1 BROOKSHIRE I CONDOMINIUM ASSOCIATION TRASH POLICY Excerpts from Rules and Regulations: REFUSE COLLECTION The following rules for handling refuse have been approved Sanitation. by the Baltimore County Bureau of 1. Refuse collection is provided twice a week by Baltimore County one (1) day per week and the Association pays for one additional weekly trash pickup. Collection days are Wednesday and Saturday mornings. Recycling collection is on Monday. 2. Installation of in-home trash compactors is encouraged to reduce the volume of trash. 3. Trash receptacles and trash bags are to be kept in the basements of units, or elsewhere within the units, and are not permitted outside unless placed at collection points at the designated times. 4. Homeowners are responsible for placing refuse in tied or sealed plastic disposable bags at the designated collection points which are located at the traffic islands and turn around areas of the parking lots. Refuse must not be left in any other place. 5. Refuse is to be placed at the collection pads after dusk the niqhtprior to the morning of collection days and not after a collection has been made. No trash cans or barrels or other returnable receptacles are to be placed at the collection points. 6. Should breakage of plastic disposable bags occur enroute to or at collection point, homeowners are responsible for rebagging the refuse as soon as possible. 7. Every effort should be made by all to insure that the common areas of Brookshire are kept clean and free of refuse. 8. If you need assistance on having bulk trash i.e., appliances, furniture, etc. removed please call our office and we'll assist you in setting this up. MISCELLANEOUS The common elements shall not be used for storage of supplies, materials, personal property, or trash or refuse of any kind, except as otherwise provided in duly adopted rules and regulations of the Association. Trash collection will be in accordance with rules adopted by the Association and approved by Baltimore County. The common elements shall not be used in any way for the drying, shaking or airing of clothing or other fabrics. In general, no activity shall be carried on nor condition maintained by a co-owner either in his unit or upon the common elements, which detracts from the clean, pleasant and peaceful appearance and setting of the Condominium. Noise levels SHOULD NOT annoy residents inside their homes. Abuse of this rule may lead to removal and confiscation at the co-owners expense.

The Pool Rules are established by the Brookshire I Condominium Board of Directors. These Rules and Regulations said changes have been: are subject to change without notice subject to the conditions that the 1. Approved by the Board of Directors. 2. Notice of such change shall have been posted in the pool office at least 72 hours prior to implementation unless such change shall be mandated to eliminate any endangerment to the health and safety of the residents and their guests, or the safety of the facilities comprising the Brookshire I Condominiums. I. ENFORCEMENT OF RULES 1. Lifeguards are responsible for enforcing the rules of the Brookshire Community Pool. Members and guests are required to abide by these rules. Parents must caution their children to observe all rules and obey the instructions of the pool manager and the lifeguard(s). Parents/Guardians must watch children at all times. Parents/Guardians must accompany a non-swimmer in the water at all times. Parents are ultimately responsible for the conduct of their children. Members are responsible for their guests at the pool. 2. Failure to comply with these rules or instruction from the pool manager/life guard may result in the suspension of pool privilege(s) subject to the discretion of the Board of Directors. 3. Situations arising that are not specifically covered by the established rules shall be handled by the pool manager/lifeguard, who will also notify the Board of Directors and the Management Company. II. IDENTIFICATION 1. Membership to the pool is open to all Brookshire I & Crystal Ridge unit owners in good standing, who have applied for and received a valid pool pass. Good standing is defined as a Revised March 2008

3 Brookshire or Crystal Ridge Condominiums owner named on a Deed for any unit of the Brookshire I or Crystal Ridge Condominium Associations, who is current in payment of Association dues and assessments and has no unresolved architectural or covenant violations. 2. Membership to the pool will be established by submitting a completed application form to WP&M Real Estate Group (Management Agent). 3. Nonresident owners may either obtain pool passes for themselves or assign the pool privileges to their tenants. Should a nonresident homeowner retain pool privileges, the tenant may not have access to the pool except as a guest of the non-resident owner or other member. The owner who wishes to assign his/her pool privileges to a tenant should forward the pool pass application to the tenant so that the tenant can register for a pool membership. A copy of the lease must be on file with the Management Agent. 4. Upon receipt of a completed application form, membership eligibility will be verified by checking the status of Assessments and architectural or covenant violations. Pool passes will then be issued to each individual living in the household (a household will consist of all persons living in a dwelling, and unmarried children who are students who will be residing with the owner for the summer). Other summer house guests are not eligible for passes. They may, however, use the pool as a guest of the owner. 5. The pool pass will include the individual's name and address. Children under 12 years of age will not be permitted within the pool compound unless accompanied and closely supervised by an adult (17 yrs of age or older) responsible for the children. No one else will be admitted to the pool without a valid pass. 6. Passes are the responsibility of the individual members. Neither the Association nor the pool staff is responsible for lost passes or passes left overnight. 7. Members who have been denied admittance to the pool may not be admitted as the guest of another member. III. GUESTS Guests: A guest is defined as any person, not an owner or resident, of Brookshire I Condominium or Crystal Ridge Condominium. A guest must be accompanied by a resident member at all times while using the facility. Guests, age twelve (12) years and younger must be accompanied by a responsible adult pool member, age seventeen (17) years or older, at all times. 1. Each household will be issued six (6), one time use, guest passes. 2. Properly registered guests shall be permitted to use the pool facilities only while being accompanied by their resident sponsor and provided they adhere strictly to all Rules and Regulations set forth herein. 3. Each household is limited to no more than six (6) pool guests on any given day. 4. Additional guest passes are available throughout the season for $1 each by contacting WP&M Real Estate Group at IV. MINORS 1. Children age twelve (12) and under, must be accompanied at all times by a responsible adult, age seventeen (17) years or older, in order to be admitted to the pool area. Lifeguards are prohibited from serving in this capacity. The responsible adult must be a qualified member or Revised March 2008

