s expectations, while contributing to Modus achieving or exceeding the required process execution and financial targets.

2 Skills/Prerequisites: Excellent communication, interpersonal, organization skills and ability to work within a team environment. Excellent ability to multi- task and coordinate multiple projects simultaneously. Excellent ability to prioritize and work under tight deadlines in a dynamic fast paced environment, with fluctuating work times. Excellent ability to complete detailed and comprehensive summaries of information requested. Excellent ability with MS Office (including Excel, MS Project and Word) and Web- based applications. Intermediate or higher ability to create CAD preliminary design sketches. Reliable personal vehicle for business use and valid AB driver s license. Available for short- term travel across Canada. Position Purpose: To drive company profitability through being directly responsible for the development, presentation and accountability of quantity takeoffs, estimates, budgets and preliminary designs on assigned projects, meeting required schedule, quality and profit objectives with the highest level of customer satisfaction. Primary Responsibilities: Client Satisfaction Visit assigned project sites as needed to evaluate special conditions that will impact costs & productivity. Assist in value engineering and re- pricing change of scope or change orders as requested by the client and project manager during manufacturing and construction phase. Develop expertise in estimating approaches to various manufacturing and construction deliver systems, i.e.: RFI, RFP, hard bids, cost plus, budget pricing, design- build, project management, maximum upset price. Provide clear direction to operations and project managers, ensuring clients schedule, budget & communication requirements are fully understood and complied with. Liaise with consultants/owners representatives to identify strategies for continuously improving customer service/project execution

3 Scheduling Review project plans and scope of work discussing bidding/pricing strategy with senior management prior to starting estimates. Prepare high- level project schedule to identify key dates & completion timeframe use scheduling software. Assist senior management understanding suitability, staffing, material, equipment, supplier and sub- trade requirements for all active and upcoming projects. Budget, Tender & Design Prepare detailed quantity takeoffs for all materials and in conjunction with purchasing, solicit materials prices from appropriate suppliers to secure most competitive costs. Calculate labor hours or units for all in- house work and ensure database costs are accurate for future reference. Secure written prices & scope of services from suppliers and sub- trades to confirm bids and pricing are consistent with the project specifications. Confirm all overhead calculations for each project and reviewing with senior management team prior to cost finalization. Develop detailed and accurate conceptual and preliminary CAD site and floor plan sketches on assigned commercial projects for Modus clients and senior management review and approval. Hand over preliminary design sketches and communicate with project management team, consultant teams and municipal authorities to form the full design packages and permitting. Initiate or assist in the production of all RFI s, RFP s, CR s, CCO s and CO s to the clients, consultants, sub- contractors and project management team, for written client approval documenting potential schedule impact, scope of work and cost. In conjunction with the project management team review & approve project billings prior to submission to consultants or owners. Aggressively and consistently pursue the highest and best possible profitability for each project, and identify profit enhancement opportunities for all projects. In conjunction with the senior management team, establish an annual department operating budget and monitor monthly.

4 Organization Document known competitor pricing on bid projects to assist in determining competitive strategies. Provide direction and priorities for estimating support staff on assigned projects and review all sub- trade and supplier estimates to ensure accuracy and compliance with corporate standards and specifications. In conjunction with the project management team and senior management team review all contracts with owners and consultants prior to execution. In conjunction with the project management team and senior management team review and update procedures and checklists related to the estimating department. Participate in continuos improvement, policy, process, communication and execution activities. Communication At all times communicate both internally and externally in a manner consistent with Modus Core Values and Employee Handbook Policy. After securing a project, coordinate and attend project kick- off meeting with the project management and operations team to ensure full scope of work and cost estimates are understood prior to start of manufacturing and site construction turn over full estimating file to project manager. Compare manufacturing, on- site productivity data and project cost reports with estimates to ensure most accurate costs are utilized in all estimates. Review quarterly team objectives with the senior management team, reporting initiatives and strategies for developing the overall strategic project estimating direction. Quality & Consistency Develop and utilize Modus estimating software to record & calculate all estimates. Identify discrepancies in plans and specifications and initiate corrections and clarifications with project manager, clients and consultants. Familiarity with BC, AB, SK, MB and National Building Code Requirements.

5 Sub- trade & Vendor Development Produce detail scopes of work and invite sub- trades and suppliers soliciting competitive pricing. Maintain a list of qualified material suppliers & sub- trades for various project complexities & locations. Resolve supplier, sub- trade pricing & project specifications discrepancies prior to finalizing cost estimates. Work with sub trades to ensure smooth scheduling of projects they are working on vs. projects we are asking them to tender.