4 guest of a pool member. The lifeguard may challenge the qualifications of the responsible person if actions warrant. 2. Parent(s)/Guardian(s) must watch children at all times. Parent(s)/Guardian(s) must accompany a non swimmer in the water at all times. 3. Life preservers, inner tubes and water wings are prohibited at all times. Only a US Coast Guard approved life vest may be used for artificial flotation purposes. Children utilizing this item must be accompanied by a parent or guardian at all times. V. HEALTH AND SAFETY 1. No running, pushing, acrobatics, wrestling, fighting, ball playing, splashing, dunking, spitting, horseplay, or causing undue disturbances will be allowed. The lifeguards have the authority to suspend the pool privileges of any individual for the remainder of the day, or longer, as the infraction may warrant. 2. Diving or jumping into the pool from the sides or the interior pool island is prohibited. 3. At the discretion of the lifeguard, anyone wishing to swim in water above their shoulders may be required to demonstrate his/her ability to swim or pass a deep water test as referenced in Section IV. 4. The use of drugs or the consumption of alcoholic beverages is strictly prohibited. 5. Pets are not allowed in the pool area except for guide dogs. 6. Wheeled vehicles (except for wheelchairs, strollers and baby carriages) are prohibited in the pool area. 7. Injuries occurring on pool property must immediately be reported to the pool manager or lifeguard on duty. Emergency personnel may be contacted as conditions warrant. 8. No persons having any infectious diseases, inflamed eyes, colds, nasal or ear discharges, skin rashes or eruptions, excessive sunburn, open sores of any kind, or wearing a bandage will be allowed admittance to the pool area. 9. Eating, drinking and/or smoking are prohibited except in the designated areas. A smoking area is provided outside the fence. 10. Glass containers and breakable objects are not permitted in the pool area. 11. All swimmers must wear bathing suits. Cutoffs and walking shorts are not allowed in the pool. 12. All children not toilet trained shall follow the separately posted Toddler Swim Policy. 13. All persons using the pool or pool area do so at their own risk and sole responsibility. The management does not assume responsibility for any accident or injury in connection with such use. VI. SEVERE WEATHER 1. The pool may be closed, and the pool and deck cleared under the following conditions: a. Air temperatures below 65 Fahrenheit. b. Lightning or thunderstorms. c. 5 d. Any other climatic conditions that may endanger pool users or the staff. 2. Closing of the pool will be at the discretion of the lifeguard and pool management company. 3. The pool will reopen thirty (30) minutes following the cessation of a thunderstorm or shower and forty-five (45) minutes following a lightning storm. If the storm occurs after 7:00 pm, the pool may be closed for the evening. VII.GENERAL 1. The lifeguard has the authority to suspend an individual's pool privileges for the day for any infraction of these rules. Subsequent action may be taken by the Board of Directors and may include revoking an individual's pool privileges for any length of time, including the remainder ofthe pool season. 2. Deliberate property damage caused by a member or his/her family or guest will be charged to the registered pool member. All damages must be repaired and all outstanding payments for damages must be resolved prior to re-admittance to the pool. 3. Abusive, offensive, or profane language or behavior is prohibited. 4. All trash must be placed in trash containers. 5. All radios and sound equipment must be played at a low volume as not to disturb other patrons. The pool manager or lifeguard may request that a member or guest turn the volume down or off. 6. Lost and found articles will be kept for a period of seven (7) days; after that time, unclaimed articles will be disposed of. 7. Only authorized pool staff and maintenance persons are allowed in the pool pump room. Violators will be instructed to leave the pool area.. VIII. ASSUMPTION OF RISK 1. All persons using the pool facilities do so at their own risk and sole responsibility. Neither the Brookshire I Condominium Association, its Board of Directors, nor its members, agents, guests, or any employee thereof, assume any responsibility and shall not be held liable either individually or severally for any accident or injury sustained in connection with its use. Residents and guests in consideration for the right to use the pool facilities expressly covenant and agree with the Brookshire I Condominium Association to make no claims against them. Further, residents and their guests agree to protect and save said Associations, their Board of Directors, their agents and any employees thereof and to hold said Associations, their Board of Directors, their agents and any employees thereof, harmless in the event of any loss of life or personal injury or damages to or loss of personal property. 2. Any person responsible for any property damage or loss will be held personally responsible for said damage or loss and will be charged for it. Revised March 2008

6 BROOKSHIRE I CONDOMINIUM ASSOCIATION SATELLITE DISH SPECIFICATIONS As stated in the By-Laws, Article VI, Section 13: ADDITIONS, ALTERATIONS OR IMPROVEMENTS BY CO-OWNERS. No Co-owner shall make any change to the common elements appurtenant to his unit. No Co-owner shall make any structural additions, alterations or improvements to his unit which would affect the common elements, without prior written consent of such additions, alterations or improvements by the Board of Directors. A satellite television dish can not be attached to the wall or roof of the building, but can be installed as follows: 1) Installed to the railing of a deck, or 2) Securely strapped to the chimney, or 3) Mounted to a steel post and placed in the ground on the side of the unit where the utilities enter. The entry cable must enter the unit next to the utilities entrance, or in the case of a chimney mount, must pass down the chase. No cabling may be run either across the roof or anywhere above the foundation. All splitters, filters, etc. must be mounted INSIDE of the unit, and all cabling must be done INSIDE of the unit. Any existing cabling or accessories must be removed from the exterior of the unit, and any holes must be repaired and sealed in a professional manner.

7 BROOKSHIRE I CONDOMINIUM ASSOCIATION RULES AND REGULATIONS REMINDER Unit Modifications and/or Additions "... Any structural alterations to the interior or exterior of the units or common elements must be submitted to the Board in writing with all pertinent information not within these guidelines and those set forth in the By- Laws, and must be approved by three fourths (3/4) affirmative vote of the Council of Co-owners." Cable Installation 1. Direct Broadcast Satellite (DBS) and Multipoint Distribution Service (MDS) antennas, one meter or less in diameter, may be installed by owners upon presentation of appropriate installation plans and a signed copy of the document indicating acceptance of these provisions to the Board of Directors of the Association. Antennas not covered by the FCC rule are prohibited. 2. Antennas must be installed solely in the owner's unit or in the outdoor planting area appurtenant to the owner's unit. 3. If acceptable quality signals can be received by placing antennas inside a unit without reasonable cost increase, the outdoor installation is prohibited. 4. Direct Broadcast Satellite (DBS) and Multipoint Distribution Service (MDS) antennas cannot encroach upon any common elements, any other owner's individual unit or any common area or in the air space of another owner's limited common space. 5. Antennas must be located in a place shielded from view from outside the community or from other units to the maximum extent possible. 6. All installations shall be completed so they do not materially damage the common elements, 7. Antennas must be secured so they do not jeopardize the soundness or safety of any structure or the safety of any persons at or near the antennas, including damage from wind velocity. 8. There shall be no penetration of the exterior or exclusive use areas of the building unless it is necessary to receive an acceptable quality signal, or it would unreasonably increase the cost of installation. If penetration is necessary, the penetration shall take place in the same place as where BG&E, Cable, and Verizon use and shall be properly waterproofed and sealed in accordance with applicable industry standards and building codes. 9. Owners will be responsible for all associated costs but not limited to: a. Place or replace, repair, maintain and move or remove antennas. b. Repair damage to any property caused by installation, maintenance or use. c. Pay medical expenses incurred by persons injured by installation, maintenance or use. d. Reimburse residents or Association for damage caused by antenna installation, maintenance or use. e. Restore antenna installation sites to their original condition. 10. Owners shall be responsible for antenna maintenance, repair and replacement, and the correction of any safety hazard. If antenna becomes detached, owners shall remove or repair such detachment within 72 hours. If detachment threatens safety, the Association may remove antennas at the expense of the owners. 11. If there is a violation of any of these rules, the Association, after notice and opportunity to be heard, may impose a fine of $25.00 for each violation. If the violation is not corrected within a reasonable length of time, additional fines of $10.00 per day will be imposed for each day the violation continues.
